The Case For TATA Primanti – A Formidable Change To Gurgaon’s Skyline?

TATA Primanti, in Sector 72, Gurgaon is a ~36 acres premium and lush green gated community that is making a strong appeal even before it is handed over to the first set of owners later this year. The mighty tower blocks, probably the tallest in the neighbourhood, which are part of the offering can be seen from as far as Subhash Chowk (~4 km away), to the right, when one drives towards Sohna on the Gurgaon-Sohna road, an established residential, commercial and retail hub. TATA Housing pre-launched the Primanti project in the year 2011 to capitalize on the growing demand for luxury residences in the city of Gurgaon, which has grown to attain a cosmopolitan flavour, thanks to expansion in the local economy. Delhi’s rich also find Gurgaon a convenient alternative to the densely populated South Delhi for its proximity and relative affordability. With nearly ~1,050 upscale residences coming up at TATA Primanti, TATA Housing is giving Southern Peripheral Road an address that might go on to redefine this part of the city.

Southern Peripheral Road is a 150 meter wide, under construction road project that will connect Gurgaon’s Golf Course Extension Road to the National Highway 8. Once the construction of Dwarka Expressway (now declared a national highway) is complete, one can drive upto the International Airport at Delhi through two routes – 1) Sohna Road – Rajiv Chowk – National Highway 8 or 2) Southern Peripheral Road (SPR) – Dwarka Expressway – National Highway 8. The current government of Haryana has taken proactive steps to dispel uncertainty over development of SPR and it is likely that the road will be operational soon. (In an announcement in August 2016 the HUDA has announced that the SPR will be operational by September 2016) In the coming years the Delhi Metro line at Gurgaon is supposed to be extended to National Highway 8 through the SPR. TATA Primanti project stands out as one of the most prominent projects of the region as it is located on the developed part of the SPR and enjoys a wide road frontage with excellent connectivity. Moreover amongst the current offerings in this stretch of residential developments no other project seems to be offering similar specifications and exclusivity as Primanti. The residents of Primanti will have access to malls and entertainment hubs viz Omaxe Gurgaon Mall, Raheja Mall, ILD Trade Centre along the Gurgaon-Sohna road. While the several malls and multiplexes at MG Road are within 14 km distance. Iris Tech Park, Spaze IT Park, Vipul Business Park and Bestech Business Tower are few commercial buildings within 1-3 km from here while one can reach the Cybercity and office places at the Golf Course Road in 12-15 km drive. Golf Course Extension road is witnessing office developments at fast pace, thus making Primanti easy to reach from upcoming workplaces. Moreover this region of Gurgaon is blessed with social infrastructure such as schools – Heritage, Amity, DPS, G D Goenka amongst several others, also institutes of quality healthcare services such as Medicity, Fortis, Max aren’t far away either.

Primanti residences are coming up around several themed parks that are part of the master plan. The central park alone is a 6 acre endeavour which is complemented by numerous greens across the township. All roads and passages will enjoy a dense tree cover. Nearly 80% of the ground has been left out for landscaping and amenities. A 2 acre Mondrian Park, inspired by the Mughal Gardens, will add that extra zing to owning a residence at Primanti. The residential offerings at Primanti are premium apartments, floors, duplexes and villas. Under phase 1 of the project Towers 1-4 were launched and Towers 5-7 were part of the Phase 2 (Executive Apartments only). TATA Housing has applied for occupancy certificate for the towers in Phase 1 and these are likely to be handed over within next six months.

These apartment towers are of varying heights going anywhere from 22 floors to 40 floors, thus allowing expansive views from a larger number of units. Moreover, this approach to planning lends a great differentiation to TATA Primanti. What’s more is that a rooftop restaurant, limited to residents and their guests, is coming on 39th and 40th floors of the tallest tower of the complex (Tower 2). Tata Primanti : Prices

In its first phase, TATA Primanti has 4BHK units of  2,905 sq ft to offer. These are available at a price tag of Rs. 9,500 per sq ft (price includes parking, PLC, clubhouse & amenities) and a unit thereby costs about Rs. ~3 cr.  Phase 2 units are priced at Rs. 11,481 per sq ft and a 3 BHK unit thereby costs Rs. ~3 cr while a 4 BHK is upwards of Rs. ~4 cr. TATA Housing is offering an easy finance scheme for the apartments in Phase 1 and 2. Under the Possession Linked Plan (PLP) one needs to pay just 25% right now (within 2 months of booking) and the remaining is due at the time of possession. These apartments come with quality marble flooring in the living and dining, while premium grade wooden flooring is available in all bedrooms. VRV air conditioning, modular kitchen, bath tub with jacuzzi, utility kitchen, servant room with separate entrance, amongst others are a standard offering here. All these and more make this project a IGBC Gold Certified one.

Close to 1,000 labourers are engaged round the clock to bring this project to completion. The company is using MiVan technology for the apartment blocks. In our visits to project site over the past month we have seen sea changes at the site starting from the newer entrance plaza that greets one at the project. Even while the residential units are reaching finishing stages a 25,000 sq ft club house is nearly complete. One can visit it to appreciate the modern day gymnasium, squash courts, indoor badminton court, temperature controlled pool in addition to an open swimming pool, recreational areas and café, all these will be exclusively available to residents at Primanti. Tennis court and Basket ball court too are part of the plans.

A project of the scale, designs and “thought” of TATA Primanti is difficult to appreciate on brochures or desktop, one needs to visit this place to feel the grand architecture that is likely to redefine Gurgaon’s skyline towards its North-South corridor at the Gurgaon stretch of the Sohna road.

    1. sec 72 is not only green belt. in this total area, about 100 acres of land is for residential projects. This makes it the least dense residential sec in gurgaon. Now, out of this 100 acres, Tata has 40 acres. Unitech has rest. Bcoz of Unitech and Tata, this area is certainly gonna become luxurious.
