Location and Site

The Kalpataru Group has acquired a 106 acre land parcel from agrochemical maker Bayer Cropscience at Kolshet Road, which will now be developed as a full-fledged township including schools, hospitals and commercial complex along with various residential projects. Each of these residential projects will have a separate entrance and dedicated amenities for its residents. Project Immensa stands on a 7.6 acre area of this township.

Location-wise, the biggest advantage of the project is that being on Kolshet road, it is easily reachable from both Thane and Mumbai and accessible to social amenities as well. It is just 7 minutes away from the Eastern Express Highway which provides it with good road connectivity to Mumbai city and its western suburbs. Future infrastructure developments such as the proposed metro line from Wadala to Ghodbunder Road and the planned Thane-Bhiwandi- Kalyan Monorail project will be in close proximity to the site, which will further raise the market value of this area.

Hypermarkets such as Big Bazar and D-mart; malls such as Viviana, R-mall and Wonder Mall; schools such as Hiranandani Foundation School, Kendriya Vidyalaya and New English High School; hospitals such as Hiranandani and Jupiter, are located in 5 km radius. All this, combined with a scenic view of the Kolshet creek and the quiet, green neighborhood makes Kolshet road the perfect location to stay within the city yet feel away from it.

Layout and Amenities

There are 8 buildings in project Immensa, which are oriented in the North-South direction. Therefore, all apartments will face East-West. The buildings will be along the periphery of the site, while the recreational amenities will be in the common area at the centre. The slightly angular orientation of the buildings ensures that all the apartments get either the township view or the garden view. Six buildings have 8 apartments per floor, with 2 staircases and 4 lifts [apartment to lift ratio- 2:1], while the remaining two buildings have 4 apartments per floor, with 2 staircases and 4 lifts [apartment to lift ratio- 1:1]. Each of the apartments has a separate entrance foyer from the common lift lobby area, which ensures privacy of residents.

The amenities include a club house containing an indoor games room, spa and a party hall. There will also be a gymnasium, dance studio, lap pool, leisure pool, kids pool, Jacuzzi, multipurpose court, squash court and kids play area. A unique feature called sky community areas have been planned on the mid-level of every building, which will serve as a space for passive community activities like reading and lounging, especially for senior citizens. Another (both literally and figuratively) standout feature is the sky parks on the terrace levels of a few towers, which will be interconnecting the buildings at the top level, forming another area for social interactions among residents.

Apartment Types and Layout

Project Immensa offers apartment configurations of 1, 2, 3 and 4 BHK. The developer has also offered variations in these configurations to suit the user’s need and budget.

1 BHK Prime is a typical 1 BHK apartment with 2 toilets and a dry yard.

The 2 BHK apartments have 4 variants – 2 BHK Smart-1, 2 BHK Smart-2, 2 BHK Prime and 2 BHK Premium. The room sizes increase as we move from Smart to Premium, with the Premium apartments also containing a 4 feet wide balcony.

The 3 BHK apartments have 3 variants – 3 BHK Premium, 3 BHK Super Premium and 3 BHK Sky Loft. The Sky Lofts are duplex apartments, with one bedroom on the lower level and two bedrooms on the upper level.  The Super Premium and Sky Loft apartments also come with a walk in wardrobe.

The 4 BHK Super Premium apartments have certain additional features like an island kitchen, a large living and dining area and master bedroom with a separate space which can be used either as a study or as a walk in wardrobe.

Price

These apartments, ranging from 680 to 2032 sq. ft. in size, are priced from INR 54.4 lakhs to INR 1.63 crores.

About the Builder

The Kalpataru Group has been in the real estate business for the past four decades. They have developed various projects on residential, commercial, township and retail front. The Korum Mall at Thane, Asian Paints House at Santacruz, Srishti Township at Mira Road, and House of Soviet Culture at Peddar Road are a few well known buildings attributed to them.
