Talegaon near Pune – An upcoming urban housing destination

Among the upcoming satellite towns near Pune, Talegaon is one that particularly stands out as a real estate destination. This town has far outgrown its humble beginnings and is today, attracting a number of developers to come up with top quality projects and home buyers aplenty in equal measure.

Talegaon is well-served by PMPML buses from Pune as well as State Transport buses from Mumbai and other cities. Also, it lies on the Mumbai-Pune railway line. Talegaon is at a nice elevation, which is actually higher than the popular twin hill stations of Lonavala and Khandala. This aspect ensures this town has a very pleasant climate all year round. The Indrayani and Pavana Rivers flow by near here and their pristine waters add to the charm of living in this place. The town also boasts of large open spaces and offers great views of the surroundings for as far as one can see. With popular tourist attractions such as the Karla Caves, Bhaja Caves, Lohagad and Visapur Forts in close proximity to the town, it serves a good base camp for a nice short holiday.

In comparison to Hinjewadi, Wakad or even Ravet nearby, Talegaon emerges as a far more economical option for home buyers. Probably the biggest factor, which drives interest in properties in Pisoli is the vast number of projects coming up and the affordable rates that apartments in these projects have. The property rates in Pisoli are much lower than the saturated areas of Wanowrie, Kondhwa and NIBM Road and are also lower than Undri next door. Most of the projects here are apartment projects of 1, 2 and lately of 3 BHK configuration. The average price for a multistorey apartment here is approx. Rs. 4300/sq. ft.

One can get a 1 BHK apartment here for a starting price of approx. Rs. 22 lakh, while the starting price for a 2 BHK and 3 BHK apartment here is Rs. 32 lakh and Rs. 55 lakh respectively. Very few areas in and around Pune offer apartments at such low rates and unsurprisingly, the demand for housing is quite high. This high demand, in turn, is likely to lead to sharp price appreciation in the near future, which is beneficial if one is an investor.

Another plus point of living in Pisoli is the natural beauty which surrounds it. The lovely Sahyadri Hills overlook this area and are a sight not to be missed, particularly during the monsoon season, when they contain waterfalls. In addition, the traffic around this area is much lesser than other parts of the inner city. Hence, residents can lead a quiet and relatively pollution free life in the lap of nature.

Move a bit further and one comes to Gagan Cascades. This project, located right next to the surrounding hills, promises to offer a comfortable living environment. The apartments here are of 1 BHK (carpet area: 426 – 470 sq. ft.) and 2 BHK (614 – 769 sq. ft.) configuration. This project is currently under construction, with possession expected to be handed over by June 2018. The price range of an apartment here is approx. Rs. 28.9 lakh to Rs. 48.3 lakh.

Pune Ring Road

Pune city is noted to have maximum number of two-wheelers in the state followed by Thane. The registered annual growth rate of vehicles in Pune was 9.56% mentioned by Pune RTO in 2013. The city is at the confluence of 3 National Highways namely NH 4, NH 50, and NH 9 which brings regional traffic into the city. To decongest this traffic and ensure smoother traffic flow, the Pune and Pimpri Chinchwad Municipal Corporations collectively proposed the Pune Ring Road. Accordingly, necessary changes are being made in the development plan of the city as well. The Pune Metropolitan Regional Development Authority (PMRDA) will execute this major infrastructure project which will stretch across 128 kms. It will connect areas such as Wagholi, Shirgaon, Khamgaon and Patharwadi.
