Driving down the scenic Vandalur-Kelambakkam stretch, one comes across Sobha Meritta, nestled amongst swaying coconut trees. One of Sobha Ltd’s smaller projects, Meritta is the first residential project of the builder in Chennai. The property is an approximate 2.5 kilometers from the Kelambakkam junction on the OMR. Being the link between the OMR and the GST road, the Vandalur-Kelambakkam link road has the advantage of being the center of all industries-whether IT or automobile-meaning that reaching your workplace gets a lot easier from this location. There are a lot of well-renowned schools in the area, with PSBB Millenium and Vellamal global being withing a five kilometer radius. Chettinad health city takes care of the family’s health needs, located at the OMR junction. Sobha Meritta is also an ideal location for families that like to get away from the hustle of the city for weekends, with the entire stretch of the ECR being less than 20 minutes away.
Entering the property, we drove to the clubhouse, at the center of the property. The linear structure is the heart of Meritta. A lawn outside the clubhouse is an apt meeting space for people who come to wind down at the end of every day, as well as a buffer between the apartment blocks and the club house. The clubhouse, unlike in typical gated communities, consists of two small buildings connected by a shaded pavilion which gives further privacy to the swimming pool area. The swimming pool looks like it is out of a beach resort, complete with coconut trees in the background and deck chairs under umbrellas. One clubhouse building houses the carpeted gymnasium, along with the indoor games rooms on the first floor. The second building has a party terrace, a unique take on a typical multipurpose hall. Also there is a covered badminton court here.
The apartments had already started being handed over, with 35 families having moved in. Construction started in the end of 2012. We were shown a three bedroom apartment on the 7th floor as a sample of their construction. The definite selling point was the panoramic view that greeted us when we entered the apartment. A sea of green, interspersed with buildings on the horizon line with trees gently swaying in the background. The view had the added bonus of being east facing, almost making us wish we could come back in the morning to enjoy it. The view is used as much as possible, with two other rooms also sharing it, the master bedroom having a balcony as well. Apartments facing the west have a view of the swimming pool, as well as the view in the distance. The apartment blocks surround the clubhouse in a ‘L’ shape, with the clubhouse at one side of the site.
The houses are of the 2bhk and 3 bhk variety spread over 13 floors. Stilt parking is provided in every block. The main entries for the blocks are provided from the vehicular access road surrounding the whole site, while smaller entries and fire exits can be used from the parking. The 3 bhk homes have 2 balconies, 2 attached bathrooms and one common bathroom. The kitchen is an open kitchen with facility for an island platform. The 3bhk apartments are spaced out over 1600sq.ft, and are priced at Rs. 4470/sq.ft. (estimated Rs. 92 lakhs for 1600 sq. ft). The 2bhk also have one balcony, and are priced at Rs. 72-76 lakhs.
Rentals in Sobha Meritta start at Rs. 15-18 thousand for 2bhk and go up to Rs. 22 thousand for 3bhk apartments. The Sobha Meritta is definitely an attractive opportunity to reside at for those working in near by IT parks of OMR, Siruseri and as far as Mahindra World City.
