Project Layout

Sheth Avante is proposed as a standalone 26 storey tower with 3 wings on 1.9 acres of prime land. There will be 335 units in all of 1, 1.5, 2 and 3 BHK apartments to suit every need and budget. The structure includes 5 podium levels. 4 will be for parking and the topmost podium will be the eco deck packed with amenities. The layout of the project is from west to east as also the wings C-B-A with A being the furthest from the entrance. Entrance and exit will happen from LBS Road which is the western-most point.

Sheth Avante: Apartment Layout & Price 

Wing A’s typical floor plan includes 5 lifts and 6 apartments per floor. These include equal number of 1 and 1.5 BHK apartments. Wing B is designed to have 6 apartments per floor as well, 3 each of 1 and 2 BHK. Wing C has just 4 units per floor as it contains the bigger apartments – 2 each of 2 and 3 BHK apartments and will correspondingly have only 3 lifts. As you can see, there are slight variations in all the types of apartments, especially the 2 BHK units where buyers can choose between a smaller or larger variant to suit their need and budget. All the apartments have 2 bathrooms, including an en-suite in the master bedroom and a common one. The 3 BHK units have 3 bathrooms, 2 of them are en-suite. All apartments also have a small chajja across all rooms. Apartments in Sheth Avante are being sold at Rs. 12,100 per sq. ft. for the 3 BHK units and at Rs. 12,500 per sq. ft. for the others. This price is still lower than the current rate in Kanjurmarg of Rs. 12,900 – 13,000 per sq. ft.

Amenities and Features

Sheth Avante is being developed on a relatively smaller land parcel. Hence, the design cleverly packs all the premium amenities vertically. Most of the amenities are provided on the eco deck which is also the highest podium level. Here, residents can enjoy podium garden, sitting area for senior citizens, amphitheatre, pool, gym, sauna and a recreation hall with attached pantry which can also serve as a multi-purpose hall to host events. The kids play area is also on this level and includes toys, sand pit and a jungle gym.

Some amenities are also available on the ground level. These include landscaped gardens, multi-purpose courts, cricket net and a walking track.

These include D-Mart for groceries and daily essentials, which is right next door. Sheth Avante in Kanjurmarg is a compact yet premium offering which is already 60-65% booked. 100 units were sold during pre-launch which happened in 2016. Currently the excavation of Wings A and B have begun and possession is expected in December 2020. The developer has received the Commencement Certificate and has applied for its registration within the deadline.
