Gurgaon and Noida are two of the best planned cities in northern India. They are also very important real estate markets adjacent to South and Central Delhi. Both these twin markets are very versatile in terms of the wide variety of residential choices they offer to investors and end users. These include villas, bungalows, apartments, penthouses and plots. Both, Gurgaon and Noida are also set to gain a lot from the much improved infrastructure around them.
Gurgaon gains a lot from the presence of BFSI, ITeS & Manufacturing sector while Noida has largely ITeS & Manufacturing companies spread across its SEZs. Several MNCs and large domestic firms – Cognizant, Google, Maruti, Honda Motors and many more have operations in these twin cities. As a result of these excellent job opportunities, many young professionals and working families throng to these cities. They also benefit greatly from the top notch schools, colleges & hospitals located here as well as numerous avenues for shopping and recreation; some of the largest malls in the country are located in Noida and Gurgaon.
With the completion of the Gurgaon leg of the Dwarka Expressway travel and connectivity has received a big boost. For residents and office goers in Gurgaon, this will be a big relief. Further enhancements under the Bharatmala Highway Project such as an elevated 23 km stretch of the Expressway, various connections which connect the elevated portion to different parts of Gurgaon, and the tunnel connectivity to the IGI airport will further boost connectivity in Gurgaon. Work on a cloverleaf 500 metres from the Kherki Daula toll plaza will begin soon and is expected to decongest daily traffic at this major junction.
Noida’s big pain point was connectivity to the IGI Airport and Terminal 1, but with the new Magenta line things have become much smoother, as one can get down at Terminal 1 and access all of South Delhi easily. Further extension work of metro till Greater Noida will connect some of the best residential sectors & Peripheral Business Districts in this city. The 56 km Faridabad-Noida-Ghaziabad Expressway (FNG) will further augment road connectivity while the newly inaugurated Eastern Peripheral Expressway provides Delhi-Greater Noida connectivity. The new Jewar airport in Greater Noida is expected to provide an alternate air travel option and ease traffic at the IGI.
Good town planning, excellent multi-modal transport and a growing commercial demand has led to some of the country’s leading developers choosing Gurgaon and Noida for development. Top names including Tata Housing, Sobha, Godrej, Shapoorji Pallonji have now found a stronghold in these markets, while several more are supposedly scouting for land.
Land prices as well as product prices have softened over the last 3 years, this gives a good chance for end buyers and investors to enter this market, the most sought after one in north India.
After the successful delivery of TATA Raisina Residency in Sector 59, TATA Housing is in the process of concluding development of building exteriors and finishing works on TATA Housing Primanti in Sector 72, Gurgaon. Around 30 families have already moved in, after the handover of apartments in Towers 3 and 4. Possession has been offered in select executive floors, villas and executive apartment blocks, which have their occupancy certificate in place at this premium-segment project. The project also has its RERA registration No. 98.
Since our team’s last visit to Primanti in September 2016, considerable progress has also taken place on the Southern Peripheral Road, which provides convenient access to the site from NH8 as well as from Golf Course Road. TATA Housing Primanti also happens to be the only premium residential apartment in the neighbourhood with unmatched luxury amenities and dwelling units themed around a ‘garden estate’.
TATA Housing Primanti – Growth and Development of Southern Peripheral Road
Southern Peripheral Road (SPR), which also includes Golf Course Extension Road, begins from Sector 58 near Ghata Village and merges with NH 8 near Sector 75A. Both SPR and NPR (Northern Peripheral Road, or Dwarka Expressway) combined would create a ‘ring-road’ like profile around Gurgaon and thereby ease the flow of traffic on NH8. The Golf Course Extension Road has been operational for over two years now, while major roadblocks on the SPR have been cleared between May to July 2017.
Nearly 55 ongoing and completed residential projects, and more than 10 commercial buildings are situated along the SPR from Sector 69 to Sector 75A. This portion begins precisely at the intersection of SPR and Sohna Road (or NH 248-A) right after Sectors 48-68, which is also known as “Vatika Chowk”. Rapid Metro near Sector 55-56 which links SPR to Sikanderpur and Cyber City is also functional, while underpasses on Golf Course Road have been opened to commuters.
In the recent past, where much of the SPR was operational already, 16 land owners at ‘Rambir ki Dhani’ (near Sector 49) who occupied an 800 metres long stretch were relocated and rehabilitated in April 2017 to alternate plots allotted to them by HUDA. With the last-mile repair works on a 400 m stretch from Badshahpur to Rambir ki Dhani, SPR will become a 150 m wide thoroughfare. Some of the major future developments proposed along the SPR include:
Expansion of Delhi Metro line from HUDA Metro Station to NH8 via SPR
Proposed underpass near Vatika Chowk which will make SPR a signal-free corridor for the high traffic volume anticipated on this route. The underpass would be just about a kilometre from Primanti.
Sectors 71, 73, 74 and 75 have been designated as commercial districts along SPR, making it a highly developed property market
TATA Housing Primanti is at the crossroads of key developments taking place in Gurgaon and hence provides access to well-established infrastructure not only in terms of transport networks, but also robust social infrastructure. Hospitals such as Medanta, Alchemist, Paras, Fortis and Max; schools such as Amity, Presidium, GD Goenka, The Shri Ram School, St. Xavier’s High School and DPS International are with 2-10 km driving distance from Sector 72 and different parts of SPR. Driving to IGI Airport-Terminal 3 from Primanti (25.4 km) would generally take 45 minutes while the nearest Rapid Metro station is less than a 15 minutes’ drive in Sector 55-56 (7.5 km).
The outlook for future development of the Southern Peripheral Road only looks brighter with respect to both medium term and long term, strengthening Tata Primanti’s uniqueness as a luxury project in a highly sought-after premium neighbourhood.
TATA Housing Primanti – A ‘Garden Estate’
Extensive water bodies, themed landscaped gardens and parks are the highlights of Tata Housing Primanti, hence it is titled as a “Garden Estate”. Manicured lawns, tree-lined boulevards, and inter-linked meadows lend a calm, refreshing vibe where modern architecture blends effortlessly with the natural setting.
There is hardly any other residential complex in this area which has lush landscaping on a grand scale, while being located on an arterial road inside the city limits. The 36 acres verdant site of TATA Housing Primanti is organised into two segments marked by two distinct phases:
Phase 1 – Northern segment, which has mainly villas (both small and large), executive floors and executive apartments (11 or 9 storeys blocks), along with two tower residences of 38 and 40 storeys, and a school building.
Phase 2 – Southern segment, which is closer to SPR and has the residential towers # 3 to 7. These vary in heights from 22 floors to 38 floors, mainly comprising 3 BHK apartments. Tower 7 only has 4 BHK units and presently hosts the sales office & sample flat. Phase 2 also houses the 3-level clubhouse, swimming pool, central garden of 5 acres and low-rise blocks (G+3) of executive floors. The towers are placed in the midst of inter-connected formal gardens and squares.
The high-rise 38+ storey residential towers also have a helipad, and aluminium composite panel (ACP) finish in rich yet sober colours on the façade. Keeping the convenience and comfort of the residents a foremost priority, the site is provided with dedicated facilities for community shopping, primary school and a proposed nursery school. The children’s play areas are surrounded by abundant greenery that would allow kids to grow and explore in a healthy environment. In addition, residents at the “Garden Estate” would be able to cherish contemplative moments of quiet as well as effervescent interaction with other members of the community at the “Mondrian Park” in Phase 1, based on the popular namesake park in New York City.
With finishing works drawing to a close in the last few towers, over 20 families have already moved in to 3 BHK apartments in Towers 3 and 4 (Phase 2). These towers had obtained occupancy certificate in advance. Possessions have also commenced at executive floors (Block D & E), at Executive Apartments (Block E) and in Villas (Block E). In other towers, internal finishing, external finishing and ACP cladding (for high-rise towers) on façade are in progress. Final stage external development works and site landscaping around other towers are also about to be completed as per the scheduled time-frame.
These premium residences are placed within a parkland setting having elevated courtyards, open terraces and private gardens. There are only 1,105 units in total on a 36 acres site, ensuring only ~31 families per acre. This is an uncommon feature in this part of the city, which is witnessing rapid urbanization.
Broadly, 3 kinds of dwelling units are being provided at TATA Primanti, whose typologies, special features, carpet areas and prices are discussed herewith. Executive Floors are housed in G+3 storey blocks (with elevators). Two G+1 units feature 4 bedrooms and green landscaped gardens. A larger duplex apartment that covers 2nd and 3rd floors has a roof deck and a private plunge pool. Executive Apartments are mainly 3-side open 4 BHK units. Penthouse units on the top 2 levels have grand, open terraces. Ground-floor units have 3 bedrooms with attached private garden areas. Tower residences are the high- rise structures with 3 BHK and 4 BHK luxury apartments. Additionally, there are select large and small villas mainly in Phase 2, and have built-up areas between 7,000 – 8,500 sq. ft.

TATA Housing Primanti – State-of-the-Art Amenities and Clubhouse Updates
There are myriad avenues for recreation and leisure at TATA Housing Primanti. The last week our team was in Sector 113 again to explore the qualitative parameters that define wellness living at TATA La Vida. As of July 2017, only 10-12 apartments are available in Phase 1, while few more can be booked in Phase 2, which mainly has 3 BHK units (2,215 sq ft saleable area). TATA Gurgaon Gateway : Location & Social Infrastructure
Sector 112 is one of the first major residential neighbourhoods as we enter Gurgaon from Dwarka side. Across the 60 m wide Bajghera-Najafgarh Road, there is another upcoming project TATA La Vida, right opposite Gurgaon Gateway. Mainly composed of vast empty expanses of greenery, Sector 112 is not only the “Gateway” to Gurgaon, but also a ‘getaway’ from the dense urban sprawls of Delhi and other parts of NCR.
Connectivity is ensured by the very arterial thoroughfare on which TATA Gurgaon Gateway is located. An interesting feature is that the triangulated plot is located at the intersection of Bajghera Road, and another 60 m wide sector road which turns rightwards to merge with the Delhi stretch of the 150 m wide Dwarka Expressway. Currently this (recently declared) National Highway, also known as Northern Peripheral Road, is 1.5 km from the project site.
Sector 21 Metro (Blue Line and Express Metro) is 8 km from here. After completion of the Delhi stretch of Dwarka Expressway, this distance would reduce to 5 km. The office hub of Cyber City on NH8 presently takes about 25 minutes to reach. The current distance of 14+ km would be shortened to 11 km after the works on Bajghera Railway-Crossing flyover gets wound up in 2018. That is also the time when handovers of the flats would take place. IGI Airport T-3 is about 16 kms. Sector markets of Palam Vihar (3-4 km) and Ansal Plaza are presently the nearest retail hubs.
A more convenient way to reach all parts of NH 8 is through the Najafgarh-Kapashera Road. The down side while going by a taxi/cab is that toll is charged for entering Delhi border. But for private vehicles this is unarguably the best route with well-maintain roads that whiz past vast expanses of farmhouses, most of them converted to picturesque wedding venues. Delhi Tourism is also upgrading the Haritima Tourist Complex, about 1 km from TATA Gurgaon Gateway in Chhawla-Kanganheri. It will have water sports, camping and adventure sports facilities.
Being located at the “gateway” translates into benefits of both worlds : well-planned sectors of New Delhi and the upcoming buzz on Dwarka Expressway in Gurgaon. The social infrastructure is seeing rapid development around Tata Gurgaon Gateway. VSR 114 Avenue, a commercial and office building in mid-stages of construction, is diagonally opposite to the site and is within walking distance. With three other major upcoming projects (Nimai Place, Chintels Cosmopolis, KST Urban Suites) in adjoining Sector 114, Gurgaon Gateway will serve as the point of entry to commercial and office spaces too. Kimberly Suites, a serviced-apartments and retail project, is being built less than 500 metres from the rear-side entry of Tata Gurgaon Gateway.
Metro Hospital in Pocket H, Palam Vihar, is the closest healthcare centre at 3.1 km. As far as schools are concerned, there are several located within a 5-6 km radius along the railway line near Chauma village and in New Palam Vihar. These include but are not limited to DPS, Gurukul Pre-school, Little Angels, Shemrock and New Cambridge Public School. Other schools like Delhi International or the Indian Heights in Dwarka Sector 23 are 7.8 km away.
TATA Gurgaon Gateway : Project Overview
There would hardly be a soul in India who is not familiar with the TATA brand. Established in 1984, TATAHousing Development Co. Ltd. is a public limited company and a subsidiary of TATA Sons Limited (which in turn is the holding company of the Tata conglomerate). TATA Housing has a strong presence in all major cities like Mumbai (head-quarters), Kolkata, Bangalore, Pune, Chennai, Goa, Gandhinagar, Kochi, Thane, Bhubaneswar and Noida, with commercial, residential and retail projects. Gurgaon itself has two well-known completed projects namely, Tata Raisina and Tata Primanti.
While work on TATA La Vida is gaining momentum, Gurgaon Gateway is set to be a remarkable project on the Delhi-Gurgaon border. It is a joint venture with Gurgaon-based Sidhartha Buildhome, which has a small but strong portfolio of commercial and residential projects mainly on Dwarka Expressway in Sectors 95, 82-A, 103 and 113-14.
With a total of 330 units on a 10 acres site, TATA Gurgaon Gateway would have low to medium density occupation with only 33 families per acre.
The aim is to provide a unique lifestyle with modern green architecture (IGBC Gold Rated), and to set new benchmarks in luxury living. Although it is one of the most expensive residential projects in this part of Gurgaon (@ Rs. 11,200+ per sq ft), the scale of lavish features that it incorporates could easily push the prices up by 10-15% if it were located in other areas like Golf Course Extension Road.
The site has an assortment of six towers (A, B, C, D, E & F) in heights varying from 6 to 24 floors. Towers A and B (Phase 2) will have 3 BHK flats with 4 to a core, while Towers C-F (Phase 1) have 2.5 and 3 BHK flats with only 3 per floor.
As of July 2017, interior finishing works in club house and Phase 1 are going on, while structural works have concluded in Phase 2.
The TATA Housing team has already applied for occupancy certificate for 3 towers OF Phase 1. They would be handed over by middle of next year (2018).
TATA Gurgaon Gateway : Apartment Types and Prices
With a “green luxury” concept inspired by the ‘Hanging Gardens of Babylon’, TATA Housing appointed Singapore based HBD Architects to craft a variety of apartments across a gradient of 6 to 24-storey towers. The project also has a pre-certified “Gold” rating from Indian Green Building Council.
All 3 BHK apartments feature running balconies with wooden deck flooring and glass handrails, large double-glazed sliding windows, split ACs in all rooms and wooden flooring in all bedrooms. A unique feature of the large 3 BHK (2,780 sq ft onward) is a semi-outdoor buffer verandah between lift lobbies and entrance foyers of the apartments. The layout allows for 3-side open units and exclusivity in terms of just 3 apartments per floor in Phase 1, which has the larger 3 BHK flats.
The 2.5 BHK units, all housed in Tower E, have a study room and utility balcony with no servant room. The smaller 3 BHK marked (S) have utility balconies, but no servant rooms and no bathtub.
