VTP Solitaire, Baner – Value For Money Premium Homes

The last couple of years have been challenging for the Indian economy in general and the real estate sector in particular, with some major changes such as demonetization, GST and RERA coming in, which have disrupted the normal way of conducting business. However, there have been some developers who have actually been able to thrive in this environment by coming up with projects that are best suited to the customers’ needs and budget. Among these developers, a notable one is Pune’s VTP Realty, whose project VTP Solitaire we shall look at.

VTP Solitaire is located in Baner, which is a premium residential locale in the western part of Pune and known for its proximity to the IT hub of Hinjewadi. In addition, companies such as Veritas (0.6 km), Symantec (1 km) and also, the Teerth Technospace IT Park (5.1 km) are even closer to here. This project represents the developer’s first foray into this side of the city, having already established themselves in eastern and southern Pune with completed projects such as VTP Urban Space, ongoing ones (VTP Urban Nest, Urban Balance, VTP Urban Life, VTP Urban Rise, VTP Purvanchal and Bhagyasthan) and the upcoming ones including VTP Celesta, VTP Solitaire and KP Square. In this article, we focus on some of the key features of this promising project by a well-regarded developer.

VTP Solitaire: Site Overview & Current Status

VTP Solitaire is coming up on a 2.25 acre land parcel on the Baner-Pashan Link Road. This project, which will come up in phases, will be an L-shaped one, comprising of 4 buildings, a clubhouse, swimming pool, gardens etc. is accordingly, getting registered with RERA. The approach behind the project’s layout has been to efficiently utilize all available space to provide more amenities to residents. The project has a better design philosophy, with the focus firmly on interior design and space.

The project’s first phase will have 2 buildings, A and B coming up. This phase has already been registered under Maharashtra RERA, with registration number as P52100000727, which is a big positive for prospective customers. I could see during my visit that excavation work has started for this phase. The developer has set a target date of December 2020 for possession handover of the first phase. The initial response of home buyers to the project has been quite encouraging, with a number of apartments already been sold.

Each of the buildings will have 14 residential levels with 4 apartments on each level, built above 3 levels of parking. These buildings are among the taller ones in this area and promise to offer residents a great view of the lovely hills surrounding Baner.

VTP Solitaire: Apartment Overview

VTP Solitaire offers 2 BHK and 3 BHK apartments, which are the preferred options for most home buyers in this area. Of the two towers, Tower A will have exclusively 3 BHK apartments, while Tower B will have only 2 BHK apartments.

The most remarkable feature of apartments here is the optimal utilization of available area, so as to provide more livable space for residents. This has been achieved by designing the unit so as to minimize any internal passageways etc. Hence, on a like to like basis, residents get larger room sizes and that too at a lower price compared to other projects in the vicinity.

VTP Realty is a customer centric real estate provider and in a premium market like Baner, it is essential that they not just match, but exceed similar offerings by other developers. A look at their sample apartment makes this clear. The apartment comes with wooden flooring in the master bedroom and large 600X1200 mm vitrified tile flooring in the living cum dining room, kitchen, other bedrooms and entrance lobby. This gives a spacious and elegant look to the apartment.

The sanitaryware fittings used in the toilets will be of top brands such as Grohe or Kohler. The electrical switches will be modular ones of brands such as Anchor. Designed as per the requirements of the IT personnel, who form the majority of home buyers in Baner, the apartments come with additional smart features such as a video door phone (for security), intercom facility, gas leak detector and a digital locking system, where a unique digital code provided to each resident will allow them to lock and unlock their apartment, without fuss.

VTP Solitaire: Apartment Sizes and Prices

Baner is among the most high-end residential destinations in Pune and considering the premium features VTP Solitaire will contain, a prospective customer may feel concerned about the apartment pricing. However, the developer has been proactive in taking care that the apartments here are affordable for the salaried class.

A prospective resident can get a 2 BHK apartment in VTP Solitaire for Rs. 88 lakhs (all inclusive) onwards and a 3 BHK apartment for Rs. 1.22 crore onwards. Considering most of the competing projects in the neighbourhood are available at higher rates starting from Rs. 1 crore for a 2 BHK and nearly Rs. 1.4 crore for a 3 BHK and also keeping in mind the premium specifications and amenities offered by VTP Realty, this project indeed seems to provide good value for money.

The developer’s aim to provide greater value for their money to residents is also borne out if one looks at the amenities planned to come up at VTP Solitaire. The centerpiece will be the clubhouse, planned to contain a fully-equipped gymnasium, indoor games facilities, a swimming pool with infinite edge and a party hall. The complex will also have gardens to promote social interactions and for community celebrations.

For residents’ water needs, the project will have borewells, apart from a regular supply from the Pune Municipal Corporation. Power backup will be provided for all lifts (1 passenger and 1 stretcher lifts) as well as all common areas. A broadband connection and Direct To Home (DTH) television connection to homes also form part of the plans. Rounding off the amenities, the project will have an onsite Sewage Treatment Plant, which will reuse the treated water for gardening etc. and a rainwater harvesting system.

Conclusion

For a home buyer, the factors that matter the most while deciding on a project is the developer’s reputation and track record, a convenient location, quality apartments with more space for oneself and one’s family and a good price at the same time. VTP Solitaire is a project which appears to have these factors covered, which is a testament to VTP Realty’s customer focus and responsiveness to the market demand. One can say that for home buyers looking to stay in Baner and wanting a comfortable, spacious home without spending a bomb for it, this project is an intriguing option.

Vascon Xotech, Hinjewadi – A new address for techies

Any mention of the Information Technology (IT) and biotechnology (BT) sector in the city of Pune is sure to have a mention of Hinjewadi. A small village on the city’s outskirts till a couple of decades ago, Hinjewadi is home to some of the biggest companies from across the world, whose futuristic office buildings have added a distinctive look to the skyline of this area. All these commercial developments have, in turn, attracted a number of real estate developers as well, who aim to provide the large population of techies with a home near their workplace. One such developer is Vascon Engineers, who have come up with a project Vascon Xotech in this area.

Vascon Engineers have a long association with the Pune real estate sector, having a number of residential and commercial projects to their name over the last 25 years. Vascon Xotech is their first residential project in Hinjewadi. The developer claims the location is ideal for the starved for time IT and BT professionals who are looking for both convenience and a better work-life balance when deciding to purchase a home. I recently visited the project and have mentioned my impressions of it in this article.

Vascon Xotech: Location & Connectivity

Arguably the biggest positive of Vascon Xotech is its location less than 1 km from Shivaji Chowk at the heart of Hinjewadi. Major IT companies such as Accenture, Cognizant, TCS, IBM, Cisco, Infosys etc. all have multiple campuses across Hinjewadi, all of which are within 1.5 – 6 km from this project. The same also applies to major industrial companies such as Tata Technologies and Dassault as well as biotech companies such as Gennova Biopharmaceuticals, Sai Life Sciences and Omniactive Health Technologies.

The development of Hinjewadi as a major IT destination has had a few side-effects too, such as increased traffic jams and greater commuting time as a result. By having their project in close proximity to workplaces, the developer has looked to make the commutation problem irrelevant. The arterial Mumbai-Pune highway is less than 2 km from the project site. The bus connectivity to other parts of Pune city such as Pune Municipal Corporation, Shivajinagar and Pune Railway Station is very good and frequent.

While the nearest railway station to the project is Akurdi (8.5 km), more convenient options for residents would be Shivajinagar (15 km) and Pune Railway Station (18 km). The Pune Airport is 23.5 km from here and can be reached within an hour.

Vascon Xotech: Social Conveniences

Another aspect where Vascon Xotech comes up trumps is the large number of social amenities near it. With Hinjewadi having experienced massive development over the last 15-20 years, a large number of reputed service providers have opened their establishments here. If one looks at schools, one comes across Mercedes-Benz International School (1.5 km), Blue Ridge Public School (3.5 km) and Orchid School (7.5 km). Higher educational institutions such as International Institute of Information Technology (2 km), Symbiosis Institute of International Business (2.5 km), Indira Institute (2.5 km) are very close to the project, with the Savitribai Phule Pune University (11 km) and Symbiosis University (14 km) a short drive away.

Among the medical care centers near Vascon Xotech are Sanjeevani Hospital (1 km), Ruby Hall Clinic (1.5 km) and Helambe Hospital (3.5 km). Orritel Hotel is right opposite the project, while major hotel chains such as Fortune Inn Exotica, Courtyard by Marriott and The Gateway are within 2-3 km from the project, as are a number of multi-cuisine restaurants. Topping off the list are major shopping centers such as D-Mart and Xion Mall (both 1.5 km away).

Vascon Xotech: Project Overview

Vascon Xotech is planned to come up in phases. The first phase, comprising of a single building named as ‘B’ is already completed and is in the ready for possession stage. This tower has 12 residential levels, built above 2 levels of parking i.e. the basement and podium. The 8th floor has space for a refuge area, as per building regulations.

The amenities are present in the common area of the project and include a clubhouse, a garden and a swimming pool. The project has 47 apartments in all, 4 to each level, with each apartment being provided a single parking space.

Vascon Xotech: Apartment Overview

Vascon Xotech offers apartments of 2 BHK and 3 BHK configuration. At the time of our visit, we were informed that all 2 BHK apartments had been sold, with only some 3 BHK units remaining, which indicates the appeal of the project. Of the four apartments on each level, 2 each are of 2 BHK and of 3 BHK. The base price of an apartment is Rs. 6000/sq. ft.

As one enters an apartment, one passes through a small lobby, which opens into the living cum dining room. At the opposite end from the entrance is a terrace. The kitchen and dry balcony are next to the dining area, while a short passageway connects the living area to each of the bedrooms. Both 2 and 3 BHK apartments come with two toilets, one attached to the master bedroom and the other being a common one. The living cum dining room and the bedrooms are quite spacious and exude a premium appearance.

The master bedroom has elegant-looking laminated wooden flooring, while the living cum dining room and other bedrooms use large 600 X 600 mm vitrified tile flooring. The living room and all bedrooms will be provided with AC, television and telephone points. All apartments have piped gas facility. Power backup will be provided for the lifts and common areas. The bathroom fittings will be of Hindware or Parryware.

Vascon Xotech has a clubhouse in a separate building on the ground level. The clubhouse has a gymnasium and will also contain a LED screen and music system for residents to get together and watch movies or sports events. Behind the clubhouse is a landscaped garden with a kids’ play area.

Across the road from the building is a swimming pool for residents. In addition, the complex contains an onsite sewage treatment plant (STP), which will allow the treated water to be used for gardening or flushing.  Also, rain water harvesting would be carried out to conserve water and use it effectively to meet residents’ needs.

Conclusion

Vascon Xotech is a project built for the techies, aiming to provide them comfort, convenience and value for money when it comes to their homes. Located in the prime location of Hinjewadi and offering homes with many premium features, the project has a lot going for it. It is an option worth considering for prospective home buyers working in and around this major IT and industrial area.

Gagan Nulife, Kamshet – Resort living for the elderly

If one looks at the ever-expanding skylines of our cities, one sees a number of residential projects of all kinds coming up (apartments/villas/row houses), all catering to various categories of home buyers. However, a glaring miss in the Indian real estate sector has been homes for the senior citizens and elderly among us. The needs and requirements of this class of home buyers are quite different from a regular customer, but until recently, there was little or no attention paid to it. This picture is now changing with projects coming up catering exclusively to the elderly, one of which is Gagan Nulife in Kamshet near Pune.

Gagan Nulife is a project, developed by Gagan Properties, a major player in the Pune market, with a large portfolio of residential and commercial projects to their name. I visited the project to see whether it delivers on its promise.

Gagan NuLife is designed with a special focus on senior citizens and their needs. The state-of-the-art Dr. Bade’s Geriatric Center and Nulife Hospital with ICU facility focuses on the well-being and health of the residents. It includes a fully-equipped, fully-functional hospital with ICU, Operation Theater and day care. Periodic medical check-ups of residents are conducted and a nurse is available on call for any emergency. Facilities such as preventive medical check-up and routine physiotherapy are available and provided by a professional team of experts across various fields.

The complex has an ATM and a fully functional pharmacy for residents to purchase any medication they need. Guest rooms are provided in the clubhouse, where family members and relatives of the residents can stay. The corridors are wide enough to allow for wheelchair access. The NuLife package includes facilities such as daily housekeeping, weekly laundry, maintenance of common areas and weekly activity programmes to keep residents active and have them interact with each other. Events such as Music Night, celebration of festivals of Ganesh, Kite Flying, Independence Days, etc are celebrated in a way that engages all resident seniors as well as their families and friends.

Gagan Nulife: Site Overview

Gagan Nulife occupies an area of 14 acres. This project is coming up in phases. The first phase comprises of apartment blocks D and E, which have 3 wings each namely D1, D2, D3 and E1, E2, E3.

Located in the center of the complex is an amphitheater, while the other amenities are spread across the project. Next to the entrance of the project is the amenities facility called Nucampus which houses recreational facilities as well as the aforementioned hospital. The area in the center will be vehicle free to ensure safety of residents. The project comes with generator backup for common areas as well as a stretcher lift in each building. The project has also been provided the Silver certification by IGBC (Indian Green Building Council).

Gagan Nulife: Apartment Overview

Gagan Nulife offers homes of 1 BHK and 2 BHK configurations, each of which are in two categories: Compact and Spacious. Block D3 has 4 apartments per residential level, all of which are 2 BHK Spacious apartments. In block E, wings E1 and E2 have 6 apartments per residential level, of which 3 are 1 BHK and 3 are 2 BHK Compact apartments. Wing E3 has apartments of the same configuration as block D3.

Not just the apartments, but the entire complex has been designed to provide ‘no step entry’ to residents and wider doorways. Hence, the senior citizens, who will reside here, need not ascend any steps, which may be inconvenient for them. The apartments too have been designed with special care keeping in mind their needs. The bedrooms and kitchen are quite spacious. Anti-skid tiles have been used in the flooring for all rooms and the bathroom, the latter of which will also have grab bars for resident to be able to comfortably seat themselves and easily stand-up.

Further adding to the convenience of residents is the facility of keyless entry to their apartments. All apartments are provided with an inverter for power backup. Video door phones are provided for security purposes, while an easily accessible panic switch in each apartment allows residents to communicate directly and speedily with the onsite staff, in case of any emergency. All these features clearly indicate the thought that has gone behind designing this project.

Gagan Nulife: Other Amenities

The sheer number of amenities provided to residents at Gagan Nulife is mind-boggling. In fact, the complex has a total of 1 lakh sq. ft. of amenity space. The clubhouse is at the heart of the amenities. Apart from the guest rooms, pharmacy and ATM, it has a multi cuisine restaurant as well as a fully operational community dining hall, which offers residents a variety of dining options. The clubhouse contains a temperature controlled swimming pool, library, coffee shop, salon, spa, common TV room and an internet café. In addition, a geriatric fitness club has equipment for the senior citizens to use comfortably to keep themselves fighting fit.

The central amphitheater has a party lawn, providing a common space for community celebrations or for watching performances. Among the sports facilities provided are a badminton court, chess and an outdoor gym area. Also provided in the complex are a temple, Pooja garden, meditation zone, vegetable garden and a Nakshatra garden.

Gagan Nulife: Location & Connectivity

Gagan Nulife is located in the town of Kamshet, Lonavla just off the Mumbai-Pune NH4. A left turn at Kamshet and a short 2 minute drive from the highway bring you to the project. The highway location conveniently connects it to the cities of Pune (48 km) and Mumbai (105 km), which account for most of the interest in the project. Also, the popular hill station of Lonavala is 18 km away from here. However, the hills are not too far away from here. In fact, one gets an amazing view of the lovely Sahyadri Hills from the project, an amazing sight for residents to wake up to.

Activities for Senior Citizens at NuLife

The project is 1.5 km from Kamshet Railway Station, while Lonavala station (18 km) is a convenient stopover for most passing trains. The developers have looked to assist residents in commuting by providing a complimentary shuttle bus service to nearby Talegaon and Lonavla. The nearest airport to the project is Pune Airport (50 km).

Conclusion

A look at the plans for Gagan Nulife and the way the project has shaped up is a clear indicator of the developer’s focus on the needs of their elderly customers and the sheer attention to detail, which has gone into this project. This well-connected project with top class facilities ensures that the residents need not leave the complex for any of their needs, however big or small they may be. One can say that this project paves the way for other similar projects catering to the needs of the often overlooked segment of home buyers i.e. the elderly.

Akshardham, Market Yard – A peaceful and comfortable residential abode

When one hears the word ‘Akshardham’, one’s mind is immediately drawn to the grand temples of the Swaminarayan sect, particularly the ones in Delhi and London. These temples are known not only for their architectural beauty, but also for the sense of peace and calm they exude and the positive vibes that come from there. I recently visited a well-designed project in the city of Pune, which gave me a similar feeling of spirituality and calmness amid the chaos. This project is rather appropriately, named Akshardham.

The Akshardham society is being developed by Goyal Properties and Mittal Brothers, who are important players in the Pune real estate market with many completed residential and commercial projects forming part of their portfolio. I took a tour of the project to see what it has to offer to customers. In this article, I try to lay out the key features of this project for anyone interested in buying a home here.

Akshardham: Location & Connectivity

In order to get to Akshardham, one needs to take the Lullanagar-Bibvewadi road till Gangadham chowk and then, turn on to Aai Mata Mandir Road. Take this road till Shreeji Lawns, following which a left turn will bring one to the project site. While PMPML buses ply near to the project site, last mile connectivity is best via an auto or using one’s personal vehicle.

Akshardham is located near the commercial districts of Bibvewadi, Satara Road and Market Yard, all of which are within 5 km from here. On the other side of the project is the industrial hub of Kondhwa. Pune railway station is 10 km away from the project site, while the Pune Airport is 15.5 km from here and either place can be reached within 30-45 minutes.

Akshardham: Social Conveniences

The Akshardham complex is in an important area of the city of Pune and hence, benefits from good social infrastructure in its vicinity. A number of shopping centers and departmental stores such as D-Mart are nearby as are numerous shops for residents’ groceries. Pune’s main shopping districts of Laxmi Road (6.5 km) and MG Road (8 km) are also within easy reach from this project site.

Among the good schools in the vicinity of this project are Rosary School (4.5 km), City International School (5 km), Hume McHenry Memorial School (6 km), Bishop’s School and St. Mary’s School (both 7 km). The higher educational institutions nearby include VIIT College (1.5 km), Vishwakarma Institute of Technology (2 km), Bharati Vidyapeeth University (4.5 km) and PICT College (6 km). Medical care centres too abound nearby, the most prominent being Kale Hospital (4 km), Ruby Hall Clinic Wanowrie (4.5 km), Bharati Hospital (5 km) and Ramkrishna Hospital (7.5 km).

Akshardham: Site Overview

The Akshardham project comprises of 4 residential towers (A1, A2, B1, B2), each having 11 residential levels. Between these towers is a central structure, which offers a connection between the buildings A1 and A2 on one side and B1 and B2 on the other. There are 4 residential units per floor in each of the buildings, making for a total of 176 units. Each of the wings has a double-heighted entrance lobby, giving a grand appearance.

At the time of my visit, I could see that the buildings A1 and A2 were complete (the Occupation Certificate too has been received for them), while B1 and B2 were under-construction. The project is laid out, such that the buildings lie in the center of the complex, with the various amenities strategically placed along the four corners of the complex for residents to use. The purpose of this layout is to develop a greater sense of community living among residents and build stronger bonds among them, which is also the project’s theme: pray together, play together and stay together.

Akshardham also stands out as an eco-friendly project, with many initiatives taken by the developers to reduce its carbon footprint. The project has a Sewage treatment plant (STP) and Organic Waste Converter (OWC) to handle sewage and biodegradable wastes. Also, LED lighting has been used in all common areas and rain water harvesting will also be carried out. 100% paving blocks have been used in the driveways, which percolate down and in turn, recharge the ground water in the area, thus maintaining the water table.

All apartments in the Akshardham complex are of 2 BHK configuration. The entrance door of an apartment opens into a small foyer, followed by the living cum dining room, which comes with an attached terrace. The kitchen is placed next to the dining room, with the 2 bedrooms coming after it. While the master bedroom comes with another terrace and an attached toilet, the second toilet in the apartment is a common one.

The attention to quality is what stands out in the apartments at Akshardham. The living cum dining room as well as both bedrooms uses large 800X800 mm vitrified tile flooring, which adds to the elegance of the apartment. The electrical switches are of Schneider brand while the sanitaryware fittings are of Jaquar brand. Doors and door frames are laminated and will have smooth curved edges, instead of the usual sharp ones to prevent chipping of borders when closed and also to reduce sound on impact. The premium UPVC material has been used for windows and terrace doors. A telephone point and a set top box for satellite television will be provided in the living room of the apartments.

The base price of an apartment at Akshardham is Rs. 5,850/sq. ft. The following table gives an overview of the various apartment sizes and their prices:

As compared to other projects in the same area, where a 2 BHK apartment in general costs up to Rs. 85 – 95 lakhs, Akshardham does seem to offer a much better deal for customers in terms of quality and price.

Akshardham: Amenities Overview

As mentioned earlier, Akshardham does not lack in providing amenities to its residents, to enable them to live a comfortable life. A Ganesh temple is located just after the entrance to allow residents to pray together. Along one side of the complex is the two-storeyed clubhouse, which is planned to contain a gymnasium, a multipurpose hall and indoor game facilities. Next to the clubhouse will be a landscaped garden and a swimming pool with an adjacent kids’ pool.

Along another side of the complex are an amphitheatre and a gazebo for seating residents and conducting any community celebrations. The third side contains a children’s play area and a basketball court. The most notable one, however, is the open air sky garden located on the 8th floor of the complex and accessible from each of the buildings, which provides additional place for kids to play and for residents to meet up and interact.

Conclusion

Akshardham comes across as a well-designed housing complex, which caters to the needs of its residents and provides them quality homes at a good price. It is a project, which though not the largest, still offers residents the refuge and comfort they require from their homes. One can conclude that Akshardham is among the most promising residential options in its side of Pune and one worth considering.

Riva by Asian Realty, NIBM Road – Project Overview, Analysis & Status Review

South Pune has, in recent years, emerged as one of the most sought after housing destinations in the western metropolis of Pune. This part of the city, which till the turn of the millennium, was known for its villages and hills, is today a booming area, with new projects coming up every other day and their hoardings dominating the roads and streets. The most preferred areas include Kondhwa, NIBM Road, Undri and Pisoli, which have projects by some of the biggest names in real estate. Among the projects next to NIBM Road is Riva by Asian Realty.

Asian Realty is one of the upcoming developers in Pune and apart from this city, it has projects in Bangalore and Mangalore as well. I visited the site of Riva and spoke to the project team to get an understanding of the same.

Riva: Location & Connectivity

Riva is a short drive away from NIBM Road and is just off Punyadham Ashram road. The project is not currently listed on Google Maps, hence, one needs to search for Casa Vibrante next door and take the main road in this project, which leads to Riva. While the approach road to the project wasn’t in the best of shape when I visited, it should be ready by the time of possession. Riva is located at a significant elevation compared to Casa Vibrante and one can get a picturesque view of the surrounding green hills as well as the areas of Kondhwa, Undri and NIBM Road from here.

While some buses operate near the project, it may not be advisable for prospective residents of the project to use them for commuting particularly at night, as the nearest bus stand is around a kilometer away. Pune Railway Station is 10.5 km from here, while the airport is 17 km away and one can expect a travel time of 45-50 minutes to the latter from here. What does work for this project is its proximity to the major IT hubs such as Magarpatta City (10 km) and SP Infocity (9 km), while others such as Kharadi and Kalyani Nagar are within a 14-15 km radius from here. It’s the spillover demand for affordable yet comfortable homes from IT professionals working in these areas, which is the main target customer segment for Riva.

Riva: Social Conveniences

NIBM Road and the neighbouring area of Undri have seen plenty of development in the last couple of decades and notable among these is the number of service providers, who have their establishments here. One of the areas where residents of Riva have an edge is the education of their children. Some of Pune’s best schools such as Bishops Co-ed School (1.5 km), Euro School (2.5 km), Delhi Public School (3 km), Vibgyor High School (1.5 km)  and RIMS International School (3 km) are easily reachable. Higher educational institutions such as Sinhagad Group of Institutions, Kondhwa (3.5 km) and Trinity Academy of Engineering are within close proximity as well.

Some of the healthcare options available to residents of Riva include Lifeline Hospital (3.5 km), Satyanand Hospital (3.5 km), Ruby Hall Clinic Wanowrie (4 km) and Inamdar Multispecialty Hospital (6.5 km). Malls such as Dorabjee Heritage Mall and Bizzbay Mall, Dorabjee’s departmental store and numerous restaurants are within 3-5 km from the project site as well. Completing the picture are the Corinthians Club and Country Club Undri, offering options for dining, sports and entertainment.

Riva: Site Overview

Riva occupies an area of 1 acre and comprises of a single apartment tower and a separate clubhouse building. The apartment tower has 11 residential levels, with the ground floor and basement earmarked for parking of resident’s vehicles. The apartment tower will have 3 elevators for residents. At the time of my visit, I could see that work was ongoing on the 2nd level of the tower, with the basement, ground and first floors completed. The project is due to be handed over by March 2018.

Riva: Apartment Overview

Riva will comprise of 8 residential units per level, making a total of 88 units in all. The units are equally divided into 1 BHK and 2 BHK units, with the corner apartments being 2 BHK and the middle ones being 1 BHK. Prospective residents can choose from a variety of apartment areas: the size of a 1 BHK apartment ranges from 609 – 977 sq. ft., while that for a 2 BHK apartment lies in the range of 993 – 1431 sq. ft. These sizes indicate that space will not be at a premium for residents as their homes will be sufficiently large. The base price of an apartment is Rs. 4,750/sq. ft., which is lower than other projects in the vicinity. One can get a 1 BHK apartment for approx. Rs. 37 lakhs onwards and a 2 BHK apartment for approx. Rs. 62.5 lakhs onwards.

The developer is providing apartments, with specifications similar to those seen in premium projects. All apartments will have premium vitrified tile flooring, while all bathrooms will have Dado all the way up to the false ceiling level. The bathroom fittings will be of renowned international brands, while the terrace will be double-heighted, giving a spacious impression, similar to the apartment itself. 24X7 power backup will be provided in common areas and up to 15 Amp in each apartment, along with piped gas facility. A video door phone and anti-theft locking system will be provided for residents’ safety.

In a 1 BHK apartment, one will enter through a foyer to the living cum dining room, with an open plan kitchen alongside. These apartments will have a single terrace and a common bathroom. A 2 BHK apartment also comes with an open plan kitchen and has an additional dry balcony alongside it. These apartments have 1 common and 1 attached bathroom, with other structural features similar to a 1 BHK.

Riva: Amenities Overview

Riva will have a clubhouse, which will be a separate, standalone building from the apartment tower and host various amenities for residents. Among the amenities planned are an indoor games room, a party room, mini theatre and a swimming pool. Attached to the clubhouse will be a lawn, which can be used for functions or parties and a children’s play zone.

Conclusion

The tagline of Riva is ‘Affordable Luxury’ and looking at the plans and specifications of the project, one can see why this is the case. The project offers comfortable homes with plenty of space for residents and good amenities to boot. Located in a well-connected area with among the best social infrastructure in Pune nearby, it offers an opportunity for an end-user to get his/her dream home at an affordable rate and for an investor to make good returns as the area develops further.

VTP Purvanchal – Why purchasing a home in this Wagholi project makes sense

VTP Realty has, in recent years, emerged as one of the top real estate developers in the city of Pune. Starting out as suppliers of construction material, VTP has taken huge strides since getting into construction themselves. VTP Realty prides itself on the quality of its construction, and believes in the adage that the value a customer derives from better quality homes trumps the cost they incur in purchasing their dream home. The developer is now coming up with the launch of its newest project, VTP Purvanchal, located on Wagholi-Kesnand Road in East Pune.

If one compares Wagholi and Kesnand with its neighbor Kharadi, one can see that all were small villages till roughly the turn of the millennium. With the IT corridor of Hinjewadi in western Pune starting to get saturated, Eastern Pune became an alternative to many technology biggies. It has been seen that when an area starts developing, the biggest telltale sign of the same is the vast improvement in the condition of existing roads as well as the construction of new ones. Based on my recent visit to the area (and the project site), Wagholi-Kesnand Road definitely falls in this category.

Wagholi lies on the arterial Pune-Nagar highway, which is among the best roads in this part of the city and connects this area to the Pune Railway Station (17 km away). However, it is the other roads, which deserve a mention. VTP Purvanchal is located on the Wagholi-Kesnand road, which is now a well-paved and smooth road to drive on, with space available for widening, if required. The same holds true for the Wagholi-Lohegaon road, which connects this project to the Pune Airport (12.6 km away). Pune Municipal Transport (PMT) buses ply regularly from the junction of the Kesnand road with the highway to the railway station as to other parts of the city.

A major game-changer will be the under-construction Kharadi-Wagholi road, which aims to bring the two neighbours closer, both literally and figuratively, by reducing travel time and serve as a harbinger of greater prosperity to the latter. For those working in Magarpatta City, which is slightly beyond Kharadi, a new bridge across the Mula-Mutha River is expected to greatly mitigate, if not end, the regular traffic snarls seen here, further reducing the travel time. The proposed Pune Ring Road project is expected to pass by Wagholi, further enhancing connectivity to other parts of Pune City.

VTP Purvanchal: Proximity to residents’ workplaces

A major portion of the target market of VTP Purvanchal will include IT engineers, whose workplaces are in Kharadi, Viman Nagar, Magarpatta City or Yerwada, which will not be more than a 15 minutes’ drive from here. Kharadi already boasts of major IT hubs such as Eon IT Park, World Trade Center and Zensar and more are on the way. Expansion of Eon IT Park and an upcoming IT SEZ by Raheja and Gera in Kharadi are likely to lead to numerous new employment opportunities and hence, greater housing demand. Ascendas IT Park is also coming up in the vicinity.

With Kharadi becoming increasingly saturated as a housing destination, Wagholi-Kesnand Road is best placed to absorb this new demand for good quality housing from this category of home buyers, owing to the aforementioned road connectivity, surplus land availability and lower land rates here. An additional benefit Wagholi provides to a home buyer is lower stamp duty and registration charges, as it does not come under Pune Municipal Corporation limits.

This area is also a convenient location for people working in the major industrial areas of Hadapsar (who too will benefit from the upcoming Kharadi-Wagholi road) and MIDC Ranjangaon and Sanaswadi, who can get to their home or workplace without needing to deal with the city traffic.

VTP Purvanchal: Social Conveniences

One can say that the development of Wagholi-Kesnand is inextricably linked with that of Kharadi and not just in terms of one generating demand for the other. Residents of projects such as VTP Purvanchal on Wagholi-Kesnand Road can benefit from the developed social infrastructure of Kharadi, in addition to the amenities available within that area itself. For instance, for getting their fix of shopping or entertainment, residents have the option of shopping centers such as Reliance Mart and malls such as Amanora Town Centre, Seasons Mall and Phoenix Market City, all near Kharadi and within 10-12 km from the project site.

This location has a number of quality schools affiliated to CBSE and IGCSE boards, such as Lexicon International School and Sanskriti School (3.7 km), Victorious Kidss Educares (15 mins.) and Podar International School (15 mins.). Engineering colleges such as JSPM Imperial College and Dhole Patil College are among the higher educational institutions in the vicinity. Healthcare options for residents include Care Hospital and Lifeline Specialty Hospital in Wagholi itself and Columbia Asia and Rakshak Hospitals in Kharadi. As an additional bonus, particularly to prospective residents of VTP Purvanchal, Kesnand (3 kms from the site) is the location of the extremely popular Sunburn Music Festival.

VTP Purvanchal: Good investment opportunity

Wagholi has land rates, which are far lower than its neighbouring areas of Kharadi and Viman Nagar. With its ever-improving connectivity to these areas and the quality social infrastructure coming up, Wagholi-Kesnand Road is likely to virtually become the new Kharadi in the near future and this should see land and property prices show sharp appreciation. An indication of the scope for this appreciation is that prices here are nearly half of those in its neighbourhood. For a savvy investor, investing in a quality project by a reputed name such as VTP Realty appears to be a good option.

Conclusion

A combination of all the factors listed above indicate how Wagholi-Kesnand have come a long way from being an outpost on the Pune-Nagar road to becoming an increasingly sought after residential destination and why VTP Realty chose this area for its project. VTP Purvanchal brings VTP’s signature construction quality, along with an assortment of 1, 2 and 3 BHK homes and 40,000 sq. ft. of amenities spread in three special zones, which promise to make it a landmark project in East Pune. For a prospective home buyer in this area, this project seems to offer an interesting package worthy of consideration.
