This aspect is clearly visible when one looks at their upcoming project, Rohan Madhuban II, located in Bawdhan in western Pune.

Rohan’s earlier foray in this area was the neighbouring Rohan Madhuban, consisting of well-appointed 3 BHK and 4 BHK luxury villas. Since then, Bawdhan has seen ever-increasing housing demand, driven largely by its neighbouring IT and industrial hubs. Among the biggest positives of Rohan Madhuban II is its location, among the green hills of Bawdhan, providing a great climate for residents of the complex, apart from excellent views of the surroundings. The site is 1.5 km off Paud Road from the major road intersection of Chandani Chowk, which apart from Paud Road is also a junction to NH4, Pashan Road and NDA Road. Connectivity to various parts of Pune city and the destinations of Lonavala, Mahabaleshwar, Kolhapur and Mumbai is very good.

In addition, the major IT hub of Hinjewadi is around 15-16 km away, while another emerging hub Baner is around 12 km away. The industrial hubs of Pirangut (11 km) and Pimpri-Chinchwad (20 km) can also be reached conveniently by road. Pune Railway Station is 12.5 km away from Rohan Madhuban II, while Pune Airport is around 20 km from the site.

Social Conveniences

Residents of Rohan Madhuban II can benefit from the infrastructure in Bawdhan, as well as the neighbouring areas of Kothrud, Pashan and Baner. Schools such as Periwinkle English Medium School (State Board, 3 km), Suryadatta School (CBSE, 3.5 km) and Ryan International School (ICSE, 2.5 km) are quality educational institutions. For higher education, there are big names such as Savitribai Phule Pune University (11 km), Flame University (15 km) and Symbiosis International University (17 km).

Options for medical care include Lodha Hospital, Om Hospital and Chellaram Diabetes Institute in Bawdhan or Sahyadri Hospital and Deenanath Mangeshkar Hospital in Kothrud. Malls such as Aditya Shagun Mall and Abhiruchi Mall can be reached easily from the project site as well.

Project Overview

Rohan Madhuban II is to come up on a 3 acre land parcel and will comprise of 5 residential towers, built around a central landscaped area, housing various amenities and open areas to facilitate greater social interactions among residents. Each of the towers will have 14 residential levels, built above 2 levels of parking, with one parking slot being provided per apartment.

The complex will have separate entrances for vehicles and pedestrians. The vehicles will only be allowed on a road, skirting the complex, leading to and from the parking. A separate area will be provided for visitors’ parking.

The podium level will include a clubhouse, gymnasium, swimming and kids’ pool and landscaped gardens. In addition, stepped gardens will be provided. The clubhouse comes with facilities for various indoor games and also is planned to include 2 guest rooms.

Apartment Overview

Each of the 14 level towers have six apartments per level. All apartments are of 2 BHK and 3 BHK configuration. The saleable area of a 2 BHK apartment is 1030 – 1157 sq. ft., while that for a 3 BHK apartment is 1288 – 1408 sq. ft. All apartments on the podium level come with a private garden. As the project is located in Bawdhan, home prices are a lot more affordable than in neighbouring Kothrud, Pashan and Baner, with a base price of Rs. 5200 – 5400/ sq. ft. Rohan Builders has set a possession date of December 2019 for all buildings.

Rohan prides themselves on being engineers first and the design of Madhuban II, done in collaboration with Salad Dressing of Singapore, bears this out. Rohan follows a design philosophy of a PLUS home (Perfect Ventilation, Lively Light, Utmost Privacy and Smart Space) and the same can be seen in Madhuban II.

Apartments will be open from 3 sides, allowing residents to receive natural air and light in their home. This, combined with the elevated location of the project and the usage of double heighted balconies, ensures that the temperature here will be significantly more pleasant than the neighbourhood.

At the same time, this ‘openness’ does not extend to residents’ privacy, both within and outside their home. There will be spacing of 110 feet between any two buildings. No doors of two apartments on the same level will be either adjacent to or be facing each other, ensuring no eavesdropping. Within a home, the guest bedroom will be segregated from the main bedrooms to ensure privacy within.

Homes in Madhuban II are designed to give residents more liveable space. The homes have fewer internal walls and no passageways. The combined living and dining room next to an open plan kitchen is a manifestation of the same. Even the bedroom layout allows for freedom of movement, storage and any other activities comfortably.

The project is designed to be resistant to earthquakes or other seismic shocks. Each home will be provided a video door phone and intercom facility, while the entrance and common areas will be covered by CCTV round the clock.

Gera Isle Royale, Bavdhan – Luxury in nature’s lap

Gera Developments have had a long association with the city of Pune. Since their formation in the city in 1970, Gera has gone from strength to strength coming up with a number of residential and commercial complexes across the city (and subsequently in Goa as well). Gera’s projects have over the years, mirrored the city’s evolution from a Pensioner’s Paradise to among the most in demand places in India. Their latest project, Gera Isle Royale, is a luxury project located among the green hills, which are a characteristic of the city. In this article, we analyze various key aspects of this project.

Location & Connectivity

Gera Isle Royale is located in the hilly portion of Bavdhan. To arrive here, one needs to take Pirangut Road from Chandani Chowk and after covering around 1.5 km, take a left and follow the signboards to arrive at the project. The project is next to the sprawling National Defence Academy (NDA) campus and due to security reasons, no construction is allowed on the land beyond this project, so residents need not worry about the surrounding green cover disappearing under a concrete jungle.

PMPML buses ply on Pirangut Road, around 1.5 km from Gera Isle Royale, but are few and far between and residents need to rely on private vehicles alone to commute to and from their homes. The major transportation hubs of Shivajinagar and Pune Railway Station are 11.5 and 13.5 km away respectively. Pune Airport is 21 km from the site of Gera Isle Royale and getting there can be a time-consuming affair, considering the city traffic. Introduction of the Pune Metro from Vanaz (4.5 km) should ease commuting issues, but this is only scheduled to be complete around 2021.

The proximity of Gera Isle Royale to NH4, connecting Mumbai to Bangalore, attracts a number of vacation home or second home buyers from Mumbai, Satara and Kolhapur to the project, apart from those from Pune itself. Also, the major IT hub of Hinjewadi (17 km) and the industrial/business hubs of Kothrud (5 km), Pirangut (12 km) and Pimpri-Chinchwad (23 km) can be easily reached from the site, making it an appealing option for owners or senior executives working in companies there.

Social Conveniences

For the benefit of residents, there are a number of social amenities in and around the area. Oxford International Public School and Padmabhushan Vasantdada Patil Institute of Technology are barely 1 km from Isle Royale. Other appealing higher education options for children of residents include Savitribai Phule Pune University (12 km), Flame University (16 km) and Symbiosis International University (18 km).

Residents can opt for Lodha Hospital and Om Hospital in Bavdhan or Sahyadri Hospital and Deenanath Mangeshkar Hospital in Kothrud for their healthcare needs, all within an 8 km radius. Malls such as Aditya Shagun Mall and Abhiruchi Mall are located within 10 km of the project.

Project Overview

Gera Isle Royale is spread over a 10 acre land parcel and comprises luxurious 3.5 BHK and 5.5 BHK villas as well as three tall apartment buildings. Phase 1 of the project, which began in 2013 and is nearing completion, has seen the construction of many of the villas apart from the 1st apartment tower. Phase 2, which has now been launched, involves the construction of the remaining 9 villas as well as the second residential tower. The clubhouse and other amenities are by and large already complete.

The complex has separate entrances for residents and guests. Two internal roads lead to the villas, followed by the towers, all of which are at different elevations. Between two sets of villas is a large pool with water cascades surrounded by a landscaped garden. The clubhouse is nearer the entrance, facing this garden. There is also a children’s play area, next to one of the internal roads.

Villa Overview

The villas at Gera Isle Royale are of two kinds: 3.5 BHK in G+1 configuration and 5.5 BHK in G+2 configuration, both having a basement (lower ground) level as well. We saw a sample 5.5 BHK villa as part of our visit. The basement has parking for 2 vehicles and has a home theatre room, a grandparents’ suite with attached bathroom and a servant’s room, along with an attached private garden at the rear. The ground floor can be described as the living area, with the main door leading up to the living room, kitchen and dining room.

The first floor has the master suite and kids’ suite, which both come with an attached bathroom and a walk-in closet. The second (top) floor is the main attraction; it has a guest suite, a gym room which can be used as a supplementary bedroom, a sundeck for parties and a private plunge pool. Internal mobility in the home is through a private lift and a staircase. These villas come with a carpet area of 4255 sq. ft. onwards. The 9 villas to be constructed in Phase 2 come at a starting all-inclusive amount of ~Rs. 4.5 crore.

For a 3.5 BHK villa, the carpet area starts from 2707 sq. ft. onwards. Here, the lower basement contains the parking, garden and maid’s room; the ground floor has the living and dining room, kitchen, guest suite and a garden deck, while the first floor has the master and kids’ suite and a sundeck.

Apartment Overview

Of the 3 apartment towers planned as part of Gera Isle Royale, tower 1 was nearly complete at the time of our visit. This tower has 15 residential levels, above a multi-level vehicle parking. Each level has 2 apartments of 4.5 BHK configuration, making it 30 apartments in total. The homes come with 2 large terrace decks and a servant’s room and each of the bedrooms has an attached bathroom. The apartments’ carpet area is 2355 sq. ft. and is available at ~Rs. 2.8 crore, at a base rate of Rs. 7450/sq. ft.

Tower 2, to come up as part of Phase 2, will have 15 residential levels with four apartments of 3.5 BHK configuration per level. The saleable area of these apartments begins from ~2050 sq. ft. and at a base price of Rs. 6800/sq. ft., the total cost of a unit is Rs. 1.8 crore all inclusive. Tower 3, which will come up later, is tentatively planned to have the same configuration as tower 1 i.e. two apartments of 4.5 BHK configuration per level, over a total of 15 levels.

Key features and Amenities

  1. The podium level located above the parking in the apartment complex will contain a landscaped garden and sit-out area, along with a full-size tennis court and basketball court.

  2. The large clubhouse contains a squash court, a fitness studio, a well-stocked library, a party hall and a beautiful vertical (wall) garden.

  3. The center of the complex has a multilevel, 8500 sq. ft. swimming pool with cascades between successive levels and surrounded by stepped gardens for walking. This pool is fed from the complex’s water treatment plant and also boasts of underwater lighting.

  4. All homes in Gera Isle Royale come with individual power backup, apart from the usual power backup for common areas of the complex.

  5. Coming under PMC limits, residents can get water both from the Corporation as well as the underground water tanks constructed by Gera.

  6. Gera has internalized the ‘smart home’ concept, by providing an autonomous home control system, allowing one to control the lighting, electrical appliances and locking and unlocking of their home remotely, using their smartphone.

  7. All homes in Gera Isle Royale are Wi-Fi enabled. All bedrooms come with wooden flooring, while the kitchen and bathrooms come with top class imported fittings. As mentioned earlier, the 5.5 BHK villas come with an internal plunge pool, home theatre, gymnasium and lift.

  8. Security is taken very seriously in Gera Isle Royale, with separate entrances for residents and guests, a Guard Monitoring System and provision of a video door phone, intrusion sensors, gas- leak sensors and a panic switch within homes, providing residents much needed assurance.

Conclusion

Gera Isle Royale is truly a high end residential destination, offering the best of amenities and highly modern homes to its residents. Most of the facilities desired by high-end residents have been taken into account and so has the ease of movement both within the homes and within the complex. Though the road infrastructure just outside the complex is currently narrow and a bit patchy, work is on to widen the approach to one befitting this premium enclave. With the promise of luxurious living surrounded by nature’s beauty, Gera Isle Royale is among the standout properties of its kind in the city.

Kolte-Patil Stargaze, Bavdhan – An Overview

Kolte Patil’s Stargaze at Bavdhan is an upcoming residential project that offers to provide its residents a comfortable lifestyle amidst serene surroundings, much in departure from the hectic life most professionals live today. People are spending most of their day slogging away at work and surrounded by numerous communication gadgets, which add convenience but increase disturbance. In order to maintain a healthy work-life balance, it is essential to detach from the routine and take regular vacations. Unfortunately, doing so is not easy, with time at a premium and the effort needed for planning a break being quite off-putting. A solution is if one’s home itself provides all that is needed to recharge a human body and spirit. This is the vision behind Stargaze, Bavdhan.

Kolte-Patil boasts of a number of prestigious projects delivered at Pune. In recent times, their focus has been on Pune’s upcoming suburbs, which account for most of the new residential demand. Bavdhan in western Pune, which is the location for Stargaze, is one such area. We recently visited the site of Stargaze to examine the project and take a look at what it has to offer.

Location & Connectivity

In order to reach Stargaze, one needs to get on to Paud Road from Chandani Chowk and proceed towards Pirangut. One must follow the road, till a property signboard pointing towards the right. Take this road and after a short distance, one arrives at the site. In order to get a true picture of the project, a visit to the sales office followed by a site visit is a must.

What strikes you immediately about the site is how well located it is. Bavdhan is a central location for software personnel working in the nearby IT hubs of Hinjewadi or Baner and for executives working in the nearby industrial hubs of Kothrud, Pirangut or even Pimpri Chinchwad, who are looking for both comfort and convenience. Public transport through buses connects Bavdhan to areas such as Pune Railway Station, Kothrud and Pune University. Stargaze’s proximity to the Mumbai-Bangalore NH4 at Chandani Chowk is another positive, attracting investors from cities such as Mumbai, Navi Mumbai and Satara. The Oracle Financial Services campus is right across the road from Stargaze.

Stargaze is located among lush green hills in Bavdhan and is an excellent vantage point to view the lovely hills on one side and the city on the other (not to speak about the stars at night!). Being at a height, the temperature too is lower than that of the city. It gives one the impression of living in a resort in a hill station, rather than a home, a point which is further reinforced by the design of the project and the amenities on offer, which are explained later.

Social Conveniences

Bavdhan and its neighbouring areas of Kothrud and Pashan boast of well-known schools in close proximity to Stargaze, offering plenty of choice in board of education such as Ryan International School (ICSE), Suryadatta School (CBSE), St. Joseph’s High School (State Board) and Periwinkle English Medium School (State Board). If one seeks quality medical care, they can choose from among Om Hospital, Sahyadri Hospital and Lodha Hospital in the neighbourhood.

A number of top class restaurants such as Ambrosia Resort, Banjara Hills, Garden Court etc. are located around Chandani Chowk, within a very short distance from Stargaze. Neighbouring Kothrud and Pashan boast of a number of supermarkets, while there is also Aditya Shagun Mall in Bavdhan to meet residents’ shopping needs.

Overview of the project

Spread over an 18 acre land parcel overlooking NH4 and the surrounding hills, Stargaze has been planned as a home cum vacation resort, with 50% area dedicated to amenities and landscaped public spaces, to enable greater social interaction among residents. This is a major distinguishing feature at not just Stargaze, but many of Kolte-Patil’s projects, as today’s home owners demand a living amidst lively community.

Stargaze is planned to come up in two phases. Phase 1 comprises of 6 residential towers named A to F, which is targeted to be completed and handed over by the end of 2017 and forms the focus of this note. Phase 2 will have 5 more towers that will be developed subsequently.

The 6 towers in Phase 1, which are currently under construction, will have 14 residential levels, above 2 levels for parking. Towers A and B have exclusively 2 BHK residences. Tower A has 8 apartments per floor, while tower B has 10 per floor.

In contrast, towers C, D, E and F have both 2 BHK and 3 BHK residences, with two of each configuration on every floor. The base price of apartments in these towers is Rs. 6600/sq. ft., while the corresponding figure for towers A and B is Rs. 6400/sq. ft. One can purchase a 2 BHK apartment for prices starting from ~Rs. 83 lakh, while the starting price for a 3 BHK apartment would be ~Rs. 1.21 crore.

A home @ Stargaze

When it comes to the homes in Stargaze, Bavdhan, what stands out is their excellent design. As an example, let’s focus on the apartments in blocks C to F. Each of the four apartments on the same floor is located along a corner and is connected by large lobbies to each other and the lifts and staircases. This feature (called as four-to-a-core) ensures that these homes are open from three sides and the large terraces offer excellent views of the surroundings, without any obstructions. This also maintains the privacy of residents, while allowing for plenty of natural light and cross-ventilation in the home, creating a lively atmosphere and bringing down the need for using electrical appliances at all times.

Further adding to the elegant look of a home is the usage of large 800 X 800 vitrified tiles in the living room. The large attached terrace to the living room (and master bedroom for 3 BHK apartments) has a lovely glass railing with a steel handrail. The master bedroom is provided with wooden flooring and all bedrooms have 3 track french windows. The bathrooms come with the ceramic tile flooring and European chrome plated fittings.

Amenities

The top class design is not limited to the apartments alone, but extends to the vast common areas, which house the various amenities. The project will have landscaped areas and gardens, which would serve as places for relaxation and social interaction. These include the aroma garden, herb garden, lawn, mini amphitheatre and stepped garden among others. Kids will have separate play areas.

For sports lovers, the amenities are aplenty, with a mini golf course, rock climbing wall, tennis court, cricket net and skating ring some of the options to choose from. The large clubhouse would host indoor game facilities, besides multilevel water bodies, comprising of a cascade, kids’ pool and a swimming pool with a vanishing edge. All these amenities will be conveniently located from all towers.

Conclusion

Kolte Patil’s Stargaze, Bavdhan promises to offer residents a clean pollution free environment, privacy and active community, aimed at providing people much-needed refuge and relaxation at home. The developer’s design, planning and execution till date appear quite promising. Prospective residents have plenty to look forward to, including but not restricted to gazing up at the beautiful night sky, as the name suggests!

Bavdhan Property Market – Living Among The Hills

The city of Pune in Maharashtra is renowned for being one of India’s biggest Information Technology (IT) bastions. Prior to the IT revolution, however, the city’s main claim to fame was its salubrious, pleasant climate and its greenery, which gave residents the feel of living in a hill station and attracted many people to settle here, hence its nickname of being a ‘Pensioner’s Paradise’. Unfortunately, many of these positives have either disappeared or greatly reduced with increasing urbanization and population pressure.

However, Pune still has some sizeable residential pockets which retain the old greenery and charm. Bavdhan in western Pune is one such area, which has come into its own as a major residential area in the last 7-8 years in particular. The major drivers of this growth, in addition to the lovely green surroundings, are the rise of nearby Hinjewadi as a major IT hub, the Commonwealth Youth Games, held in neighbouring Balewadi in 2008 and more recently, the Smart Cities project. Let’s analyze all the factors that make Bavdhan a much sought-after destination.

Location

Pune’s Chandani Chowk may not be as well-known as its Delhi namesake, but is nonetheless a major city landmark, located at the junction of four major roads, NH4, Pashan Road, Paud Road and NDA Road. Bavdhan is located right next to Chandani Chowk, with most residential developments in the area coming up along NH4 and Paud Road. With NH4 providing direct connectivity to Mumbai, Satara and Kolhapur, many people from these cities have chosen to invest in a second home in Bavdhan.

The major IT hub of Hinjewadi (13 km away), along with the smaller hub of Baner (9 km away) are home to some of the world’s leading IT product and service companies such as TCS, Cisco, Infosys etc. and techies working in these hubs form the bulk of housing demand in Bavdhan. In fact, Oracle Financial Services has its software center in Bavdhan itself. Another advantage that Bavdhan has is its proximity to the industrial and manufacturing hubs of Kothrud (3 km) and Pirangut (13 km), which makes it a preferred location for executives working in companies in these areas.

Connectivity

The Commonwealth Youth Games of 2008 saw a flurry of road building activity and investments in infrastructure in Bavdhan and surrounding areas, for which it has continued to reap the rewards ever since. All three major roads NH4, Paud Road and Pashan Road have been widened and large sections have been concretized as well. Internal roads too have improved, particularly in the city facing side of Bavdhan from NH4. However, last mile connectivity to housing complexes remains a problem in this area, particularly in the hilly portion of Bavdhan. Here, the roads are often narrow and have major potholes and bumps, which unfortunately, has been a bane in most areas in Pune city.

Public transport buses connect Bavdhan to Kothrud, Pashan and Pune Railway Station (13.5 km away), but the frequency is slightly less and with the last mile connectivity issues in the area, most residents prefer to use private vehicles. Shivajinagar, a major bus and railway hub, is 12 km away, while Pune Airport is 19 km from Bavdhan at the opposite end of the city.

Social Amenities and Conveniences

Bavdhan has attracted many people to settle here, which in turn, has also brought in numerous noted service providers. Schools such as Periwinkle English Medium School (Maharashtra State Board), Suryadatta School (CBSE) and Ryan International School (ICSE) are all noted educational educations located in Bavdhan itself. Additionally, in the neighbouring areas of Kothrud and Pashan are other good options such as MIT School, St. Joseph’s School and Sahyadri International School (all affiliated to Maharashtra State Board). When it comes to higher education, big names such as University of Pune (8 km), Flame University (8 km) and Symbiosis International University (11 km) are all within close proximity of Bavdhan.
