If one compares Wagholi in eastern Pune to the area of Baner in the western side of the city, the similarities in their growth trajectories are hard to ignore. Less than 10 years ago, both were small villages located along major highways on the city’s outskirts, the former along Pune-Nagar Road and the second along the Mumbai-Bangalore NH4. Both came into prominence with the advent of the IT sector in nearby areas: Viman Nagar and Kharadi in case of Wagholi and Hinjewadi in case of Baner. Both saw construction of wide roads, linking them to the city area, spurring further growth.
However, this is where the similarities end. While Baner came under Pune Municipal Corporation limits, Wagholi remains till date under a Gram Panchayat. Baner today is known as a destination for high end residential complexes, while Wagholi retains its distinction as an area for affordable living. Baner is now part of the Pune Smart City project, while amenities in Wagholi are still moving towards the standards set by Baner.
Interest in Wagholi from developers and home buyers alike has spiked up in recent times and it is impossible to pass the area, without noticing the upcoming complexes and billboards on either side of the Pune-Nagar Road. Infrastructure and connectivity
Wagholi’s location along Pune-Nagar Road has been its biggest positive. The six laning of the road has drastically reduced travel time to the city. Wagholi has regular public transport buses directly connecting it to Pune Railway Station (14 km) and also has six seater rickshaws carrying passengers up to Viman Nagar. In addition, the proliferation of housing societies on either side of Pune-Nagar road has led to the construction of new internal roads in Wagholi, boosting last mile connectivity.
Another major attraction of Wagholi is its direct connectivity to Pune Airport (11 km) by the Lohegaon-Wagholi road, which is a second hotspot for housing complexes in Wagholi, after Pune-Nagar Road. The junction of this road with Nagar Road, however, serves as a major traffic bottleneck during peak hours, due to the poor road condition and non-functional traffic lights.
Comfortable location for office goers
For IT employees and executives working in eastern Pune’s IT hubs of Kumar Cerebrum in Kalyani Nagar, Gigaspace and Weikfield IT Park in Viman Nagar, Eon IT Park and World Trade Centre in Kharadi and Magarpatta City, Wagholi offers a great residential option, which is both near their work place and a lot more affordable than the immediate vicinity of these business districts. This category accounts for the bulk of housing demand here.
Further along Pune-Nagar Road is MIDC Ranjangaon, a major industrial hub housing major multinationals. Another industrial zone is the Shikrapur-Chakan road, which connects to Nagar Road at Shikrapur (32 km from Wagholi). For executives working in these zones, Wagholi offers a comfortable commute as well as homes providing a good standard of living.

Wagholi has a number of international schools affiliated to CBSE and IGCSE boards, all of which provide transport to and fro all housing complexes. Prominent among them are Lexicon, Jyotirmay, Sanskriti and Vikhe Patil Memorial School. Engineering colleges such as JSPM Imperial College and Dhole Patil College serve as viable options for students, keen on pursuing higher education.
However, most of these conveniences are in the part of Wagholi closer to Pune. As one moves away from Pune along Nagar Road, the amenities tend to decrease both in number and quality.
Comfortable and affordable living
The housing boom Wagholi has seen has been on account of vast availability of land, low land prices and its location in a Gram Panchayat area, which means lower costs for registration and other legal formalities as compared to corporation areas. One can get an apartment in Wagholi at a base price range of Rs. 3500–4600/square foot, which is much lesser than its neighbouring localities. At the same time, these apartments come equipped with all amenities which one can expect elsewhere.
However, with Wagholi being in a Gram Panchayat area, it has its own share of issues as well. Residents cannot be assured of regular water and electricity supply as in city areas. While some developers such as Kolte Patil and Rohan Builders have constructed long water pipelines to alleviate the issue, not every developer or project has access to the same resources. In addition, time taken for infrastructure development tends to be more outside the city.
A Promising Future
If Wagholi’s present appears bright, the future seems even more so. A road directly connecting Wagholi to Kharadi is under construction. Wagholi falls on the proposed Pune Ring Road project, which should connect it to western Pune and PCMC areas. With an ever greater population settling here, more schools, colleges and hospitals are coming up. It is likely Wagholi may come under Pune Municipal Corporation limits in the near future.
These developments make Wagholi an attractive investment option for people. Properties here have shown good appreciation over the last decade and plenty of further growth is expected.
Major upcoming residential projects
All the factors listed above have attracted some of Pune’s most reputed developers to Wagholi. The properties here tend to feature a variety of housing configurations with amenities comparable to complexes within more established areas of Pune at a much lower cost.
Located directly on Pune-Nagar Road, opposite the Lexicon International School, is Gagan Developers’ Gagan Adira. Among this developer’s most ambitious projects to date, it promises luxurious 2 and 3 BHK homes in 16 storey towers, which have glass railings in the terraces and have ‘smart home’ features such as an Apartment Management System and mobile screening. Among the biggest projects in Wagholi is Nyati Elan, located right next to JSPM Imperial College of Engineering. Spread over an area of 40 acres and offering 1, 2 and 3 BHK accommodation, Nyati Elan aims to spoil residents by providing them the best of everything. This complex is planned to include HotFut football turfs, mini-golf course, 5 senses garden and even a jungle gym, among many other conveniences.
Scale gets a whole new meaning when one moves to the 75 acre Kolte Patil Ivy Estate complex. Coming up over various phases and already boasting of more than 50% occupancy, Ivy Estate has 1, 2, 2.5 and 3 BHK apartments and 3 BHK row houses, thus catering to a diverse clientele. With most amenities such as the club houses, numerous shopping centers, cycling tracks etc. already up and running, it is a good option for buyers looking for near term availability.
Moving towards the Wagholi-Lohegaon Road, one comes across Marvel Ganga Fria Phase 2, a joint development by Marvel and Goel-Ganga groups. The project includes 3 residential towers, comprising 2 BHK apartments.
