And what I found most interesting in the designs is that the subtle aesthetics are added to the towers without affecting the basic functionality. In all, there are 22 proposed towers here and each one is single basement, stilt & 18-24 floors structure… While the construction is to take place in 2 phases, the developer recently opened bookings for the first phase apartments. With glass and textures used in a balanced manner, the towers at Sobha City are eventually going to be a piece of thoughtful architecture.

For projects like this, it’s not only the units that matter, but the whole township needs to be planned in a manner that the lifestyle merges and functions properly. Imagine sitting in the pavilions watching your child bat an innings out or bowl out some serious batsmen. That’s a privilege the professional quality cricket pitch will offer at Sobha City. In the backdrop of residential towers, the 90m diameter is only a little smaller than a professional sized pitch. And with a proposed green outfield and pavilion sit outs, the cricket ground feels no less than being that of a cricket stadium.

Over half an acre of a lakelet

Sobha City offers a resort-style organic shaped water body that includes 60m+ long swimming pool, the kid’s pool and an island deck for relaxation, spread over 27,000+ sq.ft. Adjacent to the celebration lawn and camping ground, this water body will provide the tranquility of a retreat and the style of a party hub.

Oval Clubhouses

One 40,000 sq. feet clubhouse is big enough but here we have two measuring 20,000 sq ft each. The mere mention of two clubhouses was itself enough to grab our attention.The two Oval Clubhouses will be available in the large community space. With facilities like state-of-the-art gym, indoor temperature controlled swimming pool, sauna, multipurpose halls, cafes, each of these will be home to multiple recreational and social facilities. The children can enjoy their time in a specially designed children’s play area, while the adults can help themselves to the card, billiard and entertainment rooms, among many other options. The clubhouses will also provide a yoga and aerobics center It would be hard to get bored in there.

Walking and Bike Trail

Ever wished that you could somehow get around nasty traffic and have a pain-free ride back home? Well, now you can. A 3m wide and 1 km long walking and bike trail will be put into place to allow people to simply enjoy a walk and avoid terrible vehicular traffic. The trail was large enough for one to exercise comfortably.

The track is strategically designed so that you won’t be interrupted while you work up a sweat.

Tennis, Squash and Badminton Courts

Tennis is one of my favorite sports so reading about provisions for it at Sobha City was exciting. There will be 3 professional tennis courts that grace the area, with the courts fashioned from quality material to ensure that you have a good time swinging your racquet around!

Continuing with racquet sports theme, the clubhouses provide an indoor squash court and two wooden badminton courts.

Basketball and Volleyball Courts

Like shooting hoops or spiking?  Courts for basketball and volleyball, the former of which is full sized, are available as well. Many apartment projects only feature a half basketball court but this one is different.

And then there are plenty of indoor sports facilities available as well. This includes table tennis, billiards, and carom. Patrons can chill and keep their skills from rusting or engage in serious competition.

You don’t often hear of a camping ground placed in a residential community, but such a thing is present in the Sobha City plans. The open green space will be a perfect place to pitch a tent with kids and teach them something about outdoor activities.

“Soon” we have been hearing for past few years though! But it might just be a reality as Government has finally woken up to tackle the delays in execution of the road which was supposed to be ready for 2010 Commonwealth Games. Clearing the air on the dark horse of Gurgaon property market, the BJP government reassured stakeholders that construction of the road will be completed in 2016. Real estate players pre-empted the growth of habitation around this road and launched several projects in different sectors as per the master plan. Some of these projects were launched as early as 2006-07. Various estimates put the number of apartments under development at about 42,000-60,000 requiring several thousand crores of investment. There is also a promise of a metro line, residential and commercial spaces along this stretch, making it a self-sufficient city in itself, a massive real estate development bordering Delhi. The micro market will enjoy direct connectivity with Indira Gandhi International Airport and neighboring sectors of Dwarka. The second diplomatic Enclave of Delhi proposed to be developed along the Dwarka Expressway is set to change the profile of the area. The sectors 105 to sector 114 in Gurgaon will be major beneficiaries as they are placed nearest to the capital city. In the vicinity of green sprawls of Delhi, is an over 39 acre of group housing development by Sobha Ltd. – Sobha City Gurgaon. The first apartment project in North India by Sobha developers of South India is currently in soft launch stage.

Sobha Ltd. as many of you will know is a Rs. 3,100 crore (market capitalization) group known for the quality of delivery and customer service.

Privacy of residents is also considered in the plans – there are 4 apartments on every floor and none of these share a common wall, moreover, the entrance to these apartments don’t face each other. Sobha Group has tied up with  Chintels Group to develop 1,700 units at Sobha City which is to be launched and delivered in phases in the next 6-7 years. In coming years surroundings of the township will be bound by residential, commercial as well as institutional developments. Sobha, as discussed earlier, have a very high recall in South Indian markets and they made their footprint in North with their ambitious villa project- Sobha International City sector 109 in the vicinity of Sobha City.  The first phase of the villa project is nearing completion now.
