Kalpataru Immensa by the Kalpataru Group offers 1, 2, 3 and 4 BHK apartment configurations.  The prices of these apartments range from INR 54.4 lakhs Lakhs to INR 1.63 Crore. The areas range from 680 sq. ft. to 2032 sq. ft.

Piramal Vaikunth by Piramal Realty is a project offering 2 and 3 BHK homes, starting from INR 82.3 lakhs to INR 2.35 Crores. The carpet area ranges from 824 sq. ft. to 2045 sq. ft.

The Lodha Group has bought an 87 acre land parcel in Kolshet, where they are developing a project called Lodha Amara. They have currently launched houses 1 and 2 BHK apartments, which have areas ranging from 720 sq. ft. to 1026 sq. ft. The prices of these apartments range from INR 57.6 lakhs to INR 82.1 lakhs.

Conclusion

As of September 2016, the average area price per sq. ft. at Kolshet road was Rupees 9500. The pricing trends have shown a steady upsurge, owing to the fact that Thane is now considered Mumbai’s cousin in the real estate market.  Although Ghodbunder Road is the big brother when it comes to property development, I feel projects at Kolshet road will always have a locational advantage in the market. It combines the luxury of living in a quiet and green neighborhood, good access and close availability of all amenities.

The apartments at Elite are being offered under two project names, Solitaire and Platina. Solitaire includes the 1, 2 and 2.5 BHK variants whereas Platina includes a 2.5 and 3 BHK variants. Solitaire [2.2 acre] and Platina [1.7 acre] have two different land parcels and are a 3 minute walk away from one another. The Wadhwa Group has a box pricing system wherein there is a limited floor rise applicable (which is the same for certain number of floors).  Compared to most offers, box price system eliminates price rise with every floor, which can get the customers a good deal. The subvention scheme on offer allows a buyer to own an apartment after payment of just 5 % of the unit cost and the EMIs for him start after fit out possesion (one needs to pay Rs. 3.5 lacs to make the booking).

Three buildings have been proposed under project Solitaire, Solitaire A, B and C. Solitaire A and C are under construction in full swing while B has just been proposed.

Solitaire A comprises of 1 BHK flats only, having 2 variants of 442 sq. ft. and 450 sq. ft. carpet area. The 30 storey building has 6 flats on every floor, 2 staircases and 2 lifts. The cost of these apartments starts from 63.5 Lakhs and goes upto 81 Lakhs respectively as per the floor rise. The box price system for Solitaire A keeps the same cost for apartments from floors 1-15, 16-23 and 24-30.

Solitaire C is the newly launched tower which comprises of 2 and 2.5 BHK apartments, with areas ranging from 663 sq. ft. to 718 sq. ft. of carpet for 2 BHK and 819 sq. ft. for 2.5 BHK. The 24 storey building has 6 flats on every floor, along with 3 lifts and 2 staircases. The cost of the apartments range from 1.04 Crore to 1.36 Crore for a 2 BHK and from 1.28 Crore to 1.54 Crore for a 2.5 BHK. The box price system for Solitaire C keeps the same cost for apartments from floors 1-18 and 19-24.

The apartments are being constructed with the basic concept of ‘light, height and air’. True to this, there are wider openings for the inflow of more natural light and facilitate cross ventilation. The height is around 9.6 feet which enables the user to experience more breathing space inside the house.

The Platina has 2 towers, A and B having 2.5 and 3 BHK apartments on offer. The 22 storey buildings have 4 flats on every floor, along with 3 lifts and 2 staircases. The 2.5 BHK has a carpet area of 820 sq. ft. while the 3 BHK has a carpet area of 983 sq. ft. The cost of the apartments range from 1.28 Crore to 1.54 Crore for a 2.5 BHK, whereas for a 3 BHK the range is from 1.46 Crore to 1.8 Crore. The box price system for Platina keeps the same cost for apartments from floors 1-11 and 12-22.

About the Site and Project

So one doesn’t lose much by being a little off the Ghodbunder Road while there is much to gain in terms of cleaner living spaces. To reach the Wadhwa Platina site, I got down at the Bayer Main gate bus stop and found the site right opposite to the bus stop. It is worth a mention that the entrance to Wadhwa Platina was not directly from the main road, but from a service road besides it. The under construction site is spread over an area of 1.7 acres where two towers will be coming up, Platina A and Platina B. The apartment configurations on offer are 2.5 BHK and 3 BHK (820 to 983 sq. feet of carpet area).

Price

The current prices of these Wadhwa Platina apartments range from approximately Rs. 1.2 Crore to Rs. 1.8 Crore. Wadha Developers have planned these apartments as ones offering luxury feel to residents. One thing that stands out in the 3 BHK apartment layouts is the L-shaped balcony given to one of the three bedrooms.

This ensures efficient usage of both the free walls and covers a wider viewing area. The recreational activities have been divided into four zones with the buildings situated in the centre of the site.
