VTP Solitaire, Baner – Value For Money Premium Homes

Indicative image of the Living room in an apartment in VTP Solitaire project in Baner, Pune

The last couple of years have been challenging for the Indian economy in general and the real estate sector in particular, with some major changes such as demonetization, GST and RERA coming in, which have disrupted the normal way of conducting business. However, there have been some developers who have actually been able to thrive in this environment by coming up with projects that are best suited to the customers’ needs and budget. Among these developers, a notable one is Pune’s VTP Realty, whose project VTP Solitaire we shall look at.

VTP Solitaire is located in Baner, which is a premium residential locale in the western part of Pune and known for its proximity to the IT hub of Hinjewadi. In addition, companies such as Veritas (0.6 km), Symantec (1 km) and also, the Teerth Technospace IT Park (5.1 km) are even closer to here. This project represents the developer’s first foray into this side of the city, having already established themselves in eastern and southern Pune with completed projects such as VTP Urban Space, ongoing ones (VTP Urban Nest, Urban Balance, VTP Urban Life, VTP Urban Rise, VTP Purvanchal and Bhagyasthan) and the upcoming ones including VTP Celesta, VTP Solitaire and KP Square. In this article, we focus on some of the key features of this promising project by a well-regarded developer.

VTP Solitaire: Site Overview & Current Status

Baner-Pashan Link Road, the approach road to VTP Solitaire

VTP Solitaire is coming up on a 2.25 acre land parcel on the Baner-Pashan Link Road. This project, which will come up in phases, will be an L-shaped one, comprising of 4 buildings, a clubhouse, swimming pool, gardens etc. is accordingly, getting registered with RERA. The approach behind the project’s layout has been to efficiently utilize all available space to provide more amenities to residents. The project has a better design philosophy, with the focus firmly on interior design and space.

The project’s first phase will have 2 buildings, A and B coming up. This phase has already been registered under Maharashtra RERA, with registration number as P52100000727, which is a big positive for prospective customers. I could see during my visit that excavation work has started for this phase. The developer has set a target date of December 2020 for possession handover of the first phase. The initial response of home buyers to the project has been quite encouraging, with a number of apartments already been sold.

Each of the buildings will have 14 residential levels with 4 apartments on each level, built above 3 levels of parking. These buildings are among the taller ones in this area and promise to offer residents a great view of the lovely hills surrounding Baner.

VTP Solitaire: Apartment Overview

VTP Solitaire offers 2 BHK and 3 BHK apartments, which are the preferred options for most home buyers in this area. Of the two towers, Tower A will have exclusively 3 BHK apartments, while Tower B will have only 2 BHK apartments.

The most remarkable feature of apartments here is the optimal utilization of available area, so as to provide more livable space for residents. This has been achieved by designing the unit so as to minimize any internal passageways etc. Hence, on a like to like basis, residents get larger room sizes and that too at a lower price compared to other projects in the vicinity.

VTP Realty is a customer centric real estate provider and in a premium market like Baner, it is essential that they not just match, but exceed similar offerings by other developers. A look at their sample apartment makes this clear. The apartment comes with wooden flooring in the master bedroom and large 600X1200 mm vitrified tile flooring in the living cum dining room, kitchen, other bedrooms and entrance lobby. This gives a spacious and elegant look to the apartment.

The sanitaryware fittings used in the toilets will be of top brands such as Grohe or Kohler. The electrical switches will be modular ones of brands such as Anchor. Designed as per the requirements of the IT personnel, who form the majority of home buyers in Baner, the apartments come with additional smart features such as a video door phone (for security), intercom facility, gas leak detector and a digital locking system, where a unique digital code provided to each resident will allow them to lock and unlock their apartment, without fuss.

VTP Solitaire: Apartment Sizes and Prices

Baner is among the most high-end residential destinations in Pune and considering the premium features VTP Solitaire will contain, a prospective customer may feel concerned about the apartment pricing. However, the developer has been proactive in taking care that the apartments here are affordable for the salaried class.

A prospective resident can get a 2 BHK apartment in VTP Solitaire for Rs. 88 lakhs (all inclusive) onwards and a 3 BHK apartment for Rs. 1.22 crore onwards. Considering most of the competing projects in the neighbourhood are available at higher rates starting from Rs. 1 crore for a 2 BHK and nearly Rs. 1.4 crore for a 3 BHK and also keeping in mind the premium specifications and amenities offered by VTP Realty, this project indeed seems to provide good value for money.

The table below summarizes the apartment sizes and prices at VTP Solitaire:

Apartment Configuration Carpet Area (in sq. ft.) Price (in Rs.)
2 BHK 673 – 739 88 lakhs
3 BHK 921, 923 1.22 crore

VTP Solitaire: Amenities Overview

The developer’s aim to provide greater value for their money to residents is also borne out if one looks at the amenities planned to come up at VTP Solitaire. The centerpiece will be the clubhouse, planned to contain a fully-equipped gymnasium, indoor games facilities, a swimming pool with infinite edge and a party hall. The complex will also have gardens to promote social interactions and for community celebrations.

For residents’ water needs, the project will have borewells, apart from a regular supply from the Pune Municipal Corporation. Power backup will be provided for all lifts (1 passenger and 1 stretcher lifts) as well as all common areas. A broadband connection and Direct To Home (DTH) television connection to homes also form part of the plans. Rounding off the amenities, the project will have an onsite Sewage Treatment Plant, which will reuse the treated water for gardening etc. and a rainwater harvesting system.

Conclusion

For a home buyer, the factors that matter the most while deciding on a project is the developer’s reputation and track record, a convenient location, quality apartments with more space for oneself and one’s family and a good price at the same time. VTP Solitaire is a project which appears to have these factors covered, which is a testament to VTP Realty’s customer focus and responsiveness to the market demand. One can say that for home buyers looking to stay in Baner and wanting a comfortable, spacious home without spending a bomb for it, this project is an intriguing option.

VTP Purvanchal – Why purchasing a home in this Wagholi project makes sense

Indicative image of entrance to VTP Purvanchal project in Wagholi, Pune

VTP Realty has, in recent years, emerged as one of the top real estate developers in the city of Pune. Starting out as suppliers of construction material, VTP has taken huge strides since getting into construction themselves. VTP Realty prides itself on the quality of its construction, and believes in the adage that the value a customer derives from better quality homes trumps the cost they incur in purchasing their dream home. The developer is now coming up with the launch of its newest project, VTP Purvanchal, located on Wagholi-Kesnand Road in East Pune.

If one compares Wagholi and Kesnand with its neighbor Kharadi, one can see that all were small villages till roughly the turn of the millennium. With the IT corridor of Hinjewadi in western Pune starting to get saturated, Eastern Pune became an alternative to many technology biggies. Kharadi was among the biggest beneficiaries of this shift and developed at a staggering rate, leaving its neighbor in the shade. Considering this background, why did VTP Realty choose Wagholi-Kesnand Road for this premium project? We assess their reasons for the same below.

VTP Purvanchal: Road Infrastructure

It has been seen that when an area starts developing, the biggest telltale sign of the same is the vast improvement in the condition of existing roads as well as the construction of new ones. Based on my recent visit to the area (and the project site), Wagholi-Kesnand Road definitely falls in this category.

Wagholi-Kesnand Road near the site of VTP Purvanchal project in Wagholi, Pune
Wagholi-Kesnand Road near the site of VTP Purvanchal

Wagholi lies on the arterial Pune-Nagar highway, which is among the best roads in this part of the city and connects this area to the Pune Railway Station (17 km away). However, it is the other roads, which deserve a mention. VTP Purvanchal is located on the Wagholi-Kesnand road, which is now a well-paved and smooth road to drive on, with space available for widening, if required. The same holds true for the Wagholi-Lohegaon road, which connects this project to the Pune Airport (12.6 km away). Pune Municipal Transport (PMT) buses ply regularly from the junction of the Kesnand road with the highway to the railway station as to other parts of the city.

A major game-changer will be the under-construction Kharadi-Wagholi road, which aims to bring the two neighbours closer, both literally and figuratively, by reducing travel time and serve as a harbinger of greater prosperity to the latter. For those working in Magarpatta City, which is slightly beyond Kharadi, a new bridge across the Mula-Mutha River is expected to greatly mitigate, if not end, the regular traffic snarls seen here, further reducing the travel time. The proposed Pune Ring Road project is expected to pass by Wagholi, further enhancing connectivity to other parts of Pune City.

VTP Purvanchal: Proximity to residents’ workplaces

A major portion of the target market of VTP Purvanchal will include IT engineers, whose workplaces are in Kharadi, Viman Nagar, Magarpatta City or Yerwada, which will not be more than a 15 minutes’ drive from here. Kharadi already boasts of major IT hubs such as Eon IT Park, World Trade Center and Zensar and more are on the way. Expansion of Eon IT Park and an upcoming IT SEZ by Raheja and Gera in Kharadi are likely to lead to numerous new employment opportunities and hence, greater housing demand. Ascendas IT Park is also coming up in the vicinity.

With Kharadi becoming increasingly saturated as a housing destination, Wagholi-Kesnand Road is best placed to absorb this new demand for good quality housing from this category of home buyers, owing to the aforementioned road connectivity, surplus land availability and lower land rates here. An additional benefit Wagholi provides to a home buyer is lower stamp duty and registration charges, as it does not come under Pune Municipal Corporation limits.

This area is also a convenient location for people working in the major industrial areas of Hadapsar (who too will benefit from the upcoming Kharadi-Wagholi road) and MIDC Ranjangaon and Sanaswadi, who can get to their home or workplace without needing to deal with the city traffic.

VTP Purvanchal: Social Conveniences

One can say that the development of Wagholi-Kesnand is inextricably linked with that of Kharadi and not just in terms of one generating demand for the other. Residents of projects such as VTP Purvanchal on Wagholi-Kesnand Road can benefit from the developed social infrastructure of Kharadi, in addition to the amenities available within that area itself. For instance, for getting their fix of shopping or entertainment, residents have the option of shopping centers such as Reliance Mart and malls such as Amanora Town Centre, Seasons Mall and Phoenix Market City, all near Kharadi and within 10-12 km from the project site.

Phoenix Market City Mall, easily reachable from the site of VTP Purvanchal
Phoenix Market City Mall

This location has a number of quality schools affiliated to CBSE and IGCSE boards, such as Lexicon International School and Sanskriti School (3.7 km), Victorious Kidss Educares (15 mins.) and Podar International School (15 mins.). Engineering colleges such as JSPM Imperial College and Dhole Patil College are among the higher educational institutions in the vicinity. Healthcare options for residents include Care Hospital and Lifeline Specialty Hospital in Wagholi itself and Columbia Asia and Rakshak Hospitals in Kharadi. As an additional bonus, particularly to prospective residents of VTP Purvanchal, Kesnand (3 kms from the site) is the location of the extremely popular Sunburn Music Festival.

VTP Purvanchal: Good investment opportunity

Wagholi has land rates, which are far lower than its neighbouring areas of Kharadi and Viman Nagar. With its ever-improving connectivity to these areas and the quality social infrastructure coming up, Wagholi-Kesnand Road is likely to virtually become the new Kharadi in the near future and this should see land and property prices show sharp appreciation. An indication of the scope for this appreciation is that prices here are nearly half of those in its neighbourhood. For a savvy investor, investing in a quality project by a reputed name such as VTP Realty appears to be a good option.

Conclusion

A combination of all the factors listed above indicate how Wagholi-Kesnand have come a long way from being an outpost on the Pune-Nagar road to becoming an increasingly sought after residential destination and why VTP Realty chose this area for its project. VTP Purvanchal brings VTP’s signature construction quality, along with an assortment of 1, 2 and 3 BHK homes and 40,000 sq. ft. of amenities spread in three special zones, which promise to make it a landmark project in East Pune. For a prospective home buyer in this area, this project seems to offer an interesting package worthy of consideration.

VTP Urban Life, Talegaon – Location and Plans

Increasing urbanization has led to decreasing quality of life in cities, with residents constantly being exposed to high pollution levels, traffic congestion, lack of proper and affordable housing, among such factors. All this has spurred the growth of suburban towns. These towns, though outside city limits, possess nearly equivalent levels of infrastructure and amenities to that of the adjoining metro thus complementing Urban life. One such suburban outgrowth of the city of Pune and an emerging residential destination is Talegaon, a municipal town with a history dating way back to the times of Maratha reign under BajiRao Peshwa.

Particularly in the last two decades, Talegaon has witnessed remarkable growth in terms of infrastructure, industry and social amenities. VTP Realty, fast emerging developer of Pune, has identified this location for their upcoming project VTP Urban Life. The selection of this site is a manifestation of detailed analysis that was carried out by this developer.

Urban Life
Urban Life

Owing to the segment of people residing in the vicinity, the type of industries that currently are based in and around the town and those that would commence shortly, presence of social infrastructure such as schools, hospitals and colleges within Talegaon, and its attractiveness as location to people in Mumbai and Pune helped VTP choose the town for this premium project.

Location and Connectivity Analysis

Urban Life is located in Katvi village of Maval Taluka near MIDC Talegaon, with a distance of about 30kms from Pune city centre and 120kms from Mumbai city. The Urban Life is located at an offset of just 500 metres from the proposed Pune ring road.

Approach Road to VTP Urban Life
Approach Road to VTP Urban Life

The old Mumbai-Pune Highway as well as the Mumbai-Pune Expressway are at 1.2kms and 2kms respectively from the project site. With more than 25 global manufacturers including Essar, Posco, Seaco, General Motors, JCB that are currently present or looking to open facilities in Talegaon MIDC which is at a meagre distance of 2kms from Urban Life, one can assess the target customer segment for this property. Chakan MIDC acting as a prime industrial belt is at 20kms from Urban Life.

Urban Life is also a convenient option for IT sector employees working in the Hinjewadi IT Park, Talawade Park which is at a distance of 22kms, away from the jostle of the city and avoiding traffic congestion owing to the 4 lane connectivity offered by the Mumbai-Bangalore highway.

With Lonavla and Mumbai being a 45 minute and 2.15 hours’ drive from Talegaon respectively and directly connected by the highway, Urban Life is attractive to investors from Mumbai as well. For such investors, Urban Life offers the possibility of high property appreciation in future because of its connectivity and locational features.

In terms of public transport, Urban Life is easily accessible by Local trains from Pune, with the Talegaon Railway station 2 km from the site. PMT buses are accessible on the Alandi-Vadgaon road at every half hour. The nearest PMT stop is about 1.5kms from Urban Life.

Serene Environment

VTP Urban Life Entrance
View of Site entrance from approach road

Prospective residents of Urban Life can look forward to a better quality of life, due to the serene and green environment around the project, which portrays an assortment of urban and countryside characteristics. Lush green mountains, the nearby Indrayani River and the less built up environment around the project ensure better air quality. Talegaon, being located at a higher altitude, boasts of year round great weather. At Urban Life one can enjoy unobstructed view of nature thus increasing human connect with pristine surroundings.

Social Amenities

Social Infrastructure and amenities are amongst the most important factors for home buyers. Schools, hospitals, colleges and recreational spaces form an integral part of social amenities and thus any home buyer would appreciate if these conveniences are within easy reach of their homes. Since Talegaon is a historic town, places like Jain temple, Chakan fort, Kalapini cultural organisation have tourism potential. Among schools Heritage School by Pearson (1km), Hutchings School (5kms) and High Vision English Medium School are CBSE affiliated whereas Podar International School (1km) follows International curriculum along with Eden International School within the Urban Life Township. D.Y. Patil College of Engineering (2km), Indira College of Engineering, MIMER Medical College and Horticulture institute are noted higher educational institutes near Urban Life.

Indira College of Engineering

For one’s healthcare needs, Pawana Central Hospital (7kms), General hospital (4.9kms), Pioneer hospital (7.2kms) are suitable. For shopping needs, MORE Store (1km), Shubham Complex (3kms) and Fun Square Multiplex (6kms) are the nearest convenience stores from Urban Life.

By choosing Talegaon as the location for Urban Life, VTP Realty has stayed true to its strategy of focusing on the less heralded residential destinations and providing residents of such areas the feel of comfortable living in a metropolis. Attractive to a wide segment of home buyers and with promising developments on the horizon in Talegaon, the future sure seems bright for those who shall choose Urban Life as their abode.

Talegaon – An affordable residential destination west of Pune

As one drives down towards Mumbai from Pune on NH4 (not the expressway), the town of Talegaon-Dabhade is one of the first places one will pass. This town is largely known for its lakes, greenery and the hills around it. In recent times, it has also emerged as a hub for affordable housing in the region, catering to industrial workers and IT employees alike. Not surprisingly, many developers have invested in numerous housing projects in and around this town.

In this article, we analyze the present and future prospects of this town, touted as Pune’s next satellite city after Pimpri-Chinchwad and see whether this hype is justified.

Location & Connectivity

Talegaon’s biggest advantage is indeed its location directly on NH4, which allows for a quick commute to Mumbai, Pune, Pimpri-Chinchwad and even Satara and Kolhapur and has hence, attracted investors from these cities. The Mumbai-Pune Expressway too is barely 2 km away and can be reached from Talegaon in a very short time indeed. Talegaon, which is a prominent industrial area itself, is also connected to the industrial hubs of Chakan and Shikrapur by road. In fact, most residential projects in Talegaon are either on NH4 or the Talegaon-Chakan road.

Talegaon also lies on the main Mumbai-Pune railway line. Regular local trains ply from Talegaon to Pune and Pimpri-Chinchwad daily and offer a convenient mode of transport for many office goers residing here. Pune Municipal Transport (PMT) also runs a regular bus service to and fro Talegaon, hence connectivity is not an issue here. Internal road quality, however, is not that good, with many kaccha roads and last mile connectivity lacking. Also, with the narrow arterial roads (other than NH4), traffic bottlenecks are formed and jams are a common occurrence, but unfortunately, not much has been done in this regard. Another inconvenience for those travelling by road is the toll they need to pay at Somatane Phata near Talegaon daily.

An internal road in Talegaon
An internal road in Talegaon

Talegaon caters primarily to two sections of residents: the IT sector employees working in Hinjewadi IT Park (24 km) and Talawade IT Park (14 km) on the one hand and those working in the industrial hubs of MIDC Talegaon, MIDC Chakan (21 km) and Pimpri Chinchwad (21 km) on the other. These hubs house major companies such as General Motors, L&T, Bajaj and Volkswagen. The demand for homes is comparatively greater from the latter segment i.e. the industrial staff and that has kept prices lower in this area.

Social Amenities

When it comes to social amenities, Talegaon is a rather mixed bag. It has none of the malls or mega shopping cum entertainment centers, which are present in Pune and Pimpri-Chinchwad. Good restaurants too are rare, with the dhabas along NH4 probably being the best option for those looking to eat out. However, the town has a number of grocery stores catering to residents’ daily needs.

Talegaon has a number of educational institutions. Schools such as the Heritage School by Pearson, BK Birla Centre for Education and High Vision English Medium School offer quality academic and value-based education to children. Each of these schools is affiliated to CBSE, with the first two offering hostel facilities as well. For higher education, one can choose from among DY Patil College of Engineering, DY Patil Management Institute, MIMER Medical College and Tolani Maritime Institute.

For medical care too, a number of hospitals are available in and around Talegaon and Somatane Phata such as Lifeline Multispeciality Hospital, Unique Hospital, Sparsh Hospital and Pioneer Hospital.

Affordable Homes

Among the biggest positives of purchasing a home in Talegaon is its affordability. Land prices and property prices are far lower than those in its neighbourhood and this offers good value for money to home buyers. The average base price for a multistorey apartment is ~Rs. 3950/sq. ft. It is equally affordable to take an apartment on rent, with an average rental price of Rs. 9/sq. ft.

As most properties in Talegaon cater to the budget segment of home buyers, there is a preponderance of 1 BHK and 2 BHK apartments, though 3 BHK apartments and villas are also available at some high end projects. One can get a 1 BHK apartment for rates starting from ~Rs. 17 lakh, with a 2 BHK apartment available for a starting price of ~Rs. 21 lakh.

Pollution free living with scenic views

Another big attraction of Talegaon to a home buyer lies in its beautiful green surroundings. Whether it is hills, lakes or the Indrayani River flowing nearby, Talegaon can be said to lie in the lap of nature. Talegaon is actually at a greater altitude than the popular hill station of Lonavala (25 km away) and hence, has great weather throughout the year. Most properties in Talegaon offer amazing views of the neighbouring hills and residents can enjoy a peaceful and pollution free life.

Attractive to investors/vacation home buyers

An important feature of real estate in Talegaon is its attractiveness to investors or for those looking for a second or vacation home. In many projects, 50% or above of the apartments are purchased by these categories. For investors, Talegaon’s connectivity, upcoming infrastructural developments and the high probability of good returns serve as key attractions. In fact, land rates have more than doubled from an average of ~Rs. 1890/sq. ft. in December 2009 to ~Rs. 3950/sq. ft today, with plenty of scope for further appreciation.

Vacation/second home buyers are drawn by Talegaon’s climate, green surroundings and the lower property rates here. Talegaon’s proximity to popular tourist destinations such as Lonavala, Khandala, Karla and Bhaja caves etc. make it a good base camp for thrill-seekers as well as those looking for a peaceful, carefree holiday.

Upcoming projects in Talegaon

Having seen some of the key features of the real estate sector in Talegaon, we now highlight some of the upcoming projects in this town, which illustrate these features.

One of Pune’s major upcoming developers, VTP Realty, is launching their project Bhagyasthan, which is just off the Talegaon-Chakan road. This 11 acre project consists of budget homes of 1 RK, 1 BHK and 2 BHK configurations. Planned to be ready for possession around the end of 2018, these homes will boast of VTP’s signature quality engineering. Amenities such as a basketball court, clubhouse with gym, herbal garden etc. are also planned for the benefit of residents.

Located on NH4, as one enters Talegaon, is Naiknavare Developers’ Lakeshore Residency. As the name suggests, this project is next to a lake (which was, unfortunately, dry when I visited). Comprising of 2 BHK and 3 BHK homes along with convenience stores to meet residents’ daily needs, it functions virtually as a mini-township. Residents can avail of amenities such as a swimming pool, lawn, amphitheatre etc.

Moving further on NH4 towards Wadgaon, one comes across Tata Value Homes’ La Montana project. A beautiful Spanish themed township, being built on a 20 acre land parcel, it boasts of spacious and comfortable 2 BHK homes. Located next to green hills, residents can enjoy a pollution free environment while availing of the numerous amenities such as a jogging track, Jacuzzi, banquet hall, healthcare centre and even a school.

Located next to La Montana is another project by Naiknavare Developers, named as Eagle’s Nest. Offering a variety of housing options ranging from 2 BHK and 3 BHK apartments to row houses and duplex apartments, this project caters to a wide spectrum of home buyers. With the beautiful Western Ghats right next to it and amenities such as a community center, water bodies, pavilions and senior citizen’s seating area, residents will be spoilt for choice.

Site photograph of Eagle's Nest in Talegaon

Further along the highway, as one passes Wadgaon, one comes across Clover Realty’s Clover Casablanca project. This project has 1 BHK, 2 BHK and 3 BHK condominiums and boasts of the IGBC Green Homes Gold Certification. Clover is providing plenty of amenities to residents including a putting green, cricket pitch and skating rink, among others.

Conclusion

Talegaon has a lot to offer to home buyers, looking for greater value. The town may not have the advanced infrastructure and luxuries of a city, but its climate and surroundings are a major attraction. For those working in nearby areas, Talegaon is an appealing option. With ever improving infrastructure and more enterprises setting up base (Foxconn is setting up a major manufacturing facility here), the future does look promising for this town along the western outskirts of Pune and Pimpri Chinchwad.

An Overview of VTP Realty and its Projects in Pune

VTP Realty is a promising and fast growing player in the real estate sector of Pune city, expanding its footprint in leaps and bounds. VTP is well-known as a major supplier of construction materials and construction techniques which has now ventured into real estate development and has been able to carve out a niche for itself in this competitive sector. Let’s analyze the key features of their current and on-going projects.

VTP Realty: Location

The most critical parameter for a home-buyer is the location. A location should be such that it is convenient for office goers as well as their families, with places of work, education, shopping and other basic needs in close proximity. VTP Realty has thus expanded their horizon not only in residential development but also commercial real estate keeping in view convenience of home buyers.

VTP Headquarters, Pune

Foreseeing the future expanse of IT and automobile sector in the Pune metropolitan area, VTP Realty has strategically located their projects in Pune city’s booming residential destinations. The IT hubs of Hinjewadi, Magarpatta, Kharadi and industrial centers of Talegaon and Chakan are the major employment generating pockets in and around Pune city. VTP Realty has accordingly come up with residential destinations around or near these business districts.

If Magarpatta has the Urban Balance project, Talegaon has Urban Life and Kharadi boasts of Urban Soul and Urban Senses. In other emerging hubs such as NIBM road, Undri and Pisoli, VTP has a sizeable presence with Urban Space and Urban Nest projects respectively. Talking of Urban Space which belongs to their recently completed lifestyle project, another set of ultra-premium residences are on their way opposite to Urban Space.

VTP Urban Balance, Magarpatta, Pune
VTP Urban Balance

This careful selection of location indicates the critical analysis being done by the developer to cater to the growing housing demand and need in these areas, as they approach the peak. Segregation of projects into premium, mid-segment and budget categories shows that the developer, while catering to a variety of segments of home buyers, also has a clear understanding of the different expectations from a home and has sought to address the same. Though their focus is on delivering extra value with every purchase in the MIG segment, as they feel there is enough scope to deliver a better quality and serviced product in the said category.

VTP Realty: Connectivity

All of their projects are well-connected to other parts of the city as well as other towns and cities. Major highways are located at a convenient distance from all the projects and arterial local roads provide the much-needed last-mile connectivity to residents. With good availability of regular public transport near each of VTP’s projects, residents’ mobility is not restricted to their private modes of transportation.

VTP Urban Soul, Pune
VTP Urban Soul, Pune

The projects in Magarpatta, Undri, NIBM road and Pisoli are easily accessible from key employment hubs such as Shivajinagar (12km), Koregaon Park (14km) which have now become unaffordable for the vast middle class segment of people. The township in Talegaon (Urban Life) makes it easy for people to commute to industrial zones of Chakan (11km) and Akurdi (16km).

VTP Realty: Social Amenities

VTP Realty has ensured that most social conveniences, which are required by residents, are available close by. Shopping plazas, schools, hospitals, daily needs are all easily accessible from the project sites. In fact, when it comes to VTP Urban Nest in Undri, VTP Realty are, as a part of the project, constructing commercial centers which would cater to the shopping, fitness, medical and other daily shopping needs of the entire community in the area.

Standout features of VTP Realty

The concept of “fusion living” propagates mixed land use focusing on enhanced utilization of land with commercial and residential within the same realty footprint at Urban Nest (Undri). Another concept of “smart homes” is a match with the boom of smart cities – smart living Availability, supply and quality of construction materials are the features which this developer boasts of being a backward integrated developer. Being a “backward integrated” developer is what makes the VTP Realty boast of timely supply, availability and qualitative supply of construction materials.

Conclusion

The developer’s focus on meeting the growing housing demand in upcoming areas of Pune and by introducing fresh concepts such as “fusion living” and “smart homes” clearly indicates they know the pulse of the market and are responding proactively to the same. With its presence in both mid-segment projects having 1 and 2BHK apartments as well as luxury projects with 3 and 4BHK apartments, VTP covers a vast portion of the housing spectrum, while being receptive to each segment’s unique needs. The developer’s vision of raising the bar with quality assurance and building lasting relationships with its customers is an indicator of its growing ambitions as well as its growth in the mind space of its target audience, i.e., home buyers.

VTP Urban Space, NIBM Road – Location, Specifications, USPs

If one is passing through certain major thoroughfares in Pune such as Moledina Road and NIBM Road, it is impossible to miss the boards highlighting VTP Realty and its projects. From being a major supplier of construction material to the leading developers in the city to becoming one in its own right, VTP has indeed come a long way.

VTP Realty has a fast growing presence across the entire city via its lifestyle and mid-segment homes. Urban Space on NIBM Road, which is a completed property, can be considered the flagship of VTP’s lifestyle brand. In this article, we assess this property based on our impressions of the same following a recent site visit.

Location & Connectivity

Urban Space is located on the NIBM Road, considered among the premium residential destinations in South Pune. NIBM Road is a major arterial road, connecting Kondhwa to the localities of Undri and Hadapsar. Urban Space suits managers and executives working in the industrial hub of Hadapsar (8 km) and business people based in the aforementioned areas as well as neighbouring Wannowrie and Salunkhe Vihar. The Bibwewadi and Market Yard areas are also nearby. Social Conveniences

Urban Space is in a sweet spot, when one considers the conveniences offered to residents in the property’s vicinity. The best schools of Pune are located within a 2-3 kilometer radius of Urban Space. While Vibgyor High School (CBSE/IGCSE/ICSE) is almost right next door, other prestigious institutions such as Delhi Public School and Sanskriti School (both CBSE), Bishop’s School (ICSE) and RIMS International School (CBSE International) are all intriguing options for residents to consider.

Dorabjee’s Royale Heritage Mall is a picturesque mall, adjoining Urban Space and includes a large D-Mart store for everyday shopping needs of residents. Other nearby options includes Bizzbay Mall (1 km), Vishal Mega Mart (5 km), Amanora Town Centre and Seasons Mall (both 10 km away). The area does not lack in quality healthcare facilities and residents can avail of top class diagnosis and treatment from Ruby Hall Clinic Wannowrie (4.5 km), Inamdar Hospital (6 km) and Sahyadri and Noble Hospitals (both 8 km).

Project Overview

Urban Space came up in two phases, with the clubhouse and swimming pool located in between them. The project is completed and ready for possession. This project comprises exclusively of 3.5 and 4.5 BHK residences. The base rate of an apartment is Rs. 6000/sq.ft., which points to the premium nature of the property.

Phase 1 comprised of spacious 3 BHK (~2300 sq. ft.) and 4 BHK (~2985 sq. ft.) residences. Phase 2 has 3 BHK apartments (~2269 sq. ft.). Both phases were completed on or before schedule and a major reason for the same was the fact that VTP is a backward integrated developer. In other words, as VTP has been a major supplier of cement, steel, fittings and other construction material for many years, they do not have to deal with issues related to delays in supplies or the quality of supplies. As a result, customers can expect nothing but the best in class quality from VTP.

Our impressions of homes at Urban Space

When one enters Urban Space, one can see that VTP has looked to showcase this project containing all its best offerings. The premium aspects of the property come out quite clearly even to a casual visitor. The first thing that caught our attention as we entered the property was the large and well-lit entrance lobby with top quality flooring, a security desk and comfortable couches for seating visitors, which makes one feel welcome. The apartment comes with sufficient lifts and staircases and residents have been provided with two parking spaces per apartment.

The same spacious lobby design was replicated on all succeeding floors of the building, forming a good meeting and socializing area for residents. Another noteworthy aspect was the excellent design of the project. Each of the four apartments on a floor is along the four corners of the lobby and there are no common walls between apartments, which preserves the privacy of residents and also, ensures obstruction free views of the surroundings. Further contributing to residents’ privacy is that the entrance leads into a foyer and not directly into the living room. Large windows in the living room and each bedroom along with spacious terrace decks allow for natural light and cross-ventilation across the apartment.

One of the standout aspects of Urban Space is the usage of large 800×800 vitrified tiles in the bedrooms, which embellish the beauty of the room. At a size of 15 X 15 sq. ft., the bedrooms are much larger than those in comparable projects. In fact, the flooring itself is worth another look, with catchy Italian marble flooring used in the living room and wooden flooring in the master bedroom.

Being a backward integrated developer, VTP has access to top quality international brands when it comes to bathroom and kitchen fittings and it provides the same fittings to customers of Urban Space. VTP has also used the best of ‘smart home’ technologies available to ensure the safety and security of residents, such as biometric locks, gas leakage detectors and video door phones. For residents of phase 1, they even get a private lap pool inside their home.

Amenities

Apart from all the amenities provided in one’s home, the external amenities in the Urban Space complex too deserve a mention. Of the amenities, the ones that stand out are the large clubhouse and a covered swimming pool, which ensures it is weather-proof and can be used by residents round the year. The clubhouse has a well-equipped gymnasium, a squash court, a large hall for private functions or parties and facilities for indoor games such as Table tennis, carom and pool. The amenities appeared well-maintained and sufficient to cater to the residents of both phases of Urban Space.
