VTP Purvanchal: Site Overview

VTP Purvanchal is going to come up with an 11-acre plot on Wagholi-Kesnand Road. This project will comprise 8 apartment blocks, each having 15 residential levels above 2 levels of parking, which will make them among the tallest towers in the area, offering excellent views of the nearby hills and surrounding greenery, while also being away from the rather polluted Pune-Nagar road. The environment of this road is much cleaner than that of Pune-Nagar Road. This project will also contain vast recreation areas in various zones, catering to different needs of residents. The project’s landscaping will be carried out by the renowned architect, Vikas Bhosekar.

As of now, this project, having received all approvals to begin construction, is at the excavation stage. The developer aims to provide possession tentatively by around the end of 2019, which indicates a fast pace of construction. They aim to achieve this target, without any compromise on the quality they have a reputation for, by usage of tunnel-form technology, which shall be elaborated below.

VTP Purvanchal: Construction Features

As mentioned above, the buildings in VTP Purvanchal will come up using tunnel-form construction, which is a best-in-class technology imported from France. It involves combining two half-sections of a construction shell to form a room or cell, a number of which together form the apartment. VTP Realty is a backward integrated developer: they are among the biggest suppliers of construction material in Maharashtra and hence, have access to the best material as well as in-house construction expertise. With limited dependency on external suppliers or agencies, many sources of project delays can be avoided, which again translates into faster possession. In addition, this ensures greater construction quality and consistency, which translates into lesser maintenance for home buyers, which is a big positive.

In addition, the design of the apartments is such so as to maximize the actual usable (livable) space within. In many projects, home buyers, after taking possession, feel that the actual living space in their homes seems greatly reduced compared to the built-up area, but VTP Realty assures that all the space within the apartment will be utilized efficiently and effectively, giving residents the feeling they are residing in a much larger living space. Their apartment layouts are designed to minimize the space usually given to corridors and passages, thus maximizing the clear usable floor space.

VTP Purvanchal: Apartment Overview

VTP Purvanchal offers 1, 2 and 3 BHK apartments, spread across 8 towers. Towers A and B had been opened during the pre-launch to gauge the interest. Following a good response, tower D is being opened for bookings as well. Tower A will consist of 2 BHK apartments, having sizes of 811 and 831 sq. ft., while tower B will have 1 BHK (482 sq. ft.) and compact 2 BHK apartments (648 sq. ft.). Tower D will have 2 wings, which will be mirror images of each other, comprising 6 units; of which 4 will be large 2 BHK apartments (944 and 948 sq. ft.) and the remaining two units will be 3 BHK, with an area of 1258 sq. ft. Tower D will also offer podium parking for residents’ vehicles, in addition to the basement and stilt parking available for the other towers.

If one looks at the initial specifications of the apartments here, one can see that VTP Realty is providing them a premium feel. To begin with, all rooms will use elegant 600X600 mm vitrified tile flooring, while the terraces will have anti-skid ceramic tiles. The toilets will use quality fittings of Jaquar or equivalent brands and both toilets and kitchen will have Dado tiling. Telephone points will be provided in the living room and each of the bedrooms, while TV points will lie in the living room and master bedroom, with the latter also containing an AC point. Also, all buildings will be constructed with appropriate gaps between them, allowing for large amounts of natural light and cross-ventilation to flood the apartment, reducing residents’ electricity bills.

Currently, VTP Realty is charging a base price of Rs. 3753/sq. ft., which is likely to appreciate as the project develops and more infrastructure comes up in the surrounding area. One can get a 1 BHK apartment here for an all-inclusive price of ~Rs. 25 lakhs, while a 2 BHK apartment, depending on size, comes in the range of ~Rs. 31.5 – 44.6 lakhs and a 3 BHK can be had for ~Rs. 58 to 63 lakhs (all inc.). VTP Realty are sweetening the deal for customers further by charging only 50% till RCC completion and not imposing any transfer fees on resale or cancellation charges till registration. For a project from a reputed brand, these are indeed appealing incentives to purchase a dream home.

VTP Purvanchal: Numerous & Premium Amenities

VTP Purvanchal promises to be one of the most amenity-rich apartment complexes on Wagholi-Kesnand Road. It will boast of a whopping 40,000 sq. ft. of recreation space, spread across 3 zones: the central zone, sports arena and eastern zone. The amenities have been planned, such that they are easily accessible from all parts of the complex, there is something for kids, adults and senior citizens alike and there are sufficient facilities to keep everyone satisfied.

The central zone will primarily be for recreation. This will contain a beautiful clubhouse, with an elegant water feature containing gargoyles at its entrance and will include a swimming pool, Kids’ pool, indoor gym and a community hall, with a party lawn alongside. This will lie in the middle of a large landscaped lawn, which will contain a barbeque area, a kids’ play area (with pergolas to seat their parents/guardians), an open-air gym, which serves as an additional work-out area and a jogging track. The sports arena is primarily for the budding athletes and comprises a multipurpose court, provision for net cricket and a second kids’ play area.

The third eastern zone has been specially conceived for boosting residents’ health and well-being, owing to the benefits of exposure to the sunlight along this side in the morning. This will contain a senior citizens’ plaza, a yoga lawn, an amphitheater, a herbal garden and a sunken pavilion for seating, which can also double up as a campsite in the evening. A temple completes the picture. This focus on the eastern (sun-facing) side is where the project derives its name (Purvanchal) from.

If one compares Wagholi and Kesnand with its neighbor Kharadi, one can see that all were small villages till roughly the turn of the millennium. It has been seen that when an area starts developing, the biggest telltale sign of the same is the vast improvement in the condition of existing roads as well as the construction of new ones. Based on my recent visit to the area (and the project site), Wagholi-Kesnand Road definitely falls in this category.

Wagholi lies on the arterial Pune-Nagar highway, which is among the best roads in this part of the city and connects this area to the Pune Railway Station (17 km away). However, it is the other roads, which deserve a mention. VTP Purvanchal is located on the Wagholi-Kesnand road, which is now a well-paved and smooth road to drive on, with space available for widening, if required. The same holds true for the Wagholi-Lohegaon road, which connects this project to the Pune Airport (12.6 km away). Pune Municipal Transport (PMT) buses ply regularly from the junction of the Kesnand road with the highway to the railway station as to other parts of the city.

A major game-changer will be the under-construction Kharadi-Wagholi road, which aims to bring the two neighbours closer, both literally and figuratively, by reducing travel time and serve as a harbinger of greater prosperity to the latter. For those working in Magarpatta City, which is slightly beyond Kharadi, a new bridge across the Mula-Mutha River is expected to greatly mitigate, if not end, the regular traffic snarls seen here, further reducing the travel time. The proposed Pune Ring Road project is expected to pass by Wagholi, further enhancing connectivity to other parts of Pune City.

VTP Purvanchal: Proximity to residents’ workplaces

A major portion of the target market of VTP Purvanchal will include IT engineers, whose workplaces are in Kharadi, Viman Nagar, Magarpatta City or Yerwada, which will not be more than a 15 minutes’ drive from here. Kharadi already boasts of major IT hubs such as Eon IT Park, World Trade Center and Zensar and more are on the way. Expansion of Eon IT Park and an upcoming IT SEZ by Raheja and Gera in Kharadi are likely to lead to numerous new employment opportunities and hence, greater housing demand. Ascendas IT Park is also coming up in the vicinity.

With Kharadi becoming increasingly saturated as a housing destination, Wagholi-Kesnand Road is best placed to absorb this new demand for good quality housing from this category of home buyers, owing to the aforementioned road connectivity, surplus land availability and lower land rates here. An additional benefit Wagholi provides to a home buyer is lower stamp duty and registration charges, as it does not come under Pune Municipal Corporation limits.

This area is also a convenient location for people working in the major industrial areas of Hadapsar (who too will benefit from the upcoming Kharadi-Wagholi road) and MIDC Ranjangaon and Sanaswadi, who can get to their home or workplace without needing to deal with the city traffic.

VTP Purvanchal: Social Conveniences

One can say that the development of Wagholi-Kesnand is inextricably linked with that of Kharadi and not just in terms of one generating demand for the other. Residents of projects such as VTP Purvanchal on Wagholi-Kesnand Road can benefit from the developed social infrastructure of Kharadi, in addition to the amenities available within that area itself. For instance, for getting their fix of shopping or entertainment, residents have the option of shopping centers such as Reliance Mart and malls such as Amanora Town Centre, Seasons Mall and Phoenix Market City, all near Kharadi and within 10-12 km from the project site.

This location has a number of quality schools affiliated to CBSE and IGCSE boards, such as Lexicon International School and Sanskriti School (3.7 km), Victorious Kidss Educares (15 mins.) and Podar International School (15 mins.). Engineering colleges such as JSPM Imperial College and Dhole Patil College are among the higher educational institutions in the vicinity. Healthcare options for residents include Care Hospital and Lifeline Specialty Hospital in Wagholi itself and Columbia Asia and Rakshak Hospitals in Kharadi. As an additional bonus, particularly to prospective residents of VTP Purvanchal, Kesnand (3 kms from the site) is the location of the extremely popular Sunburn Music Festival.

VTP Purvanchal: Good investment opportunity

Wagholi has land rates, which are far lower than its neighbouring areas of Kharadi and Viman Nagar. With its ever-improving connectivity to these areas and the quality social infrastructure coming up, Wagholi-Kesnand Road is likely to virtually become the new Kharadi in the near future and this should see land and property prices show sharp appreciation. An indication of the scope for this appreciation is that prices here are nearly half of those in its neighbourhood. For a savvy investor, investing in a quality project by a reputed name such as VTP Realty appears to be a good option.
