The 20 km long stretch of Ghodbunder Road, also known as State Highway 42, runs through Thane district and links the Eastern and Western Express Highways of Mumbai. Ghodbunder Road: Future Development

The future of Ghodbunder has a lot of infrastructural development in the pipeline. There is an upcoming Metro corridor which has been finalized by MMRDA that will run between Wadala and Kasarvadavali on Ghodbunder Road. Along with this, there is also an awaited monorail project, the Thane-Bhiwandi- Kalyan MRTS.  An elevated freeway, which will be 4.4 km long and will be built between Ovala and Chenna creek, has also been planned. This has been proposed mainly for the hilly regions and will help de-congest traffic on Ghodbunder Road. The MSDRC (Maharashtra State Road Development Corporation) also plans to build 10 foot-over-bridges with escalators, which will be a safe diversion the pedestrian traffic. The commercial development in Ghodbunder Road has also seen an upsurge. There are upcoming corporate offices, IT parks, malls and retail outlets in the area.

Ghodbunder Road in Thane is very quickly developing into one of the most coveted residential neighbourhoods in the central suburbs of Mumbai. Phase 7 consists of four towers of exclusive one bedroom apartments. Two of the towers – G1 (Stilt + 13 floors) and G2 (Stilt + 17 floors) have been launched and construction of the 1st slab has been completed. Possession of these two towers is expected in December 2020. Prices start at Rs. 47 lakhs. G3 and G4 on the other hand are yet to be launched. All four towers surround the clubhouse and swimming pool, and are bordered by landscaped gardens. Additionally, three of the towers – G1, G2 and G4 directly overlook the Jogger’s Park being developed by Raunak Group and the Thane Municipal Corporation. Unit configurations

G1 consists of a standard configuration of 575 sq. ft. units while G2 has 2 configurations, 575 and 660 sq. ft. The larger unit in G2 is designed with an ensuite bathroom cum toilet as well as an additional common one. The floor layout of both the towers is similar to a plus sign with almost equidistant arms. At the end of each arm are two apartments, making it eight apartments per floor. The design ensures a sufficiently wide and private passage to each of the two flats at the end of each of the arms. There are two high speed elevators to service each of these towers.

C2 has been delivered with OC and handed over to owners, while finishing touches are being applied to C1 with possession expected imminently. Phase 6 and 7 are the other two sub-projects currently being developed within Unnathi Woods.

Unnathi Woods Phase 6 consists of two towers similar to Phase 3. F1 is Stilt + 16 floors and F2 is Stilt + 14. Possession of F2 is expected by December 2017 and comprises of 1 bhk and 2 bhk apartments. The 1 bhk units which are completely sold out range from 596 to 646 sq. ft. priced at Rs.52 lakhs onwards. Unlike Phase 3 and 6, Unnathi Woods Phase 7 is a larger one and consists of four towers, exclusively comprising of 1 bhk apartments starting at Rs. 47 lakhs. G1 (Stilt + 13 floors) and G2 (Stilt + 17 floors) have been launched and construction has reached the plinth stage with possession expected in December 2020. G3 and G4 are yet to be launched. Environment friendly Unnathi Woods is a mini township spread across 40 acres. It is located on the main road and is just a 6 minute walking distance away from the main Ghodbunder Road providing easy commute. The Phase 3 of Unnathi Woods consist of two separate towers: C1: St+17 Floors and C2: St+16 Floors each. The area around the towers is surrounded with trees and green patches, maintaining the micro-climate of the site.

2. Building layout

The towers C1 and C2 at Unnathi Woods Phase 3 have a linear design, with one long corridor and apartments on both sides. Each floor has 2 lifts: a regular lift and a service lift in both the towers. The long corridor is shaped like a cross and at the end of each arm there are two flats. So there is enough privacy and space for each unit. The corridor is bright and naturally ventilated due to the spread out arrangement of the apartments.  All the floors have six 2 bhk and two 1 bkh units, making it 8 flats on one floor.

3. Unit layout

The unit plans are square in shape without many offsets. The apartment configurations on offer are 1 and 2 bhk, with areas ranging from 625 sq. ft. to 1035 sq. ft. The 1 bhk flats are sold out. The price of 2 bhk units range from Rs.81 lakhs to Rs.84 lakhs. The 1 bhk units have 1 bedroom, 1 bathroom and 1 balcony, whereas the 2 bhk units have 2 bedrooms, including a master bedroom with ensuite bathroom and a common bathroom.

4. Building elevation

The Unnathi Woods’ towers are of the same height, which makes the entire project visible from the eye level. The building is north facing, thus allowing cross ventilation and keeping the apartments naturally cool.

5. External amenities

The colourful children’s play area and the landscape garden are the most attractive features of this property. Both towers are earthquake resistant. The compound has a generator back up for the high speed elevators. The towers overlook a proposed 10 acre public park which creates a totally open environment. Also, Suraj Water Park is a hop-skip-jump away!
