The last couple of years have been challenging for the Indian economy in general and the real estate sector in particular, with some major changes such as demonetization, GST and RERA coming in, which have disrupted the normal way of conducting business. VTP Solitaire is coming up on a 2.25 acre land parcel on the Baner-Pashan Link Road. This project, which will come up in phases, will be an L-shaped one, comprising of 4 buildings, a clubhouse, swimming pool, gardens etc. is accordingly, getting registered with RERA. The project’s first phase will have 2 buildings, A and B coming up. This phase has already been registered under Maharashtra RERA, with registration number as P52100000727, which is a big positive for prospective customers. I could see during my visit that excavation work has started for this phase. The developer has set a target date of December 2020 for possession handover of the first phase. The initial response of home buyers to the project has been quite encouraging, with a number of apartments already been sold.

Each of the buildings will have 14 residential levels with 4 apartments on each level, built above 3 levels of parking. These buildings are among the taller ones in this area and promise to offer residents a great view of the lovely hills surrounding Baner.

VTP Solitaire: Apartment Overview

VTP Solitaire offers 2 BHK and 3 BHK apartments, which are the preferred options for most home buyers in this area. Of the two towers, Tower A will have exclusively 3 BHK apartments, while Tower B will have only 2 BHK apartments.

The most remarkable feature of apartments here is the optimal utilization of available area, so as to provide more livable space for residents. This has been achieved by designing the unit so as to minimize any internal passageways etc. Hence, on a like to like basis, residents get larger room sizes and that too at a lower price compared to other projects in the vicinity.

Wagholi lies on the arterial Pune-Nagar highway, which is among the best roads in this part of the city and connects this area to the Pune Railway Station (17 km away). However, it is the other roads, which deserve a mention. VTP Purvanchal is located on the Wagholi-Kesnand road, which is now a well-paved and smooth road to drive on, with space available for widening, if required. The same holds true for the Wagholi-Lohegaon road, which connects this project to the Pune Airport (12.6 km away). Pune Municipal Transport (PMT) buses ply regularly from the junction of the Kesnand road with the highway to the railway station as to other parts of the city.

A major game-changer will be the under-construction Kharadi-Wagholi road, which aims to bring the two neighbours closer, both literally and figuratively, by reducing travel time and serve as a harbinger of greater prosperity to the latter. For those working in Magarpatta City, which is slightly beyond Kharadi, a new bridge across the Mula-Mutha River is expected to greatly mitigate, if not end, the regular traffic snarls seen here, further reducing the travel time. The proposed Pune Ring Road project is expected to pass by Wagholi, further enhancing connectivity to other parts of Pune City.

VTP Purvanchal: Proximity to residents’ workplaces

A major portion of the target market of VTP Purvanchal will include IT engineers, whose workplaces are in Kharadi, Viman Nagar, Magarpatta City or Yerwada, which will not be more than a 15 minutes’ drive from here. Kharadi already boasts of major IT hubs such as Eon IT Park, World Trade Center and Zensar and more are on the way. Expansion of Eon IT Park and an upcoming IT SEZ by Raheja and Gera in Kharadi are likely to lead to numerous new employment opportunities and hence, greater housing demand. Ascendas IT Park is also coming up in the vicinity.

With Kharadi becoming increasingly saturated as a housing destination, Wagholi-Kesnand Road is best placed to absorb this new demand for good quality housing from this category of home buyers, owing to the aforementioned road connectivity, surplus land availability and lower land rates here. An additional benefit Wagholi provides to a home buyer is lower stamp duty and registration charges, as it does not come under Pune Municipal Corporation limits.

This area is also a convenient location for people working in the major industrial areas of Hadapsar (who too will benefit from the upcoming Kharadi-Wagholi road) and MIDC Ranjangaon and Sanaswadi, who can get to their home or workplace without needing to deal with the city traffic.

Engineering colleges such as JSPM Imperial College and Dhole Patil College are among the higher educational institutions in the vicinity. Healthcare options for residents include Care Hospital and Lifeline Specialty Hospital in Wagholi itself and Columbia Asia and Rakshak Hospitals in Kharadi. As an additional bonus, particularly to prospective residents of VTP Purvanchal, Kesnand (3 kms from the site) is the location of the extremely popular Sunburn Music Festival.

Wagholi has land rates, which are far lower than its neighbouring areas of Kharadi and Viman Nagar. Talegaon – An affordable residential destination west of Pune

As one drives down towards Mumbai from Pune on NH4 (not the expressway), the town of Talegaon-Dabhade is one of the first places one will pass. This town is largely known for its lakes, greenery and the hills around it. In recent times, it has also emerged as a hub for affordable housing in the region, catering to industrial workers and IT employees alike. Not surprisingly, many developers have invested in numerous housing projects in and around this town.

In this article, we analyze the present and future prospects of this town, touted as Pune’s next satellite city after Pimpri-Chinchwad and see whether this hype is justified.

Location & Connectivity

Talegaon’s biggest advantage is indeed its location directly on NH4, which allows for a quick commute to Mumbai, Pune, Pimpri-Chinchwad and even Satara and Kolhapur and has hence, attracted investors from these cities. The Mumbai-Pune Expressway too is barely 2 km away and can be reached from Talegaon in a very short time indeed. Talegaon, which is a prominent industrial area itself, is also connected to the industrial hubs of Chakan and Shikrapur by road. In fact, most residential projects in Talegaon are either on NH4 or the Talegaon-Chakan road.

Talegaon also lies on the main Mumbai-Pune railway line. Regular local trains ply from Talegaon to Pune and Pimpri-Chinchwad daily and offer a convenient mode of transport for many office goers residing here. Pune Municipal Transport (PMT) also runs a regular bus service to and fro Talegaon, hence connectivity is not an issue here. Internal road quality, however, is not that good, with many kaccha roads and last mile connectivity lacking. Also, with the narrow arterial roads (other than NH4), traffic bottlenecks are formed and jams are a common occurrence, but unfortunately, not much has been done in this regard. Another inconvenience for those travelling by road is the toll they need to pay at Somatane Phata near Talegaon daily.

Talegaon caters primarily to two sections of residents: the IT sector employees working in Hinjewadi IT Park (24 km) and Talawade IT Park (14 km) on the one hand and those working in the industrial hubs of MIDC Talegaon, MIDC Chakan (21 km) and Pimpri Chinchwad (21 km) on the other. These hubs house major companies such as General Motors, L&T, Bajaj and Volkswagen. The demand for homes is comparatively greater from the latter segment i.e. the industrial staff and that has kept prices lower in this area.

Social Amenities

When it comes to social amenities, Talegaon is a rather mixed bag. It has none of the malls or mega shopping cum entertainment centers, which are present in Pune and Pimpri-Chinchwad. Good restaurants too are rare, with the dhabas along NH4 probably being the best option for those looking to eat out. However, the town has a number of grocery stores catering to residents’ daily needs.

Talegaon has a number of educational institutions. Schools such as the Heritage School by Pearson, BK Birla Centre for Education and High Vision English Medium School offer quality academic and value-based education to children. Each of these schools is affiliated to CBSE, with the first two offering hostel facilities as well. For higher education, one can choose from among DY Patil College of Engineering, DY Patil Management Institute, MIMER Medical College and Tolani Maritime Institute.

For medical care too, a number of hospitals are available in and around Talegaon and Somatane Phata such as Lifeline Multispeciality Hospital, Unique Hospital, Sparsh Hospital and Pioneer Hospital.

Affordable Homes

Among the biggest positives of purchasing a home in Talegaon is its affordability. Land prices and property prices are far lower than those in its neighbourhood and this offers good value for money to home buyers. The average base price for a multistorey apartment is ~Rs. 3950/sq. ft. It is equally affordable to take an apartment on rent, with an average rental price of Rs. 9/sq. ft.

As most properties in Talegaon cater to the budget segment of home buyers, there is a preponderance of 1 BHK and 2 BHK apartments, though 3 BHK apartments and villas are also available at some high end projects. One can get a 1 BHK apartment for rates starting from ~Rs. 17 lakh, with a 2 BHK apartment available for a starting price of ~Rs. 21 lakh.

Pollution free living with scenic views

Another big attraction of Talegaon to a home buyer lies in its beautiful green surroundings. Whether it is hills, lakes or the Indrayani River flowing nearby, Talegaon can be said to lie in the lap of nature. Talegaon is actually at a greater altitude than the popular hill station of Lonavala (25 km away) and hence, has great weather throughout the year. Most properties in Talegaon offer amazing views of the neighbouring hills and residents can enjoy a peaceful and pollution free life.

Moving further on NH4 towards Wadgaon, one comes across Tata Value Homes’ La Montana project. A beautiful Spanish themed township, being built on a 20 acre land parcel, it boasts of spacious and comfortable 2 BHK homes. Located next to green hills, residents can enjoy a pollution free environment while availing of the numerous amenities such as a jogging track, Jacuzzi, banquet hall, healthcare centre and even a school.

Located next to La Montana is another project by Naiknavare Developers, named as Eagle’s Nest. Offering a variety of housing options ranging from 2 BHK and 3 BHK apartments to row houses and duplex apartments, this project caters to a wide spectrum of home buyers. With the beautiful Western Ghats right next to it and amenities such as a community center, water bodies, pavilions and senior citizen’s seating area, residents will be spoilt for choice.

Clover is providing plenty of amenities to residents including a putting green, cricket pitch and skating rink, among others.


Talegaon has a lot to offer to home buyers, looking for greater value. The town may not have the advanced infrastructure and luxuries of a city, but its climate and surroundings are a major attraction. For those working in nearby areas, Talegaon is an appealing option. Urban Space suits managers and executives working in the industrial hub of Hadapsar (8 km) and business people based in the aforementioned areas as well as neighbouring Wannowrie and Salunkhe Vihar. The Bibwewadi and Market Yard areas are also nearby. Another key target market are IT employees and executives working in the IT hubs of Magarpatta City (9 km), SP Infocity (9 km), Eon IT Park and World Trade Centre (both 13-14 km away).

NIBM Road is also extremely well-connected by public transport buses to major transportation hubs of Pune such as Pune Railway Station (10 km) and Swargate (8.5 km). Pune Airport is around 16 km from the property. Project Overview

Urban Space came up in two phases, with the clubhouse and swimming pool located in between them. The project is completed and ready for possession. This project comprises exclusively of 3.5 and 4.5 BHK residences. The base rate of an apartment is Rs. 6000/sq.ft., which points to the premium nature of the property.

Phase 1 comprised of spacious 3 BHK (~2300 sq. ft.) and 4 BHK (~2985 sq. ft.) residences. Phase 2 has 3 BHK apartments (~2269 sq. ft.). Both phases were completed on or before schedule and a major reason for the same was the fact that VTP is a backward integrated developer. In other words, as VTP has been a major supplier of cement, steel, fittings and other construction material for many years, they do not have to deal with issues related to delays in supplies or the quality of supplies. As a result, customers can expect nothing but the best in class quality from VTP.

Our impressions of homes at Urban Space

When one enters Urban Space, one can see that VTP has looked to showcase this project containing all its best offerings. The premium aspects of the property come out quite clearly even to a casual visitor. The first thing that caught our attention as we entered the property was the large and well-lit entrance lobby with top quality flooring, a security desk and comfortable couches for seating visitors, which makes one feel welcome. The apartment comes with sufficient lifts and staircases and residents have been provided with two parking spaces per apartment.

The same spacious lobby design was replicated on all succeeding floors of the building, forming a good meeting and socializing area for residents. Another noteworthy aspect was the excellent design of the project. Each of the four apartments on a floor is along the four corners of the lobby and there are no common walls between apartments, which preserves the privacy of residents and also, ensures obstruction free views of the surroundings. Further contributing to residents’ privacy is that the entrance leads into a foyer and not directly into the living room. Large windows in the living room and each bedroom along with spacious terrace decks allow for natural light and cross-ventilation across the apartment.

One of the standout aspects of Urban Space is the usage of large 800×800 vitrified tiles in the bedrooms, which embellish the beauty of the room. At a size of 15 X 15 sq. ft., the bedrooms are much larger than those in comparable projects. In fact, the flooring itself is worth another look, with catchy Italian marble flooring used in the living room and wooden flooring in the master bedroom.

Being a backward integrated developer, VTP has access to top quality international brands when it comes to bathroom and kitchen fittings and it provides the same fittings to customers of Urban Space. VTP has also used the best of ‘smart home’ technologies available to ensure the safety and security of residents, such as biometric locks, gas leakage detectors and video door phones. For residents of phase 1, they even get a private lap pool inside their home.

Apart from all the amenities provided in one’s home, the external amenities in the Urban Space complex too deserve a mention. Of the amenities, the ones that stand out are the large clubhouse and a covered swimming pool, which ensures it is weather-proof and can be used by residents round the year. The clubhouse has a well-equipped gymnasium, a squash court, a large hall for private functions or parties and facilities for indoor games such as Table tennis, carom and pool. The amenities appeared well-maintained and sufficient to cater to the residents of both phases of Urban Space.
