Bestech Business Tower, Sohna Road – Aptly Located, Well Constructed IT Park

Bestech Group has been into real estate business for over two decades and has carved its niche amongst the few developers who stick to their promise of quality of finish and on time delivery schedules for its projects. Slightly inside from the main 30 meter sector road, Bestech Chambers is located amidst the green cover and stands tall with respect to various developments here. The entry driveway and porch is impressive. Positioned in the hub of business activity, Sushant Lok Phase I, Bestech Chambers is a walking distance from HUDA City Center metro station and Park Plaza Hotel. This built up area is ~140,000 sq ft and offers grade A commercial offices with 2 basements, ground and 6 upper floors. Once the retail space is operational it will offer ample shopping, entertainment and the best of brands under one roof. Ground floor which is currently being marketed is suitable for retail stores, bank branches, restaurant, cafe and electronic shops. And all above floors are for office use and are already occupied. With ample of parking space and quality upkeep of the property Bestech Chambers does come across as a good office/ retail address. At a distance of 5 kilometer from Bestech Chambers is the Bestech Central Square (almost similar distance from HUDA City Center Metro station) the first major retail foray of the firm. This 74,000 sq ft complex was delivered in the year 2007 and is now very popular shopping destination in this part of the city. An ultimate terminus for the Gnostic shoppers, Bestech Central Square is strategically located on main sector road in Sector 57, and is just off the Golf Course Extension road. The project is also a part of Sushant lok II and III, which are the most opulent and well inhabited pockets. Jalvayu Vihar, Harmony Homes, Tulip Garden, GAIL Society, Kendriya Vihar are some of the premium colonies in the neighborhood. The project is a four side open complex with one floor of office and three floors of retail. The large atrium and showrooms with 2 sides open add to the grace of the shopping complex. For solving parking problem that contains in ordinary complexes the Bestech Central Square contains 2 level basement parking. Some of the occupants here are – Samsung, 32 Dental solutions, SRS value bazaar, Hype Gym, Axis Bank. One stand out point here is the atrium which is open to the sun and thus is well lit. In our recce of the place we found it to be a shopping hub with popular stores witnessing good footfall even at odd hours.

South City II – Amidst The Greens Within The City

In our most recent foray into Gurgaon real estate markets, we took a look at South City II, which is adjacent to Golf Course Extension Road and Sohna Road. This spot is excellent because it is surrounded on all sides by major commercial hubs, such as those on Sohna Road, Golf Course Road, Golf Course Extension Road and MG Road.

South City II caught our eyes this time because of its convenient location. While some other spots on the outer rim of the city are yet to see the presence of various amenities and conveniences, South City II has already been blessed with them. The location is a sizable portion of residential area surrounded by commercial centres and business districts. It is located approximately 1.5 km to the North of the Golf Course Extension Road and is sandwiched between Sector 47’s Malibu Town and Sector 49’s Rosewood City. The most recognizable route to take to the location would be to start from the HUDA City Metro Station and head down Netaji Subhash Marg from there. Take the left that goes into Satpaul Mittal Marg, continue to the end and take the right.

The road that stretches before you belongs belongs to South City II. The Hilton Garden Inn is a landmark that is on the corner of South City II and should be easily recognized after you turn from Satpaul Mittal Marg.

Unitech has a huge presence in the area. Originally conceived as a township, South City II evolved into something more. Properties situated in the area include Unitech Fresco, Unitech Woodstock Floors, Unitech Escape and Eros Wembley Estate. The apartment prices trade in the range of Rs. 7000 – 9000 per sq. feet.

Unitech Fresco is a 16 tower project in Nirvana Country. These are 19 storey towers located in a total area of 17 acres. 2 and 3 BHK units are available, with the latter occupying 1629-1877 sq. feet and the former 1336-1418 sq. feet. The 2 BHK value is about 1.15 crore and the 3 BHK value is about 1.4 – 1.6 crores.

Unitech Woodstock Floors is a residential project that offers 2, 3 and 4 BHK units. These are apartments with a few floors placed in a colony that resembles a suburban American neighborhood. The built-up areas for the 2, 3 and 4 BHK are 942, 1700 (approximately) and 2296 sq. feet respectively. They are in the range of 80 lacs to 1 crore for the 2 BHK, 1.4 to 1.7 crore for the 3 BHK and 2 crores for the 4 BHK.

Unitech Escape is an apartment project with 8 nineteen-storey towers that provide 2, 3, 4 BHK and penthouse units. 80% of the 10.6 acre area it is situated in is open. Built-up area for the units are as follows: 1550 sq. feet for the 2 BHK, 1897 – 2066 sq. feet for the 3 BHK, 3007 sq. feet for the 4 BHK and 3979 sq. feet for the penthouse unit. The 2 BHK is selling for about 1.2 – 1.5 crores, the 3 BHK for about 1.5 – 1.7 crores, the 4 BHK for about 5.5 crores and the penthouse for 5.6 – 6 crores.

The Eros Wembley Estate is a 2, 3 and 4 BHK premium apartment project located in Rosewood City. It’s got all your expected luxury apartment features, such as a gym, swimming pool and club house. The going rate for the 1040 sq. feet 2 BHK unit is 98 lacs. The 3 BHK unit, its size varying from 1300 – 1900 sq. feet, sells for approximately 1.3 crores. The 2200 sq. feet 4 BHK unit sells for about 1.85 crores.

Rents in and around the area stand at about Rs. 25,000 for a 2 BHK and Rs. 30,000 for a 3 BHK apartment.

Landfills in the area

We took to asking some of the residents in the area for their opinion on living in South City II and the surrounding locales, such as Nirvana Country. They were all in favour of living there, speaking positively of the infrastructure in particular and stating that they had no regrets investing in the area. We heard no complaints of the landfills that are on the Northern border of the area, though we found them to be numerous and large. This could be a turn-off for many. Landfills

Residents of South City II are fortunate that they are a very short distance away from the busy (and soon to be busier) Sohna-Gurgaon Road, which is home to some of Gurgaon’s hottest properties, such as Central Park II. This long and wide stretch of road is the abode of many malls and shopping centres. The Omaxe Celebration and Mall is adjacent to Central Park II, the Omaxe Gurgaon Mall is closer to South City facing Sector 48, and Raheja Mall is just a little down the road from Omaxe Celebration.

The Good Earth City Centre, closest among all to South City II, is occupied by many famous brands and retailers. You’ve got CrossFit for intense physical training, the AromaThai Day Spa, Toni&Guy Hairdressing, Le Marche and an Apple Store.

There’s no shortage of shopping experiences in South City II.

As we said, many commercial centres populate the region. Like the malls, these commercial areas are located on the Sohna-Gurgaon road. The Vatika Business Park is the most prominent of these, on the southern end of the road. The Vipul Business Park and the Orchid Business Park flank Central Park II on either side. Spaze also has a few business centres here.

There are plenty of schools located in the area. Two of these schools, the Lotus Valley International School and the Manav Rachna International School, are both 2 kilometers away from the area. The Manav Rachna International School and the Paras World School are in the area itself, which should be comforting to parents.

Connectivity in this area isn’t the best, nor is it the worst. The closest metro is HUDA City Centre, which is about 6 kilometers away. There is bus transport, but infrequent timings and regular road traffic means that can be troublesome too. We suggest taking the road through the inside of the city, Vikas Marg, to get closer to the heart of Gurgaon. This will save you more time than travelling via Netaji Subhash Marg.

Certain roads inside South City II are in poor conditions. However, the area has a lot of greenery from the trees planted along these roads and that lends a different perspective to the locality. It is equipped with everything a residents needs, while also being secluded enough to offer peace from the hum of the city.

Maruti, Hero Honda and later several KPOs/ BPOs changed the skyline and profile of Gurgaon which transformed to be a city in itself. So much so that people started calling Gurgaon the millennial city at the turn of the century. Since, then I have lived in different parts of the country but my family decided to make Gurgaon there permanent home. We have seen the city grow from an agglomeration of villages to that of high rises. NCR property markets offer wide avenues to invest in real estate to locals of North India and NRIs. Amongst the large property investment markets, Gurgaon leads the pact. Today Gurgaon sees activity by pan India builders such as Sobha Ltd, Godrej, Tata Housing, Adani and many more. While the home grown firms have also expanded their footprint – DLF, Vatika, Bestech amongst others. Growing city which offers variety of employment is always in need of more infrastructure this is where Gurgaon has always lagged and its been in poor state even now. Things started to improve with announcement of several road projects along side which property builders planned townships of large and small scales.   1. Golf Course Road – It isn’t wrong to draw a comparison of Golf Course Road in Gurgaon to Lutyens Delhi. It is a favoured address for rich and famous who chose an address in Gurgaon than in Delhi but enjoy an elite lifestyle. Aralias, Magnolias, Park Place and Belaire are leading properties by DLF here. The one creating a buzz these days is DLF Camellias where by the firm has lifted the price points by huge margins in Gurgaon property market. What works for Golf Course Road is that it is well connected to South Delhi, Gurgaon’s business districts of Cybercity and MG Road and shopping malls such as MGF Metropolitan and Ambience Mall. DLF’s Golf Course attracts international players too and the road thereby lives up to its name. Over time the road has been widened and rapid metro line is being extended up to Sector 55-56 along the Golf Course Road for easing commute. All the well-known office hubs of Golf Course Road are right here, and cyber city is just a 15 minutes drive through the newly built underpasses. Most of the famous schools of Gurgaon are in proximity.
  1. Golf Course Extension Road – We have always drawn a comparison of Extension Road to South Delhi as it’s a cousin to elite address of Golf Course Road. Golf Course Extension Road is now good to drive on and will see further improvement in infrastructure if and when the metro lines are added here. Real Estate firms such as IREO (with IREO City), Emaar, M3M and Ansals have a presence here. Several new arterial roads have been added which add to catchment areas of this place. The region covers sectors 58 to 67 in Gurgaon. Starting from Ghata village on one end to Badshahpur village on the other. While on one side the Extension Road is flanked by Golf Course Road on the other it is Sohna Road which acts as a boundary. Further one can access Faridabad through Gurgaon Faridabad road and reach Manesar easily once Southern Peripheral Road is ready. Several schools and hospitals are easily accessible from Extension Road.

Dwarka Expressway (Northern Peripheral Road, NPR) – The 18 kilometer long alternate connectivity between Gurgaon and Delhi (Dwarka) will not only ease movement of traffic on National Highway 8 but also play host to a large urban agglomeration all along this route. The work on this road project is delayed by over half a decade but local government has shown resolve to complete this soon. Estimates vary from 40,000 to 60,000 flats and villas under construction in over 100 projects along this route. The NPR extends from sectors 82 to 115 all of them under development currently. Large real estate townships on this route are Vatika India Next (INXT City) ,Ramprastha City in Sector 37D and Vatika Express City. There are firms such as Godrej, Sobha, Tata amongst others active here.   1. Southern Peripheral Road (SPR) – The Southern Peripheral Road will connect Sohna Road and Extension Road to National Highway 8 just before Kherki Daula toll plaza. Sectors under development on this route are 69 to 76. The metro from Extension Road will be extended to National Highway 8 through the SPR. Developers active here are Unitech, Tata, Tulip, AIPL amongst others. SPR because of its locations provides good connectivity to both old and new Gurgaon. One can access various social infrastructure which is already operational along the Sohna Road. 
  1. Sohna Road – This is a very old connectivity between Gurgaon and Sohna town. The Sohna Road connects Rajiv Chowk on National Highway 8 to Golf Course Extension Road and SPR. Further the road leads to Sohna which is coming up as an affordable option for apartments near to Gurgaon. Builders call the Sohna market as South Gurgaon which is 30-40% cheaper to near by markets within Gurgaon in real estate prices. All along the Sohna Road there are apartment complexes by Vatika, JMD, Vipul, Unitech, Central Park, Eldeco, BPTP and others. Several office complexes by JMD, Vatika, Spaze and others flank the road. While Gurgaon property market remains weak it is anyone’s guess that infrastructure is the back bone of real estate development. With Golf Course Road, Extension Road, Dwarka Expressway, Southern Peripheral Road and Sohna Road offering expansion of the millennial city, these property markets may do well whenever markets find a bottom.

Central Park Resorts, Sohna Road – What Makes It A Unique Property In Gurgaon

Remember the sitcom Friends and mention of New York’s Central Park by its character’s every now and then. Gurgaon might just have got a nano version of this famed greens of NYC in form of a residential complex called Central Park Resorts. Sweta Estates Pvt. Ltd. has given Gurgaon a few top-class residential units. Central Park Resorts at Sector 48 Gurgaon, alongside the busy Sohna Road, by the firm is now partly handed over and is becoming popular also with potential tenants.

Central Park Golf Course Road was the developer’s first project and was launched in 2001. Central Park Sector 48, launched in 2006, is the developer’s second luxury residential project. The first phase of latter, Bellevue, had sold out within two days of its launch (as per sources). However, units in phase 2 and 3 are still up for grabs.

The project is a 29 tower endeavour that stretches along Sohna Road, a prime residential location in Gurgaon. Sohna Road which connects the city of Gurgaon to town of Sohna has emerged as a residential cum office district which runs parallel to Golf Course Road while being affordable by about 30% to the latter. Central Park Sector 48 flats are located very close to the Subhash Chowk, about 5 minute drive from National Highway 8 via Rajiv Chowk. From here the Golf Course Extension road will be about 15 minutes drive during peak times, while one can easily reach the HUDA City Metro Station in similar amount of time.

Central Park Sector 48 spans land area of 47.5 acres and each tower in Phase 2 and Phase 3 has 16 floors that provide 1445 – 1, 2, 3, 4 BHK and penthouse units.

The Bellevue Towers (9 in number), have 3 BHK units with a servant’s quarter that are ready to move into, with some flats already occupied. These apartments vary from 2,350 to 2,550 sq. feet in size.

The Belgravia Towers, 16 in number, are a collection of bareshell, semi-luxury and ultra-luxury apartments. They provide 2, 3 and 4 BHK units, and all of them come attached with a servant quarter. Towers A, B, C, D, F and G are at the upper end, while towers E, H, K, L, M, N and O are semi-luxury units. Towers I, J and P are bareshell apartments. Towers A to I are 3 and 4 BHK towers, while the rest, in addition, provide 2 BHK units.

The size of the units differs from tower to tower, and the direction in which the apartment faces. Units that face the inside of the compound are smaller than those that face outside. Units in towers A, B, E and F that face the green are 2,350 sq. feet in size, while those that face outside are 2,550 sq. feet in size. Towers C, D, G, H and I has green facing units that are 3,820 sq. feet in size and 2590 sq. feet in size, respectively.

Regarding the semi-luxury units, towers J, N and O range from 1,700 to 1,960 sq. feet, towers K, L, M range from 1,245 to 1,495 sq. feet and tower P from 2,600 to 2,800 sq. feet in size.

Towers J to P in the Belgravia Towers is still under construction. Possession has been offered for the Belgravia Towers A to I.

Central Park Sector 48 has another pair of towers at its centre, called the Belair, which is undergoing the fourth phase of construction. It will be Central Park Sector 48’s signature towers, offering premium accommodation.

Price per sq. feet is Rs. 8,500 – 9,500 per sq. feet for The Room and Rs. 9000 – 9500 per sq. feet for The Bellevue. Towers A to I of the Belgravia are priced at Rs. 10,000 – 10,500 and Rs, 9,500 – 10,000 for towers J to P.

Of course, these apartments are fully equipped with modern furnishings and equipment. The kitchen is a state-of-the-art modular design, granite/marble counters and ceramic tiling. The bedrooms are fitted with a quality laminated wood flooring, while the rest of the house is floored with vitrified tiling. The apartments also experience good ventilation.

Being an up and coming area, the surroundings of Central Park Sector 48 have a lot to offer for its residents. Sohna road, which lies right in front of the project, is home to many malls, business districts and places of interest. Omaxe Gurgaon Mall and Raheja Mall are very short distances away and contain the usual names for restaurants, cafes and luxury stores. Both malls contain multiplexes (SRS and PVR, respectively), food courts, spas and gyms, and stores like Gant and Adidas. Omaxe Celebration mall is adjacent to the gated complex, offering much of the same, and also contains the sports store Decathlon.

The Vatika Business Park is a major commercial hub in the area. Companies such as McKinsey, Chevrolet, HDFC and Pepperfry can be found here.

The infrastructure in the area could do with some improvement, especially the area’s service roads, which are peppered with potholes. However, these areas do not suffer from water or power problems and the project ensures that residents will not face problems with such essential needs.

All in all, Central Park Sector 48 lifts the game in of Gurgaon’s luxury apartment landscape. Situated in a well established area and at the centre of it is a lush green park, it makes a statement about its elegance and quality. Central Park Sector 48 on Sohna Road offers all the amenities that a luxury residence should contain and then some more.
