My Home Abhra, Hitec City – Project Overview, Analysis & Status Review

My Home Constructions enjoys an enviable position amongst the real estate fraternity of Hyderabad. We have over the years found their projects attracting several takers at the launch stages itself. One of their projects My Home Abhra is nearly finished now and over 50 families had already moved in by February of 2016, when we visited it. My Home Abhra is located within the business district of Hitec City and is one among a number of upcoming projects by the developer, which also include My Home Bhooja also in Hitec City, My Home Avatar along the Outer Ring Road and My Home Vihanga in Gachibowli in the residential space and My Home Divija in the commercial space.

My Home Abhra: Location & Connectivity

My Home Abhra is the only residential project as of today that is within 1 km of driving distance to Cyber Gateway, Raheja Mindspace, Ascendas IT Parks and Inorbit mall in the Hitec City area. Buses to this project are qquite frequent as a result. Connectivity by other modes of public transport too is quite good: the nearest railway station, Hitec City MMTS Station, is 6.5 km, while Shilparamam, the nearest station on the soon to begin Hyderabad Metro, is 5 km away. Using the Outer Ring Road (3.5 km), residents of the project can get to the Rajiv Gandhi International Airport (33.5 km), within 45-50 minutes.

Hitec City became a popular IT/ ITES destination over the past decade and a half and is located just off the posh Jubilee Hills area. The landmark Cyber Towers by APIIC at the turning towards Madhapur was one of the first IT Complexes built under the then Chandrababu Naidu government. My Home Navadweepa, an earlier project by My Home Constructions, is next to the Cyber Towers and is a well regarded apartment complex at Madhapur.

This 5 tower complex has just 3 and 4 BHK apartments as it targets those buyers/ residents who would pay top dollar to live in what is planned to be one of the finest emerging addresses in the city of Hyderabad. Towers A, B, D and E each have 5 apartments on every floor and these are served by 3 lifts each.

A summary of the features of the apartments at My Home Abhra attests to their premium nature. Amalgamated marble flooring has been provided in the living and dining areas of the apartments, while bed rooms have large-format and elegant 800X800 mm vitrified tiles. Premium quality CP and sanitary fittings have been used all across the apartment. The apartment layout is efficient and provides ample space to each resident to enjoy its lavishness, while maintaining their privacy at the same time.

Tower C has just 2 apartments on every floor and is served by 2 lifts. The apartment sizes range from 2310 sq. ft. to 4770 sq. ft. At the current base price of Rs. 6,500/sq. ft., the smallest apartment here costs Rs. 1.8 crores or so. We were informed that just a handful number of apartments are available for sale and none of these is East facing, supposedly high in demand because of Vastu compliance.

My Home Abhra is replete with amenities for residents to indulge in. There is a central garden with beautiful landscaping. A covered swimming pool exists between Tower A and B along with an air conditioned coffee shop and lounge. Under the Tower C are two multipurpose halls, provision store, air conditioned squash court and basket ball court. A fully equipped gym with spa is also functional for those who like to sweat it out that ways. Keeping in mind the tradition of love for badminton in this city, two air conditioned courts have been put in place at the project. Further there is a tennis court as well as cricket nets for practice. Ample care has been taken to plan amenities for toddlers – kids play area, toddler pool and several swings and slides in garden.

The various amenities at My Home Abhra are organized in a unique way i.e. occupying ground floors of various towers. There isn’t a concept of centralized club house. Yet nothing has been missed. What really stands out at My Home Abhra is that it is a delivered project right in the heart of the business district of Hitec City. With not many flat available with the developer, one has to find apartments in secondary market for purchase. One can avail these apartments at a rent of Rs. 45,000 and upwards as well and walk to work/ the neighbouring mall at ease.

Prestige Ivy League, Hitec City – Project Overview, Analysis & Status Review

Hyderabad’s economy has received a much needed boost post the resolution of the Telangana issue. We have all heard about firms such as Google, Amazon, Deloitte, Microsoft amongst other announcing plans to expand their India offices at Hyderabad. Hitec City at Madhapur and Financial District at Gachibowli, are already home to TCS, Infosys, Cap Gemini, ICICI Bank and many such IT/ ITES offices. The increasing amount of traffic on the Hyderabad’s roads signals a growing employee pool in the city. Office buildings by DLF, Tishman Speyer, Raheja, Ascendas etc are also packed now. Hence, by and large, the employment action has moved towards regions in West Hyderabad where the two large IT districts flourish. While the city’s property market is largely dominated by home grown firms, certain Bangalore property developers have taken a fancy to Hyderabad as well. Amongst the big names is Prestige Group, which is currently selling three properties here: 1) Prestige Ivy League (which is the focus of this article) 2) Prestige High Fields 3) Prestige Royal Woods

Prestige Ivy League is located on the Hitec City road between Kothaguda junction and the very famous Cyber Towers. The apartment complex is about 1.8 kilometers from Cyber Towers, thus providing easy access to Hitec City. Moreover it is in the midst of well established office complexes of TCS and Google on the Hitec City road itself. There are umpteen number of shops for daily conveniences, restaurants, banks and places of worship in the vicinity.

Prestige Ivy League is well-connected by road transportations options, be it buses, autos or taxis. The Outer Ring Road is 2.5 km from the project, which connects it to other parts of the city and the Rajiv Gandhi International Airport (32.5 km). The nearest railway station, Hitec City MMTS station, is only 3 km away. Connectivity will get a further boost once the Hyderabad Metro begins operations (tentatively in June 2017), with the nearest metro station, Shilparamam being only 1.5 km down the road from here.

Prestige Ivy League: Site Overview

Ivy League is a 5 acre project and just 3 towers will be constructed on the land parcel, thereby providing ample avenues to plan landscaping and amenities. 2 towers will have apartments of 2 and 3 BHK configuration only and one tower will have just 4 BHK units. The first two towers with smaller configuration will have 8 flats to a floor while the latter tower will have just 5 flats to a floor. 3 BHK units are corner units while the 2 BHK units will be in the center.

Prestige Ivy League: Apartment Overview

All apartments in Prestige Ivy League are open from 3 sides, which allows for circulation of natural light and cross-ventilation of apartments, thereby bringing down the need to operate electrical appliances during the day. Prestige is thereby creating a pull for its product amongst wide range of people with different budget categories and requirements. There are two basements planned for parking and work has already commenced at the site. The complex will be free of vehicular movement as cars can enter the basement right ahead of the entrance. This allows for 1) safety of residents 2) leisure walks and running.

In all, there are 349 apartments in Ivy League and every apartment has a 8 feet main door. The height of the door is very impressive and even the touch and feel of it. Bathrooms will be fully done up with glass partitions and shower panels. There is Omani marble flooring planned in the living and dining and laminated wooden flooring in the bedrooms. For the residents, a 30,000 sq. ft. club house forms part of the plans. Apartment sizes range from 1,327 sq. ft. to 3,498 sq. ft. Priced at Rs. 6,200/sq. ft., the apartments cost anywhere from Rs. 85 lakhs to Rs. 2.15 crores.

Hyderabad’s residential market was reeling under a slow down till two years back while other cities were doing very well. Things seem to have reversed now as Hyderabad has emerged from its slow down while other cities are still finding a bottom for property prices. The Hyderabad real estate market is a price conscious market and apartments above Rs. 1 crore find less buyers. However, Prestige does create a product in 2 and 3 BHK for people with such budget. The idea might be to appeal to senior management of leading employers who are at a stone’s throw from this project. With momentum in Hyderabad’s IT/ ITES scenario, the affluence of people will only rise and projects such as Ivy League which are lifestyle products will hopefully find more takers. Not to forget it comes with a Prestige tag.
