Why Vaswani Exquisite?
Vaswani Exquisite by Vaswani Group is situated on the ITPL main road; it is a 4.5 acre complex offering 3BHK and 4BHK homes with a spectacular views of the Hoodi Lake. Master plan, Floor Plan, & Specifications
Vaswani Exquisite is designed by leading international architects and landscape consultants; the main idea is to recreate the feel of a luxury resort, as conveyed by one of their sales executive. The world inside the township is worth a mention for its innovative design and intelligent accommodation of amenities in the available space. On my visit to the project site, I learnt that the construction is still in the excavation stage, where the work on two out of the four towers is in progress. The Hoodi Lake bordering the Vaswani Exquisite compound adds immensely to the Unique Selling Point of homes here. Hoodi lake counts amongst the cleanest lakes in the city where otherwise severe pollution is damaging these natural water bodies.
All four towers (A, B, C and D) have a G+24 strucutre and there are 400 plus apartments in all. Each of the towers A, B and C have 4 verticals and tower D has 6 verticals; 3BHK homes come in around 6 varieties with areas in the range 1,820 – 2,330 sqft and 4BHK homes have 2,850 sqft area. Towers A, B and C consist of only 3BHK apartments whereas, tower D has combination of both 3BHK and 4BHK homes. During my interaction with a sales executive, I was told that the central idea of designing homes in Vaswani Exquisite is to provide “a room with a view” and therefore, the entire structure is going to be realised in the form of an arc. Due to this design, a home buyer will have options of lake facing, garden/amenities facing and hotel facing residences to choose from. While the apartments in towers A, C and D have all three varieties, tower B has homes facing either the ITPL main road or the Zuri hotel.
Tower B : The apartments in tower B are priced at Rs.5,460 per sqft; this price does not include a car park and an additional Rs.3 lakh has to be paid for the same; also, a floor rise of Rs.25/- per sqft is applicable from the fourth floor. Accordingly, a 3BHK will cost somewhere around Rs.1.08 Cr. onwards.
Tower A, C and D: Here, the base rate per sqft area is fixed at Rs.5,990 and includes one car park facility; Rs. 3 lakh will be charged for an additional car park. Also, a floor rise of Rs. 25/- per sqft is applicable from fourth floor onwards. Additionally, a PLC of Rs.250/- per sqft is applicable for pool/landscape facing/lake facing apartments. Accordingly, a 3BHK is priced at Rs.1.2Cr onwards and a 4BHK at Rs.1.85 Cr onwards.
Social Infrastructure: Healthcare, Education, Shopping
Given that the Vaswani Exquisite is situated spot on the ITPL main road, it enjoys connectivity and proximity to a well developed neighborhood, replete with schools, colleges, hospitals, offices and much more. Major IT hubs in the area like ITPL, EPIP and Shantiniketan Commercial Block fall inside a 1.5km radius of the project site. Reputed schools like Sharada Vidya Mandir, Gopalan School, Brigade School and Ryan International school are located in the vicinity (0.3-5.4km) and offer pickup and drop off facilities for children. Narayana Hospital, Satya Sai Hospital and Vydehi Hospital are located within a 2km radius; popular shopping malls like Ascends Park square mall, Inorbit mall, Forum value mall, Phoenix Market City etc are easily accessible thus making for a complete neighborhood. MG road is around 13.5km and the Kempegowda International Airport is at 43.3km. A proposed metro station at ITPL is coming up near the project site and will make the commute to the city effortless, once complete.
Amenities at Vaswani Exquisite
