Shriram Sameeksha: Overview
Cleaner air, greenery and better traffic conditions could be some of the up-sides of living in north Bangalore, not to mention the proximity to the Kempegowda International Airport. With the area now connected by the Bengaluru Metro, commuting to other parts of the city is now much easier. The area also boasts of being home to the Peenya Industrial Area and IT parks namely Manyata Tech Park and Kirloskar Tech Park in Hebbal, the Aerospace SEZ in Devanahalli and the proposed Information Technology Investment Region (ITIR) adjacent to the airport in Devanahalli, a gigantic project which has been projected to generate over 1 million jobs.
Shriram Sameeksha is located in Jalahalli East, Bangalore. It comprises of 18 blocks with 1BHK, 2BHK and 3BHK homes. A gated community of around 12.5 acres, and a total of 1008 apartment units. Bookings for this property had begun in 2014, so as of July 2017, only 1BHK and 2 BHK apartments are available for booking.
The project is built on A-Khata BBMP land. This type of property is known to be the safest bet for investment as it is supposed to be easier for resale.
Shriram Sameeksha: Location and Accessibility
Perhaps the most attractive feature of the project is its location. Away from the intrusion of city traffic, the area is flanked by the Air Force base and State forest areas, so there’s no fear of the picturesque views of the eucalyptus trees and the surrounding quiet to be taken away for a long time. There are quite a few independent houses and bungalows around, so the area is a potential suburban residential hub.
The place would be an ideal residence for IT employees with Manyata Tech Park (11 kms) and Kirloskar Tech Park (9 kms) being around a half hour drive away. MS Ramiah Hospital (6 kms) is the nearest major hospital, Columbia Asia Hospital (9 kms) is also accessible. Peenya Industrial Area (5 kms), the Yeshwantpur Railway Station (6 kms) are also a short drive away. The Kempegowda International airport (30 kms) is accessible via a military maintained road and is claimed to be a mere half hour drive. The nearest metro station, Jalahalli is around 4kms away, and nearest bus stop is about a kilometer’s walk away which has a good frequency of buses plying to and from the city.
Shriram Sameeksha: Amenities
Apart from the greenery around, there’s plenty of motivation to be active, as there’s a tennis court, a jogging track, a cycling track, a children’s play area, landscape garden and a swimming pool. There’s also a club house with gym, and a recreation center with indoor games.
There’s also plenty of parking space with a ground floor plus a basement parking area, 24 hour security, a convenience store and a creche. The water supply is through borewells and there is also a provision for Cauvery water, with a separate faucet in the kitchen; the actual availability of the water is claimed to be after the construction is complete i.e. by December 2017.
The amenities areas i.e. swimming pool, tennis court, club house etc are still under construction.
Shriram Sameeksha: Apartment Layout
Perhaps the most striking feature of the apartment is the well equipped utility area, adjacent to the kitchen, separated by a door, as seen above. The apartment is well lit, has a spacious balcony. The windows let in plenty of natural light. There is also a Puja room/storage area by the entrance door. The above pictures are of a 2BHK apartment. For the 1BHK apartments, however there are three variants as shown below.

The differences in area for the 1BHK apartments is entirely in the size of the balcony. So as illustrated, the 800 sq. ft. apartment would have the largest balcony, the rest of the apartment is similar for all variants.
Shriram Sameeksha: Completion Status
The first phase of construction of the apartment is currently completed. The project has commenced the construction of the phase 2 blocks. This would include the club house and the amenities apart from some of the residential blocks.
The blocks that are complete already have 20+ families that have moved into their apartments.
The Occupation Certificate would be made available after the completion of the project i.e. January 2018, however a provisional occupation certificate may be arranged for by the builders if needed before that.
Shriram Sameeksha is located in a quiet, greenery laden, residential locality, making for a peaceful stay, away from the hustle bustle of city traffic. The distance from public transport facilities may pose an inconvenience. The apartments are thoughtfully constructed, and would make for a great living space.
