With ever-increasing property prices in major Indian cities, most people find it extremely difficult to purchase a home of their choice. At the same time, a home buyer’s expectations of what their dream home should provide them too are increasing. Each home buyer is looking for the sweet spot of getting more value for their home, without it burning a huge hole in their pocket at the same time. In western Hyderabad, I came across a project which promises to provide residents exactly that: luxurious homes which are within a home buyer’s budget. The name of the project is Aakriti Honey Dew and is located in Tellapur.

Aakriti Honey Dew is being developed by Aakriti Constructions and Developers Pvt. Ltd. The developer has quite a few projects to his name, such as Aakriti Saptagiri Towers, Aakriti Tirumala Arcade, Aakriti CRR Lakeside and Arv Viva; the last two being in Tellapur itself. This article describes key features of the project and where it stands currently.

Tellapur, where this project is situated, can be considered the western extremity of Hyderabad. To get to the project, one needs to take the Nallagandla-Tellapur road and take a left turn just before Tellapur. After this, one should follow the signboards to arrive at the site. The road condition, once one leaves the Nallagandla-Tellapur road, is not too good (though road widening is on at full swing), so one should keep that in mind. Major IT hubs such as Financial District (7.5 km), Waverock SEZ (8.5 km), DLF Cyber City (11.5 km) and Cyber Gateway (12.5 km) can be reached via a short drive from here.

Connectivity by public transport is not too good; only one bus service operates near here and the nearest bus stand is 1-1.5 km away. The soon to begin Hyderabad Metro too offers little respite, with the nearest station, Shilparamam being 13.5 km from here. However, one can take the Hyderabad MMTS railway service from Lingampally station (6.5 km) to travel to other parts of the city as well as the major railway hubs of Secunderabad and Nampally. The best way to get to or from the project site is either by one’s private vehicle or by cabs. The arterial Outer Ring Road is around 7.5 km from here, using which one can get to the Hyderabad Airport at Shamshabad (40 km), within an hour.

Tellapur has only recently become an area of interest to developers and customers and as a result, does not have much of the social infrastructure that other more developed areas have, though this should change as more people begin to move in. Some of the better schools near Aakriti Honey Dew include Manthan International School (1.5 km), Birla Open Minds School (4.5 km), Sancta Maria International School (6 km) and Chirec International School (7.5 km). Among higher educational institutions, the most prominent are University of Hyderabad (3.5 km), Indian School of Business (10 km) and International Institute of Information Technology (10.5 km).

Healthcare options in the vicinity are few, the best being Citizens Hospital (5 km) and Mythri Hospital (7.5 km). There are no malls or major shopping centers in the project’s vicinity, so residents, at least initially, will need to travel to the areas of Gachibowli, Madhapur or Kukatpally for the same.

Aakriti Honey Dew: Site Overview

Aakriti Honey Dew is a rather compact project, occupying a total area of 3 acres, of which 35% is open space. This project will contain 29 apartments per level in a G+9 structure, with 287 apartments in all. Vehicular movement will be restricted to the periphery of the complex, with parking provided in the basement. Between each set of units, there is either a walkway or landscaped lawns and other amenities to facilitate social interactions between residents. The clubhouse is a standalone structure, next to the exit of the complex.

At the time of my visit, I could see that while the exterior work on around 8 apartments was complete (for all 10 levels), work on the others was ongoing. The clubhouse too is yet to come up. While the developer has set a handover target of June 2017, it remains to be seen whether the project will be completed by then.

Aakriti Honey Dew: Apartment Overview

Aakriti Honey Dew offers 2 and 3 BHK apartment units, of a variety of sizes. While the 2 BHK apartments have an area, ranging from 1058 – 1351 sq. ft., the corresponding area range for 3 BHK apartments is 1450 – 2026 sq. ft. While the layout of most 2 BHK and 3 BHK units is similar, the difference lies in the room and balcony sizes of respective apartments.

All apartments, whether 2 or 3 BHK, have a single balcony, a drawing, living and dining room as well as one common toilet, while the remaining toilets are attached ones. All apartments are either east-facing or west-facing and are Vastu-compliant. Vitrified tile flooring is provided in the living and dining area, all bedrooms and the kitchen. Provision will be made for a split or window AC in all bedrooms, while telephone and DTH television points will be provided in the drawing and dining room as well as all bedrooms. Residents have the option of getting their kitchen converted to a modular one, at an extra cost.

Wired Internet connectivity will be provided in the master bedroom and the study room, with Wi-Fi provision in the clubhouse and other common areas. The base price of an apartment here is Rs. 3200/sq. ft., which is likely to appreciate significantly, as this area sees greater development. For a 2 BHK apartment having an area of 1205 sq. ft., the all-inclusive price comes to approx. Rs. 49 lakh. This project clearly aims to target the IT sector employees, who find places nearer their workplace to be unaffordable.

Aakriti Honey Dew: Amenities Overview

The clubhouse will be the hub of all amenities in the complex. As of now, it is planned to contain a swimming pool, gymnasium, grocery store, library and banquet hall. Also, residents will be provided badminton and volleyball courts and children will be provided a separate play area. The developer will provide 100% power backup to all common and amenity areas.

Conclusion

Aakriti Honey Dew represents the developer’s foray into the affordable housing segment, while at the same time, aims to provide its customers with facilities and amenities comparable to those in more premium complexes. While the social infrastructure and connectivity of the site remain areas of concern, with heavy population growth expected in this area, the state of these should greatly improve as well. This project offers affordability for end users as well as an intriguing investment opportunity for real estate investors.

The area of Tellapur in Hyderabad has been in the news time and again. That too for all the right reasons. Once a new kid on the block, Tellapur is now developed enough to take on the areas like Gachibowli, Madhapur and the upcoming Kondapur head on. one will find some of the reputed Hyderabad based developers constructing residential complexes which one can call home in the future. One such project is INCOR Bonsai Homes.

INCOR  is one of the established brands in Hyderabad. After the success of PBEL City, Hyderabadis trust INCOR as a brand and appreciate the professional manner in which the project is executed. Taking advantage of Tellapur’s location, INCOR has set up an apartment complex called Bonsai Homes on the Tellapur road.

A key factor working to Tellapur’s advantage is the ease of access to Gachibowli (IT and educational hub of Hyderabad) and BHEL (Industrial area), a unique selling point not provided by many other areas in Hyderabad. A little research shows that this land contains a top soil with hard rock located further at the bottom compared to areas like Madhapur and Kondapur. What this means is the water table here is healthier than its counter parts and will be an added advantage during Hyderabad’s harsh summer months and water shortages.

The best way to reach INCOR Bonsai Homes is to take the scenic road from Gachibowli towards Lingampally (trust me its a lovely drive when the traffic is less), go all the way till you hit the first chowrasta and take a left there. Then drive go onto the massive flyover and turn left at the “T” and then take the first right after coming down the flyover. INCOR Bonsai Homes, will come into view on the right, after travelling 5 more mins. The area is green and the air is fresher compared to that of the more populated areas.

This is a gated community of 215 apartments, distributed across 4 towers (5 floors each) and comprising of 1, 2 & 3 BHK flats ranging from 633 sq. ft. (smallest 1 BHK) to 1850 sq. ft. (largest 3 BHK). With the current base rate of Rs. 3400 / sq. ft. brings the price of purchase to around Rs. 21 Lakhs for the smallest 1 BHK to Rs. 62.9 Lakhs for the largest 3 BHK. These rates are still lower as compared to similar communities located in Madhapur and Kondapur. All the construction is complete, project is handed over to the society and many of the residents have already settled in.

INCOR Bonsai Homes provides various amenities, which are generally only seen in massive gated communities. Some of these are as follows:

  1. Vastu Compliant – The flats are designed considering vastu and most are East of West facing flats, that have plenty of natural sunlight and ventilation.
  2. Piped gas connection – This is the first I have seen in 5 years of researching real estate projects in Hyderabad.
  3. Lovely clubhouse and a gym, swimming pool, toddler’s pool and outdoor games area.

The first impression of INCOR Bonsai Homes, is that of a well maintained gated community and a strong positive vibration of the complex and its surroundings is impossible to miss (for those who believe in it). Walk around inside and one can find a clean, nice and looked after gated community, with many of the inhabitants being from the young and vibrant IT/ITES crowd. The swimming pool was clean and inviting and since some of the residents were enjoying their Sunday morning dip in the pool I didn’t disturb their holiday by taking pics. My wife who accompanied me on this trip defined the complex as a “cute place to live”. Where she has seen cuteness, I found the practicality and comfort of INCOR Bonsai Homes hard to resist.
