The developer has proposed many exciting amenities for its residents from private lifestyle terrace space to roof top swimming pool, and clubhouse to chill out, well-equipped gymnasium for the fitness freaks, guest rooms for visitors, jogging track, indoor/ outdoor sports for the sporty kind and a spacious party hall when it comes to organizing a gathering & play areas exclusively for kids. Services like in-house laundromat, car wash point, intercom & security, etc would also be there. 


While the project is about  to be launched, it has everything in the vicinity one would be looking out for. The project’s location makes it well-suited to being considered for real estate investment or even to settle down with one’s family. Also, the price range the developer is offering for these spacious luxury apartments is quite appealing. As inquired, the construction will start as soon as the approvals gets done which is likely to take few more months. Unicca Emporis is supposed to come up with white glove services. All the mandatory eco-friendly services like Sewage Treatment Plant (STP) , rainwater harvesting, etc would be there as well. Also, the Emporis residences would have round-the-clock 24 x 7 security.

The building line starts from 500 m off the approach road, which makes it pollution & noise free. The DivyaSree Technopolis – which is a major IT park itself – is located right next to the residential complex. Residents of the DivyaSree complex have access to a plethora of amenities, both in and around the development. The Old Airport Road corridor is an upcoming area for real-estate development as it offers a direct link to East Bangalore (Whitefield, Marathahalli) and Central Bangalore. Since most IT companies have offices in the Whitefield/Marathahalli area, investing in this part of Bangalore is an appealing option for those looking to live close to their place of work.

The USP of the apartments at 77 Place is the flexibility of the design and the wide range of options to choose from based on the client’s needs. There are two types of homes on offer – Independent Nuclear Family (INF) Homes and Linked Joint Family Homes (LJF). Apartments are available in the 1851 – 4627 SFT range, at a price of INR 9400 per SFT. * The project is expected to be handed over towards the end of 2017.

The INF homes are compact homes aimed at catering to the needs of modern Indian families. There are 9 configurations available ( 3BHK, 4BHK, 4BHK + domestic help quarters). These homes are designed for an independent nuclear family, and the range of sizes gives families the freedom to chose the ideal layout to suit their needs.

The LJF homes have an interesting design concept. Touted to be a first-of-its-kind concept in India, the apartments are designed with sliding partitions which can be opened to make the home a large space with access to all areas, or closed to separate the large space into two independent homes. The aim of doing so is to provide joint families the option of living together whilst still having independent homes.

The model apartment at DivyaSree 77 Place was being furnished when we visited. We were shown around a 3BHK + 1BHK (Linked) apartment, which had a large sliding wooden partition. The living room opened out into a large sit-out area, and the rooms were spacious. All apartments come with wooden flooring in the master bedrooms, vitrified tiling in all other areas, and premium bathroom fixtures.

In terms of amenities provided, DivyaSree has left no stone unturned at the DivyaSree 77 complex. All these places are well connected to each other as well as the Central Business District via a wide network of roads and Metro services. The localities surrounding the Old Madras Road such as Kannamangala and Budigere cross road are also fast developing , since they are geographically placed in close proximity to the automobile hub at Hoskote, the IT hub and EPIP Zone at Whitefield, Bagmane Tech Park in CV Raman Nagar, Bagmane World Technology Centre on the Outer Ring Road, and also the renowned Research and Development hub at Beary’s Global Triangle.

The Whitefield Export Promotion Park Industrial Association (WEPPIA) is actively involved in development of internal roads, drainage systems and pavements of the EPIP zone and played a pivotal role in releasing funds close to a 100 crore rupees for the same. IT giants such as L&T Infotech, Qualcomm, Mindtree, TCS, SAP Labs and many more companies have their offices located here. On the other hand, Hoskote has emerged as an automobile hub and houses various industries involved in manufacturing of auto spare parts; a few names include Autoliv, Volvo India Pvt Ltd, and so on.

An alternate, toll free access road to the Kempegowda International Airport via the Budigere Cross road will further cut down the travel time of frequent fliers of East Bangalore. A vast majority of job seekers who migrate to the city, prefer to settle down in these areas, owing to the proximity to workplaces; as a result, various apartment complexes, township projects, housing societies and mixed use development projects by real estate giants, are mushrooming all over, to accommodate them and address their everyday needs. Whitefield, which is home to the oldest IT hub of the city, ITPB and also the EPIP initiative is most preferred location to invest  in a home, as of today. Apart from a harbouring the headquarters of many MNCs, Whitefield is also known for its set of shopping malls like Forum Value mall, Soul Space Arena, Phoenix Market City mall, VR Mall, to name a few. A bouquet of schools and educational institutions such as Vibgyor High School, Delhi Public School, National Public School and so on have their branches here. Reputed hospitals such as Columbia Asia, Vydehi Hospital, Fortis Hospital and others have a presence in Whitefield. The proposed Metro stations at Whitefield and Old Madras Road will further increase connectivity to this part of the city. Bangalore is known for its vibrant nightlife and pub culture and East Bangalore is a major contributor in this aspect as well. Swanky cafes and clubs in Indiranagar,micro breweries such as Windmills Craftworks in Whitefield, Toit and Vapour in Indiranagar, Big Pitcher and Murphy’s in Domlur and many upbeat restaurants, have spoilt Bangaloreans for choice.

Due to the above developments, East Bangalore has emerged as a self sustained, modern-day neighborhood and the presence of a plethora of employment options has rendered this part of town, a melting pot of cultures. Talking further about connectivity, East Bangalore enjoys an efficient network of BMTC buses providing connectivity to every nook and corner of the city.
