Project Layout

The 6 towers of Kanakia Zen World are designed to surround the central amenities space in a C-shape. Each tower houses 4 units of varying configurations per floor. As can be seen from the square footage below, the units are spacious and larger than the standard, in some cases. For those who don’t have the historical perspective, Powai was a sleepy suburb of Mumbai till about 15 years back. Known for the Indian Institute of Technology-Bombay, picturesque Powai Lake and surrounding hills, Powai was never on radar of Mumbai property investors as it wasn’t connected by direct rail service. However over time several things worked in favour of Powai – a clutch of developers built high quality townships including several work places and retail spaces, IIT Bombay saw an upsurge in entrepreneurial ventures and the Jogeshwari Vikhroli Link Road (JVLR) connected Powai to Eastern Express and Western Express Highways. Today Powai is a revered residential destination and no one talks of lack of railway connectivity to it. I was pulled to the Raj Grandeur Powai after I saw a front page advertisement in shades of black and white. During my drive along the Eastern Express Highway the other day I again came across an advertisement, splashed across a bill board in the same shades. Hence, I drove down to Powai through the LBS Road and then went up the Hiranandani Link Road which starts right opposite the gates to Godrej complex at Vikhroli. Just between the Hospital and the Gurudwara enjoying a good road frontage was the Raj Grandeur site. Raj Grandeur is coming up on 6.5 acres of land and will have 3 wings A, B and C. The first two wings A and B were part of the Phase 1 launch and have reached finishing stages. In fact it is likely that they will be ready in next three months. 30 residential floors are coming up over 3 basements, ground and 2 levels of podium for parking and amenities. As I mentioned earlier the project land is already perched up on a hill hence the 30 floors then ensure that residents are able to get largely unhindered views from their homes. The 164 apartments in Phase 1 of Raj Grandeur are all 3 and 4 BHK in configuration. The sizes of these are as follows (saleable basis) –

Powai is truly gifted in terms of road connectivity, for it has the Eastern Express Highway and the Western Express Highway on either sides, connected by Jogeshwari Vikhroli Link Road; this makes commute to other parts of the city and the suburbs, effortless. The Hiranandani Gardens per say enjoys proximity to Ghatkopar, Vikhroli, Kurla and other localities on the Lal Bahadur Shastri road on one side and Chandivali on the other side, due to a network of roads inside the township. In addition , the locality of Hiranandani Gardens is replete with state of the art civic infrastructure; Hiranandani Foundation School and SM Shetty School are two reputed schools located here.

Hiranandani Hospital and various other clinics are located both inside the community and in the vicinity for medical assistance. For shopping, there is Galleria to which people throng due to availability of a plethora of shops and dining options; supermarkets like Haiko and D Mart cater to the daily needs of the residents. Swanky hotels like Meluha and Rodas play host to a variety of clientele and that adds an edge to the township.  A club house, gymnasium, tennis courts, play grounds, shopping centres, cafes, restaurants, amusement zones which provide go karting and other facilities, numerous landscaped gardens, pedestrian-friendly tree-lined avenues are all a part of this fine township. The main highlight though remains with the strategic positioning of the locality right in front of the impressive Powai lake. Wadhwa Atmosphere | At 37 Stories It May Just Be A New Landmark At Mulund

Eastern suburbs of Mumbai are fast growing for variety of reasons which include – improving connectivity, emergence of business centers at Powai and Bandra Kurla Complex (BKC) and new infrastructure initiatives. Amongst these, Mulund has emerged as a much desired location for housing. Traditionally the area was inhabited by people of middle class strata who lived in Mumbai suburbs as these were much affordable in comparison to properties in the island city. However going by the property rates and the plans by various real estate firms, Mulund can’t any long be called as a middle class housing hub. Mumbai’s leading property firms have a presence here and this is only expanding. The one reason that really works for Mulund is that towards Mumbai’s East it is the last stoppage before one enters Thane and ones address changes from that of Mumbai to Thane. For whatever its worth Mumbai address still commands a value. East to West connectivity at Mulund is through the Mulund-Goregaon Link Road at the Eastern Expressway turning which on the other side connects to Airoli in New Bombay. Just when you have crossed the railway lines towards your right there is a large apartment complex Wadhwa Atmosphere which is currently under construction. The project, an SPV of the Wadhwa Group, MAN and Chandak Group, is an apartment complex which is coming on a 14 acre land parcel in Mulund West.

In the phase I the company launched about 600 apartments across 3 towers. These 3 towers will be 37 stories tall and the parking of basement +3 podium levels is altogether a different building. Such design provisions allow for convenient vehicular movements which wouldn’t then interfere with residents movement across the complex. 2BHK, 2.5BHK and 3BHK units are on sale and the sizes range from about 600 sq ft to 1,000 sq ft of carpet area.

At the quoted prices, apartments are anywhere from Rs. 1.8 cr onwards at the lower range. Few things that stand out about the project are cross ventilation in the flats with configuration of 2.5 BHK and 3BHK, now this is a rare feature in Mumbai where most apartments not that airy. Secondly there is a sky lounge with several amenities on the terrace including the gym and barbeque area. Over and above this there is a podium garden over the car park and tennis and basketball courts are on the ground floor. At Wadhwa Atmosphere, every floor has 6 flats and these are served by 7 lifts. Wooden flooring is provided in the master bed room while there is full body vitrified flooring elsewhere in the house.

Wadhwa Atmosphere project was launched about a year back and if you are to visit the site today there are about 500 workers on the site involved in the construction. Work on all 3 towers has begun at the same time and it is encouraging to see a mobilised site. While East to West Link Road is very crowded in peak hours what works well for Atmosphere is that it is the first property into Mulund when accessing from Eastern Express Highway. Moreover Nahur station of Central line of suburban railways is at a walking distance too.

Mulund West has a well-established industrial and social infrastructure. Facilities or offices of firms such as Johnson & Johnson, Hoechst and Glaxo are also located here. Fortis hospital is very close the the project site. And then Mulund also has malls such as D-Mart and Nirmal Lifestyle for shopping and entertainment. One can access Mumbai easily through suburban railways or LBS Marg/ Eastern Express Highway by road. Powai is about 11 km from the project site and BKC is about 18 km. The location and current progress on site is encouraging. Various reports indicate that sales of this project have been good considering weaker markets though we can’t independently verify these numbers. All three partners have a long history of developing quality residences, offices and/ or infrastructure across Mumbai and we think they collectively will deliver on Wadhwa Atmosphere as well.

Powai – A Market That Continues To Grow

The real estate sector at Powai and around until Chandivali, is well developed and growing even further. Since the last two months I started to study Mumbai’s property sector, I’ve been amazed by the sheer scale of developments in this area. It is so difficult to believe that Powai as a property market didn’t feature on a Mumbaikar’s radar some 15 years back. However, this region has ever since transformed itself into a luxury market. Previously, we spoke about the developments of ongoing and upcoming projects in blogs which you can find here.

We discussed about how Powai developed over the last two decades, thanks to the start-up entrepreneurial activity that has surged in this area and in turn, has created a bigger spillover demand in the surrounding areas for the real estate market. We also talked about necessary infrastructure that eventually led to several corporate offices setting up their bases here, and a thriving residential market that reflects the white collar working class of India’s financial capital. Hiranandani’s planned township is perhaps one of the biggest reasons for emergence of Powai as a startup hub and business-center, almost as if establishing a business hub away from town-side and creating a new breed of work culture in the suburban Mumbai. As a matter of fact, it’s fairly established as a perk, that if you work in Powai, you’re bound to live in Powai, and henceforth, you need not step out of Powai. This region has become self-sufficient in terms of social and public infrastructure among everything else needed for an established urban locality.

We delved a bit further into the Powai residential market. We went across to a few upcoming property sites, ones you can find listed on propstory.com for discussions. We have also put up a synopsis of our site visits, along with recent photographs from these residential projects. We have spoken to respective sales or marketing staff present at these site offices, and wherever we didn’t get to interact, we got in touch with the companies to fetch information that you might need.

The prices and number of apartments is prone to error as these are based on interviews and online research.

1. L&T Emerald Isle

Emerald Isle is an under construction by L&T Realty and is located at Powai, off the main road, and very close to Powai Lake on the opposite side. It comprises of 8 towers and offers 2, 3, 3.5, and 4 BHK apartments with added amenities within an area of 16 acres.

2. Raj Grandeur

Raj Grandeur is an upcoming project by Rajesh Lifespaces which is located behind Hiranandani Hospital. It comprises of 3 & 4 BHK apartments among other amenities and consists of two towers with more than 160 units in place. We were told that close to 60% apartments are already sold.

3. GHP Trinity

GHP Trinity is an upcoming project by GHP Group in collaboration with Rajesh Lifespaces. It is located close to Hiranandani Hospital, right next to Raj Grandeur and Supreme Aishwarya CHS. It comprises of 180+ apartments, while its latest offering is of 3 BHK apartments with most having sold out.

4. Supreme Aishwarya CHS

Supreme Aishwarya CHS, by Supreme Infrastructure Ltd, is an under construction residential complex located near Hiranandani Hospital. It has 21 apartments of 2-BHK configuration.

5. Supreme Anamika

Supreme Anamika is an upcoming project by Supreme Infrastructure India Ltd. The project is located in the IIT Bombay market and easily accessible from JVLR. The project consists of  1 and 3.5 BHK apartments.

6. Jaycee Serenity

Jaycee Serenity is an upcoming project by Jaycee Group. It is located in the vicinity of GHP Trinity, Supreme Aishwarya and Raj Grandeur and is an upcoming project comprising of 1 and 2 BHK apartments.

7. Shapoorji Pallonji Vicinia

Shapoorji Pallonji Vicinia is an upcoming project by Shapoorji Pallonji and Co. Pvt. Ltd. It is located in Chandivali, close to Lake Homes entrance, through the backroad leading to Nahar’s Amrit Shakti, and is spread across 5 acres of land. It is offering 2, 3, and 3.5 BHK apartments and has many other added amenities.

8. Pashmina Lotus

Pashmina Lotus is an upcoming project by Pashmina Developers at Powai, close to Panch Srishti complex. It is offering 4 BHK apartments and will be having 4 towers of 21 floors each.

9. Nahar Cayenne

Nahar Cayenne is an upcoming project by Nahar Group at Nahar’s Amrit Shakti, a township at Chandivali. It consists of 1 and 2 BHK apartments and has 14 floors with additional floors for commercial shops.

10. Nahar Bryony and Burberry

Nahar Bryony and Burberry consists of 2 apartments on each floor and comprises of 3 BHK apartments in two towers which are about 18 and 20 storeys, respectively. It is located within the township of Nahar’s Amrit Shakti in Chandivali.

Nahar White Lily and Water Lily are two upcoming towers coming up at Nahar’s Amrit Shakti and will have about 16-17 floors each. They’re located next to D Mart at Nahar’s Amrit Shakti and comprises of 2 BHK apartments.
