On my visit to the site, I found that the excavation stage was nearing completion at Western Avenue. Later, I spent time to acquire few details about the amenities, construction status and apartment layout. The possession of flats at Western Avenue, Wakad is expected by the year 2019. The site office draws one’s attention to the large open space around and yes, the quote – ‘Unbelong Ordinary-Live Extraordinary’ seems to eventually fall in place with what is in store here (developer website).

Floor rise of Rs.25/sq.ft per floor is chargeable starting from 3rd floor. The current market price ranges from Rs.5655/sq.ft to Rs.5850/sq.ft.

Western Avenue, more about the project by Kolte Patil at Wakad – the site is difficult to be missed if one is traveling on the Pune-Mumbai-Bangalore highway i.e. NH4. Sayaji Hotel at Wakad is a good landmark to ascertain location of the upcoming project as the site is 50 steps away from this hotel. Wakad as we know is a densely populated locality on outskirts of Pune with all required social infrastructure in place. Also Wakad is at the entrance to the Hinjewadi IT Park which has grown onto become a large employment center. While there are several townships coming up at Hinjewadi, if one wants to be near Pune city or in an already established location, Wakad is seemingly an appropriate destination. Hinjewadi doesn’t have too many access roads hence whatever there are, generally are very busy and we were told it can take 1 hour for someone to travel during office hours from his office at Hinjewadi to Wakad. A friend of ours mentioned that a severely ill person living at a mega township near Phase 3 of Hinjewadi had to be rushed at middle of the night to a hospital in Aundh as medical facilities inside Hinjewadi aren’t anything to talk about as of today. Wakad thus provides access both to employment center and rest of the city.

In the first phase of this project at Wakad, Kolte Patil is launching residences and shops in approximately half of the project land. Close to 792 apartments will be on offer and these range from 953 sq ft (smallest 2BHK) to 1,532 sq ft (largest 3BHK). About 412 apartments are 2BHK configuration (upto 1,150 sq ft) and 380 apartments are 3BHK configuration (1,350-1,532 sq ft). At current prices apartments cost close to INR 70 lacs (with additional charges). In all 11 towers are planned with 9 buildings of 2 parking + 13 floors and other 2 buildings of 19 floors each. Such planning provides for ample green areas for residents to enjoy. Kolte Patil’s Western Avenue at Wakad will have a high street consisting of 78 shops. It will provide residents avenues for shopping and recreation. A 65,000 sq ft club house is planned for the Wakad project by Kolte Patil, to align themselves to the needs of the younger and professional residents who tend to be a large chunk of property owners these days.

We think the biggest draw of this site is its impeccable connectivity(Developer website), on one side there is National Highway and then there is a DP road going through the site.

The high street format shopping arena at the project will also make it unique. Owing to connectivity to prime zone for IT/ ITES activity Kolte Patil’s Wakad project – Western Avenue will benefit from the factors that work well for Wakad property market.
