The 2 BHK towers have Ground + 11 floors while 3 BHK towers have G + 9, 11 and 17 levels. A distinguishing element of this project is an innovative “garden of fragrance” nestled in the landscaped green area. The luxury segment 21-storey tower named “Kalistaa” is also housed in the same premises.
Spaze Privy AT4 – Project Overview, Analysis & Status Review
Sector 84 in Gurgaon is part of the larger Gurgaon-Manesar Urban Complex comprising a wide range of residential projects, especially along the Dwarka Expressway. This area is witnessing growing demand mainly due to excellent connectivity and state-of-the-art amenities in the vicinity. Well known developers like the Spaze Group, Alpha Corp, DLF Ltd, Vatika, Ansals, Emaar MGF, SS Group and Raheja builders have several projects in and around this locality.
The Spaze group has over 3 residential and more than 12 commercial projects in Gurgaon, most of which are complete and have been delivered. Headquartered in Gurgaon, the group has an impressive portfolio of housing, IT parks and signature offerings like Spazedge, Boulevard, Privy and Buziness Park. Sector 93 which is 2 kms from Sector 84, has another residential project by Spaze, titled ” PrivvyThe Address”, with similar pricing, amenities and apartment sizes.
The work is in full swing at Spaze Privy AT 4 with possession due in early 2018, and fewer flats available for booking (as on May 15, 2017). The structure of the towers, club house, shops and basement is ready, and so is majority of the interior works. I recently visited the project site to take a view of the construction updates, which are shared here.
Spaze Privy AT4: Location & Connectivity
Dwarka Expressway happens to be one of the most sought after locations in Gurgaon. Slated for completion in early-2018 post land acquisition, the 75 m to 150 m wide stretch is already functional for over 15 km, with last minute drainage, pipeline and clearance works on the way.
Spaze Privy AT4 has considerable advantage in terms of connectivity and is situated 3.2 kms from Manesar Toll Plaza on NH 8. At present, the access to Sector 84 is through Vatika Sector Road and Homes Avenue near Hyatt Regency (6.2 kms).
The site is just about 950m from Dwarka Expressway, connected by a 24 Meter Wide Sector road that is also shared with other well known projects like Gurgaon One, Antriksh Heights and Pivotal Devaan – which are all nearing completion.
Indira Gandhi International (T3) Airport is 27.8 kms away while Gurgaon Railway Station (Ashok Garden) is 14 kms from the site. Presently, the closest metro station is HUDA City Sector (Yellow Line).
The location is ideal for families and professionals working in the commercial hubs of Golf Course Road, Sohna Road and Rajiv Chowk. According to the 2021 master plan, a metro station is proposed within 1 km from the site. The upcoming ISBT + MRTS depot would also be located opposite to Sector 84 on the Dwarka Expressway.
Spaze Privy AT4 : Social Conveniences
The neighbouring areas around Sector 84 have access to quality schools and renowned higher education institutions like Matri Kiran High School (2.7 kms), St. Pauls – Pataudi Road (3.5 kms), IMT Manesar (8.5 kms) and DPS-Sector 84 which is just a 100m walk from the site. Speaking of health care facilities, Yashlok, Rockland and ESI hospitals are about 5-7 kms away.
Many more upcoming Commercial Projects in Sector 84 itself would be the closest one-stop destination for shopping and entertainment. Spaze Privy AT4 will also house a cluster for convenient shopping within the premises near the entrance, catering to daily needs like grocery, salon, etc. Among hotels, Hyatt Regency in Sector 83 along NH-8 can be reached within 15 minutes.
Anticipating growing demand from future occupants, the Spaze Group is building a high-street shopping and office complex named “Tristaar” close to Pataudi Road (6 kms from Privy AT 4), complete with restaurants, food court, multiplex and entertainments.
Spaze Privy AT4 : Site Overview
Spaze Privy AT4 and Kalistaa together spread over 10 acres. Privy AT4 has two residential towers with 2 BHK while 7 towers with 3 BHK flats. The project has a well-planned network of pathways and peripheral roads, interspersed with green areas, sports facilities and amphitheatre for outdoor events. The clubhouse is flanked on 3 sides by a swimming pool with deck, party lawn and tennis courts. The site has over 75% open green spaces that would provide several options to relax and unwind.

Spaze Privy AT4 : Apartment Overview
Spaze Privy AT4 offers residents a choice of 2 BHK (1465 sq ft) and 3 BHK (1745 – 2070 sq ft) apartments. Each apartment has been allotted 1 covered parking space in the basement, while additional units can be purchased as per requirement.
The 2 BHK flats also have a study, while for 3 BHK there is an option between apartments with separate servant toilet (1745 sq ft) or apartments having an additional study room and servant room with toilet attached (2070 sq ft). The floor plan provides for 3 side open layout and each room having a 6 feet wide balcony of its own.
The master bedrooms have wooden flooring, however no dressing areas are provided in either 2 BHK or 3 BHK units. By general standards, apartments in Spaze Privy AT4 are spacious with larger room sizes and have great views of green areas outside.
Company has currently priced 2BHK + study of 1465 sqft at Rs 70 lacs all inclusive, 3 BHK of 1745 sqft at Rs 85 lacs all inclusive and 3 BHK + Study + Servant Room spanning 2070 sqft at Rs 1 CR approx on special offers for a limited period. The buyers can pay just 10 % now (May 2017) and they need not pay any EMI till offer of Possession. The prices listed above exclude applicable taxes.

For those looking to move in within 9 to 12 months from now, Spaze Privy AT4 would be a preferred destination. The 3-side open, spacious apartments are good value for money, boasting of high-quality finishes and a plethora of amenities.
