Palm Terraces Select are mid-rise apartments with 12 towers each having 13 floors, covering a total of 262 units. The project has 4 BHK apartments and 5 BHK penthouses in sizes ranging from 2410 Sq. Ft. to 3670 Sq. Ft. The approximate rate is Rs. 7600 per sq. ft. onward. Then followed a customary PropStory update on the 51-storey towers (A and  B) – the crowning glory of a necklace-shaped arrangement spanning a huge 25 acres! This ultra-luxury development with a 5-figure price tag per square foot, offers a striking range of choices from low-rise and mid-rise blocks to the tallest existing skyscrapers in the city. Golf Course Extension Road is a prime location in Gurgaon and Ireo Victory Valley is set in the heart of Sector 67, just minutes from this arterial thoroughfare. About a kilometre further into a 6-lane wide access road, we can enter Victory Valley through two entrances and a grand plaza.

Sector 67 is ideal for those commuting to Golf Course Road, Sohna Road and to Cyber City (15 km) on a regular basis. Phase II station of Sector 55/56 on the Rapid Metro is a navigable 7.8 km.

IGI Airport-Terminal 3 (25 km) or Gurgaon Railway Station (15 km) are within easy reach through NH 8 or via Golf Course Road.

Ireo Victory Valley : Social Infrastructure

Sector 67 is close to renowned schools such as St. Xavier’s High School (1.9 kms), Lotus Valley International School (3.9 kms) and DPS International (2.4 kms). The Shri Ram School and Suncity are quite close as well. Artemis Hospital, Fortis, Pratiksha Hospital, Kriti Hospital and Medanta Medicity are well-known healthcare establishments located in a 3-8 kms radius.

Victory Valley has a sprawling 25 acres site with nearly 870 units arranged in a “necklace-like” curved profile – both in 2D and 3D! A grand entrance plaza creates two segments within the site. The crowning glory of the project are the three tall Towers A, B and C which have 5 BHK penthouses on upper floors. D1 – D26 are low and midrise blocks with 2/3/4 BHK flats.

Interior finishing is 95% complete in all the blocks, while works on landscaping, clubhouse, and exterior of the high-rise towers would be completed in 2-3 months’ time.

Ireo Victory Valley : Apartment Prices and Details

The apartment units are themed around a “villa-like” experience, with private planters in every balcony. Six blocks have received their occupancy certificate as of May 2017. Being a luxury segment project, the prices are slightly on the higher side but well worth the price tag. A typical 3 BHK flat inclusive of 3 parking slots is priced close to Rs. 2.65 Crores, which is a good deal considering the luxury amenities that Victory Valley offers.

Preferential location charges (PLCs) are applied to the tune of Rs. 500-1000 per sq ft, in accordance with increasing floor level. Standard EDC, IDC and club membership charges are extra, while parking is included in the overall price.

Our team explored a sample 4 BHK flat in Tower B (G+50 storeys) and also took some pictures to share with the readers. In fact, we even rode up a high-speed elevator to the top of Tower B (in just 30 seconds) to get unparalleled views of the surroundings.

A prominent feature of Ireo Victory Valley apartments are 10 ft high ceilings and large, over 9 ft high windows. All the master bedroom baths, including those in 2BHK flats, have a jacuzzi tub and large dressing area. Every apartment has a small niche space for religious/decorative purposes.

The kitchen has modular cabinets, electric chimneys and gas pipeline connection, while the bathrooms have glass-enclosed shower cubicles. Every apartment has its own Daikin VRV AC system, and outdoor unit placed in the utility balcony. This ensures all-weather air conditioning and smart control of temperature in individual rooms. All the balconies are provided with planters for greenery, which will be maintained by the facility management entity.

Perhaps the only thing missing is a helipad (wishful thinking?) and copters that could offer a live tour of the necklace-shaped arrangement, the signature valley and the sylvan surroundings! For now, the 50-storey plus towers will more than suffice – not for those with a fear of heights though. All in all, the superlative offerings are a resounding “Victory” for Ireo, and for the proud owners.
