Aarohan, which literally translates into “Ascent”, is the most iconic and ambitious new project in this area. It is situated in the up-market Golf Course Road, where Vipul Group has already delivered a premium residential project called Belmonte. Agora Mall on MG Road and Tatvam Villas in Sector 48 are other well-known offerings by Vipul Group, which is also present in cities like Ludhiana, Bhubaneswar and Faridabad.

Golf Course Road witnesses non-stop traffic throughout the day. During our visit, we could find on-site work progressing steadily in the 3-level basement, with excavation complete. Concreting work is fast progressing, as there is a batching plant on the site itself. The overall site infrastructure and high-tech equipment deployed indicate strict adherence to precision, quality, and eventually, the completion timeline. We also took a look inside the exclusive sales gallery close to the entrance, and a 3 BHK mock-up flat.

 Vipul Aarohan: Commute and Neighbourhood

Being located on the Golf Course Road, future residents can easily commute to any part of the city from the site. Additionally one can find several well-known residential projects around Aarohan’s entrance in this sought-after locality. For occupying the requisite parking lot that comes at a price of Rs. 6 Lacs, Audi and Porsche showrooms are at a stone’s throw! Other major public transport hubs like IGI Airport-Terminal 3 (23 kms) or Gurgaon Railway Station (16 kms), are just a few minutes’ drive. Vipul Aarohan is a walk-able 700 metres from Sector 53-54 Rapid Metro station, the nearest public transit spot. Talking about landmarks, the famous One Horizon Center office building and the luxury Ibis Hotel are within 1.5 kms.

The biggest size for a 3 BHK apartment is 2940 sq ft featuring a large master bedroom of 12′ X 17′, spacious living-dining space of 27′ X 14′, and an an additional family lounge area of 13′ X 16′. The 2, 3 and 4 BHK units are priced respectively at Rs. 2.08 crores, 3.24 crores and 6.07 crores, at Rs. 10,000- 16,666 per sq. feet, according to some online real estate portals the apartments are available in secondary market.

DLF Camellias – Not For The Ordinary

I was listening to the financial results of DLF recently. The management statement wasn’t positive around various projects DLF is executing in its home ground of Gurgaon, however they were bullish on one project called “The Camellias”. I quickly surfed the internet to find out more about DLF Camellias property and later decided to visit it as well.

DLF is no stranger to Gurgaon. Hardly a street exists in the new areas of Gurgaon where a board that says ‘DLF so-and-so’ isn’t visible. The developer has invested a great deal in Gurgaon and has designed residential and commercial spaces across the city. In fact several pundits attribute Gurgaon’s stellar economic growth to future ready properties that DLF provided ahead of its time. Off late the company has been focusing on developing premium properties which is a significant shift in its business strategy. DLF The Camellias was launched in 2013 and is expected to be complete by end of 2017, is one such super luxury residential property. With The Camellias, DLF seems to be aiming for the sky i.e. breathe a fresh lease of life in the premium housing category. Ok so I thought I can visit the site like any others I frequent, to my surprise there isn’t any marketing office here! One needs to pre book an appointment and go through a screening to visit this property. I am sure I won’t ever be able to do a site visit of the under construction The Camellias.

DLF Camellias is located at Sector 42, specifically the affluent Golf Drive, near the globally renowned DLF Golf Course Road. This spot, which is in DLF 5, has excellent connectivity to the highways and major areas of Gurgaon. Sohna Road, Golf Course Road and the NH8 are all easily accessed from here, something not all residents of Gurgaon are privileged with. A rapid metro connection is under progress and this is another benefit to look forward to. Approximately 429 condominiums are coming up on a land area of ~16.2 acres thereby permitting a low density construction. The Camellias is offering 4, 5, 6 and penthouse configurations for those who like to indulge. There are 16 towers of varying heights – 21 storey, 22 storey and 38 storey, in a spacious and scenic landscape that encompasses gardens, parks. But perhaps what is most unusual is that an acre of land is dedicated to a lake that will be built in this project. And of course, it wouldn’t be a DLF property without a golf course for residents to try their putting skills, which it possesses. One can only imagine the amount of freedom and joy in walking across the varied.

What’s interesting about The Camellias is that DLF is treating each house as an independent unit, separate from the rest of the building. This affords the residents more privacy and space, while also increasing the safety of the construction. The apartments will be placed around a ‘main core’, around which the rest of the floor will be designed. Within every flat to one side will be the utility and common areas like the kitchen and living area, while private areas like the bedroom and bathroom will be on the other. According to the developer, this design will allow for more space and air circulation in the apartment.

The Camellias is set up with many features that will distinguish it from run-of-the-mill luxury residential projects. It contains the standard fare of large projects, such as multiple sporting facilities, swimming pools, gyms, party lawns and auditoriums, but it also offers spas and saunas, a chef on call and golf cart shuttles. Buildings will come up on just 25% of the land area and rest is available for landscaping and amenities. Residents can also avail themselves of car washes in designated areas.

As we mentioned earlier, each apartment will be designed around a core and will have no shared walls with other apartments. By doing this, the developers are creating more space, and a home that will have distinctive public, private and utility spaces. Every apartment will also possess two spacious outdoor decks, one attached to the bedroom and the other to the living room. These come with provisions for misting to keep the area cool.

As expected with such an elite residential project in such a desirable area, the price quotes are quite high. The saleable area has been stated by DLF to be 7,350 – 7,400 sq. feet for the apartments, and 13,000 – 16,000 sq. feet for the penthouses. This sells for a considerable Rs. 32,500 per sq. feet, with an additional charge of Rs. 10 Lacs for a parking space. These prices make The Camellias the most expensive project in Gurgaon. Well to deliver on such a massive promise DLF has engaged duties of a Leighton, a construction contractor of international repute. Work at the site is going on at full swing and anyone who travels along Golf Course Road can vouch for it.

There are plenty of things one can do in the Golf Course Area. The area is also home to many commercial and recreational centres. The One Horizon Centre, just down the road from the Camellias, is occupied by major names like Oracle, Zomato and GSK. Genpact and Ernst and Young are located here as well. The South Point Mall (Fitness First, Le Marche) and Global Foyer Mall are both walking distances from the apartments, and of course, there’s the DLF Golf and Country Club adjacent to the property.

Construction of The Camellias is ongoing and is expected to reach completion by end of 2017. Golf Course Road is synonymous to luxury apartment complexes, The Camellias just redefined its skyline and snob factor.

  1. Golf Course Road – It isn’t wrong to draw a comparison of Golf Course Road in Gurgaon to Lutyens Delhi. It is a favoured address for rich and famous who chose an address in Gurgaon than in Delhi but enjoy an elite lifestyle. Aralias, Magnolias, Park Place and Belaire are leading properties by DLF here. The one creating a buzz these days is DLF Camellias where by the firm has lifted the price points by huge margins in Gurgaon property market. What works for Golf Course Road is that it is well connected to South Delhi, Gurgaon’s business districts of Cybercity and MG Road and shopping malls such as MGF Metropolitan and Ambience Mall. DLF’s Golf Course attracts international players too and the road thereby lives up to its name. Over time the road has been widened and rapid metro line is being extended up to Sector 55-56 along the Golf Course Road for easing commute. All the well-known office hubs of Golf Course Road are right here, and cyber city is just a 15 minutes drive through the newly built underpasses.   1. Golf Course Extension Road – We have always drawn a comparison of Extension Road to South Delhi as it’s a cousin to elite address of Golf Course Road. Golf Course Extension Road is now good to drive on and will see further improvement in infrastructure if and when the metro lines are added here. Real Estate firms such as IREO (with IREO City), Emaar, M3M and Ansals have a presence here. Several new arterial roads have been added which add to catchment areas of this place. The region covers sectors 58 to 67 in Gurgaon. Starting from Ghata village on one end to Badshahpur village on the other. While on one side the Extension Road is flanked by Golf Course Road on the other it is Sohna Road which acts as a boundary. Further one can access Faridabad through Gurgaon Faridabad road and reach Manesar easily once Southern Peripheral Road is ready. Several schools and hospitals are easily accessible from Extension Road.

Dwarka Expressway (Northern Peripheral Road, NPR) – The 18 kilometer long alternate connectivity between Gurgaon and Delhi (Dwarka) will not only ease movement of traffic on National Highway 8 but also play host to a large urban agglomeration all along this route. The work on this road project is delayed by over half a decade but local government has shown resolve to complete this soon. Estimates vary from 40,000 to 60,000 flats and villas under construction in over 100 projects along this route. The NPR extends from sectors 82 to 115 all of them under development currently. Large real estate townships on this route are Vatika India Next (INXT City) ,Ramprastha City in Sector 37D and Vatika Express City. There are firms such as Godrej, Sobha, Tata amongst others active here.   1. Southern Peripheral Road (SPR) – The Southern Peripheral Road will connect Sohna Road and Extension Road to National Highway 8 just before Kherki Daula toll plaza. Sectors under development on this route are 69 to 76. The metro from Extension Road will be extended to National Highway 8 through the SPR. Developers active here are Unitech, Tata, Tulip, AIPL amongst others. SPR because of its locations provides good connectivity to both old and new Gurgaon. One can access various social infrastructure which is already operational along the Sohna Road. 
  1. Sohna Road – This is a very old connectivity between Gurgaon and Sohna town. The Sohna Road connects Rajiv Chowk on National Highway 8 to Golf Course Extension Road and SPR. Further the road leads to Sohna which is coming up as an affordable option for apartments near to Gurgaon. Builders call the Sohna market as South Gurgaon which is 30-40% cheaper to near by markets within Gurgaon in real estate prices. All along the Sohna Road there are apartment complexes by Vatika, JMD, Vipul, Unitech, Central Park, Eldeco, BPTP and others. Several office complexes by JMD, Vatika, Spaze and others flank the road. While Gurgaon property market remains weak it is anyone’s guess that infrastructure is the back bone of real estate development. With Golf Course Road, Extension Road, Dwarka Expressway, Southern Peripheral Road and Sohna Road offering expansion of the millennial city, these property markets may do well whenever markets find a bottom.
