TATA Eleve, a premium development by TATA Housing is currently under construction at Bhandup West. Situated right off the LBS road, the project land is owned by Neptune Group which has a housing complex called Living Point on 15 acres here. TATA Eleve is a joint venture with TATA Housing where all responsibilities to deliver and market the project are with the esteemed TATA brand. TATA Eleve on its own spreads across 7 acres. The site is under 4 km away from the Eastern Express Highway and JVLR and just 650 m away from Bhandup Railway Station. A road perpendicular to the LBS road, the S Pratap Road, would facilitate access to an alternative entrance to the site. The ramp which ascends from the entrance till the drop off point indicates that the project has been built on an elevated level when compared to the LBS road.
More about the TATA Eleve location
Over the years, Mumbai has evolved into a full-fledged metropolis, with certain areas reaching their saturation limit. As the limited pieces of land parcel see development and pricing trends go vertical and sky high, builders are now eyeing areas that did not fall into the lucrative category earlier. Bhandup, the industrial belt along LBS road, lying on the north western part of Mumbai, is one such area.
The place is well connected to Mumbai and its suburbs through a dense network of roads. The LBS road on the west connects it to Sion on one end and Thane to the other. Also, the JVLR from LBS road connects it to the western suburbs. The Eastern Expressway links Bhandup to Navi Mumbai. The construction of Nahur station near Bhandup has further eased conditions for people travelling by trains and reduced the traffic near Bhandup station. Good connectivity as well as lower prices than its counterparts like Vikhroli and Mulund, saw Bhandup gaining a lot of popularity in the real estate market.
Master plan of TATA Eleve involves the built up area forming an L shape and the landscaped amenities on diagonally opposite corners of the site. There are 4 towers in all however these form two clusters of 2 towers each. Landscaped pockets have been provided between the offsets of every two towers. A different feature that I noticed in TATA Eleve is that the recreational land has been divided into two thoughtfully done up landscaped spaces. These spaces are activity specific such as yoga pavilion, acupressure walk, butterfly garden, an outdoor chess board, green wall, manicured garden and a viewing sit out. This is an interesting approach, rather than leaving the spaces as open tracts of green land.
Each tower at TATA Eleve is 36 storied, with 8 flats on every floor, along with provision for 6 lifts and 2 staircases. The configurations on offer are 2, 2.5,3 BHK with carpet areas ranging from 702 to 959 sq. ft. Each apartment is a well-designed unit which is neither too big nor too small but just the right size considering budget constraints of target segment. The upper floors will offer a good viewing experience of hills and water bodies, the Sanjay Gandhi National Park and Powai Lake. The apartments are priced from Rs. 1.44 Crore to Rs. 2.01 Crore.
TATA Housing is an eminent brand in the market, with well-established projects like Emerald Court, Condor Gardens, Glen Eagle and Petite Towers in Mumbai. All the approvals for TATA Eleve being in place, we can only wait for its completion and see how this project makes it mark amongst all the others.
