TATA Raisina Residency, Sector 59 Gurgaon – Establishing The Trackrecord

One of the foremost residential developments just off the Golf Course Road and Golf Course Extension Road of Gurgaon is the TATA Raisina Residency at Sector 59. This condominium project, TATA Housing’s first in the city, was completely handed over by 2013. As of today the apartments are largely inhabited and complex has a vibrant community to boast of. At just 338 apartments spread over ~12 acres of land TATA Raisina Residency is amongst the lowest density high rise properties of Gurgaon.


A JV between TATA Housing and Raheja Developers this project which was launched in the year 2008; was timely handed over in phases in the years 2011, 2012 and 2013. In all there are 9 towers with 2, 3 or 4 apartments per floor depending on configurations. The simplex apartments range from 1705, 2319 and 2910 sq ft for 3BHK & 3375 and 3829 sq ft for 4BHK. Further the Louvre I and Louvre II host 5953 sq ft Duplex apartments that are just 40 in number. There are 4 exclusive villas too in the complex. I had a chance to go upto the Duplex on the 7th and 8th floors of Louvre I and the visit was worth it. The unhindered views of the Aravallis, can be had from here and such views may not exist for any other property in this part of the city. Further it being the last highrise on this stretch there isn’t any future development planned ahead of the Raisina Residency. That secures the fresh air and great views that one can enjoy from this complex where almost all the balconies overlook the hills. The towers are all organised along the central area which has landscaped gardens and water features.

The property is being currently managed by Knight Frank, a global facilities manager.


There is a jogging track all around the boundary of this project and since it was evening I could see the residents out of their homes for recreation. A 15,000 sq ft club house with G+2 structure is operational here. There is a squash court, covered badminton court, steam, sauna, temperature controlled pool and another open pool on terrace. There is a community hall, table tennis room as well as billiards room. A fully equipped gymnasium is functional here as well. Further there is much larger pool on the ground level towards rear end of the property. 11 convenience shops are also operational at the Raisina Residency.

Sector 59 Gurgaon is well placed off the most prime destination of Gurgaon the Golf Course Road. Raisina Residency is thus 25 km away from the Delhi Airport, 15 km away from the Cybercity offices complex and ~13 km from MG Road. One can drive down today to various part of the city easily and in coming years the Rapid Metro will be able to commute along Golf Course Road linking this region to the Sikanderpur Metro and onwards to Cybercity. The Extension Road is part of the Southern Peripheral Road, a 16 km infrastructure project that links Gurgaon-Faridabad road to the NH 8 near Kherki Daula toll, which is witnessing heightened construction activity and should be operational soon. Further there are plans for a metro line to serve the Extension Road too. This provides for easy access to different locations in Gurgaon and Delhi to residents of the Raisina Residency. Capital Mall is getting constructed right next door to the project and there are several places to shop along Golf Course road or in Sector 56 and 57. Schools such as DPS International, Amity, Heritage school, Shri Ram Global School, Pathways amongst others are easy to reach from here. Alchemist, Fortis, Max, Artemis are all super speciality hospitals with 10 km distance from Raisina Residency.

The project was launched at a price of ~Rs. 4,000 per sq ft, prices today are more than twice of that. There are just 11 units available with the developer today and only 1 of them is a simplex. The Duplex costs about Rs. 6.7 cr and it is a fully done up units and one needs to move in with furniture and white goods.  The secondary market prices are anywhere from Rs. 8,500-10,000 per sq ft depending on unit sizes. Rentals can vary from Rs. 25,000 for smallest 3BHK, to Rs. 45,000 for larger units. The Duplex units cost Rs. 60,000 and more per month to rent.

TATA Raisina Residency marked the foray of TATA Housing at NCR. The firm known for delivery track record and customer centricity had used services of Shapoorji Pallonji for construction. The property is well planned and inhabited with several functional amenities. As of today TATA Housing is developing Primanti, Gurgaon Gateway Towers and La Vida complex in the city.

  1. PA, good point. However these are all market dependent choices. Prices are tough to predict. If there are distress deals in phase 1 and 4 you may get that price. However tata product comes with all bells and whistles of modern day complex which may be absent in several properties you mention.
