Cross Ventilation

Unobstructed airflow or cross ventilation, is a very critical factor when it comes to home comfort. It helps preventing air pollutants as well as foul smell from lingering in the house and the home environment feels fresh. Home environment directly affects the mental and emotional well-being as well as the energy levels of its occupants. Another important reason is that ventilation controls the amount of moisture in our homes, especially in areas with high humidity. Materials like wood and gypsum can rot under lingering moisture. Wood is a high budget material and rotting of wood can lead to monetary losses. Rotting of gypsum can affect the structural integrity as it is used to make ceilings and partition walls. Apart from this, moisture also leads to the formation of mold, which negatively affects the health of the occupants by causing irritation and allergies. These direct and indirect effects can be controlled if the house is ventilated well. Having a good floor to ceiling height and appropriately located windows is the key to having proper air circulation.

Also, utilizing more of natural light can lead to saving energy substantially and as a result cut down on the electricity bills. Room Height

The DCR of Mumbai states that the minimum height of habitable rooms should be 9 feet. The Wadhwa Group is providing a clear height of 9.6 feet in its apartments. The living room and the master bedroom have two windows placed in opposite directions to aid cross ventilation. While every room has wide windows for natural light, transition areas like passages and lobbies too, have been lit up by natural light.

Residents at Wadhwa Courtyard will have easy access through all modes of transport. Thane station is just 6 km away and it takes around 20 minutes of travel time. The Eastern Express Highway and Ghodbunder Road are 1.5 km away, which connect Thane to the central and western suburbs of Mumbai respectively. Also, being located in the heart of the city does have its own advantages. Healthcare will never be an issue as two major hospitals, namely, Bethany hospital is located right opposite the site and Jupiter hospital is just 2 km away. Well known schools in Thane such as Little Flower High School is 500 m away, Vasant Vihar High School is 700 m away, Lok Puram Public School is 1.7 km away and Smt. 3. Solicitous Site Planning

The Wadhwa Group owns a 9.2 acre land parcel out of which 2.2 acres has been handed over to the TMC, where a public park is being developed. Project Wadhwa Courtyard stands over the remaining 7 acres. There will be a total of 5 towers (in Phase 1), in two clusters of 2 and 3 towers each. These are of varying heights from 29 to 34 floors. There is further land for future development. The towers in each cluster would be connected by a sky-walk from the terrace. The sky-walk is a big differentiator and adds to the appeal as the firm will be developing a jogging track on terrace and residents can take a stroll not only along the ground level but also several feet higher than it.  The master planning has been done such that open space occupies more than fifty percent of the plot, rest is the built up area. The open spaces have been designed as a series of courtyards with sufficient green cover which will maintain the micro-climate of the site. Adjacent TMC park is an added advantage for the residents.

4. Diligent Designs

The apartment configurations on offer are 2 and 3 BHK with usable carpet area ranging from 798 sq. ft. to 1340 sq. ft. of carpet. Each floor will have four apartments. The apartments at higher floors are being sold as exclusive twins or “Jodi” as they say in Mumbai. All the apartments have three free sides out of four, making them very ideal for natural light and ventilation. The lobby area on every floor is also sufficiently lit up naturally and ventilated by means of openings on either side of the lifts. This feature stands out from the various projects we visit as such planning ensures calmer living all across the complex, when we all know cross-ventilated apartments in Mumbai are rare.  Two staircases for every tower have been provided, in compliance with the by-laws. There is also provision for a stretcher lift. The apartments are well planned, spacious and come with their own deck. One out of the two types of 3 BHK apartments has a store room, accessible from the kitchen and also a walk in wardrobe in the master bedroom. The edges and free walls of the apartments have been used well as there are L-shaped openings in the master bedroom which allow for cross ventilation, natural daylight and wider views.

5. Wadhwa’s Club House and Sports

The Wadhwa Group has provided all the regular amenities and raised the bar higher with some more. To mention a few; lounge, multi-purpose court, kid’s zone, gymnasium, squash courts, various indoor games, jogging track, swimming pool, skating rink and amphitheatre. These days, apartments are not very accommodating for guests due to dearth of space which results into compromise of both, the host and the guest’s privacy. The Wadhwa Group has come up with a rare addition at Courtyard, where the current sales office would be converted into guest suites. The project will also have its own banquet with a lawn. Another thoughtful feature is that the toddler’s play zone has been marked separately from the kid’s zone. This ensures the safety of toddlers from injury. Apart from the usual sports, there is also the provision of a skating rink and a climbing wall.

Price

The cost of the apartments range from Rs. 1.59 Crore to Rs. 2.46 Crore and there is a finance scheme available currently (April 2016). One can just pay 10% of the cost now, register the apartment within one year of purchase and need not pay the pre-EMI till Q1 2018. The firm is using MIVAN shuttering in construction of Courtyard and one can see healthy progress at the project site. Projects being constructed using MIVAN tend to be completed fast.
