Puranik City Reserva is a project by the Puranik builders at Ghodbunder Road, Thane. The project is expected to be out for possession in December 2021. The Puranik City Reserva project falls under the Kasarvadavli area of Ghodbunder Road that is presently undergoing rapid infrastructural development. As the site is located away from the busy Ghodbunder Road road, the blaring noise died down as I reached closer to the site.

This location gives the site excellent connectivity via road. The 20 km long stretch of Ghodbunder Road, also known as State Highway 42, runs through Thane district and links the Eastern and Western Express Highways of Mumbai. It connects Thane district to western suburbs of Mumbai like Mira Road and Borivali. City buses like BEST (Mumbai City Bus), TMT (Thane Municipal Transport), NMMT (Navi Mumbai Municipal Transport), MBMT (Mira Bhayander Municipal Transport) and VVMT (Vasai Virar City Bus) are a part of the transport system here. There are four flyovers present on the arterial road i.e. at Waghbil, Patilpada, Manpada and Kapurbawdi, which have eased the vehicular traffic situation.

Puranik City Reserva provides benefits to the residents through access to many quality educational and healthcare institutions. Schools such as as New Horizon Scholar School [3.1 km], Saraswati Vidyalaya High School [2.6 km], Dnyan Ganga Education Trust [2.4 km], D. G International High School [2.4 km] and Hiranandani Foundation School [4.1 km] are located near the site. Titan Hospital [5.5 km], Shree Sai Hospital [5.4 km], Vedant Hospital [0.9 km], Hiranandani Hospital [5 km] are among some of the reputed healthcare facilities are also at an accessible distance.  The project is close to many popular malls and recreational amenities such as D-Mart [2.4 km], Hypercity [1.5 km], R Mall [5.9 km] and Blue Roof Club [ 2 km]

The project will have 5 towers spread over a 10 acre land parcel. The towers will have a 2 level podium, a stilt and will be 29 storeys high.  Each tower in the project has 8 apartments per floor, along with 3 lifts and 2 staircases, as per standards. The site layout is quite different from the conventional designs as the buildings have been placed linearly. This is a USP of the project; as this layout prevents the apartments from overlooking into one another, ensuring complete privacy and also provides good views from the apartments on both sides.

Another USP of the project is in the building layout. The apartments at Puranik City Reserva do not have shared common walls. The space between the walls of two apartments has instead been designated to a small garden. This landscaped space will have a seating area and a 20 ft. high glass opening which will overlook the outside of the building, bringing in enough light and ventilation in the common lobby. Also, the garden will serve as a community space on every floor and offer good opportunities for social interactions.

Some differentiating features of the apartment include a 1.5 metre wide usable patio, which alternate between the master bedroom and the living room according to the floor (the 1 BHK Smart apartments do not have a patio). There is a separate wardrobe niche in every suitable room of the apartment- bedrooms, dining area and kitchen, giving a clear rectangular area for designing and functioning.
