Hence, approximately a year and a half after I first visited their site, I decided to return to see whether the promise it offered is actually taking shape or not.

My first impressions, as I approached the project site, were that it would be hard for the developer to make a sizeable impact in an area, seeing numerous projects come up every day, with their advertisements dominating wherever you look from 5 km away. My first glimpse of VTP Urban Nest put all these thoughts to rest. A nice entrance gate lead me to the sales office. I could see that both the residential apartments as well as the commercial wing (called as Trade Park) were coming up very quickly. A major reason for the same is that the developer is in firm control of the construction supplies, which ensures both quality and timeliness.

VTP Urban Nest is hard to miss as it’s located right on the KatrajHadapsar bypass road and VTP has smartly kept the Trade Park facing the road to cater to the ever-increasing demand of groceries and other important services from residents of the Undri and Pisoli micro-markets. The Trade Park will contain approx. 49 commercial establishments. Two very reputed brands, Star Bazaar and Abs Fitness and Wellness Club have already signed up and will open here shortly.

Moving to the residential towers, work is on in full swing on towers A1-A3 (A wing) and B1-B2 (B wing). In fact, both wings are already more than 50% complete, if one considers the exteriors. For a brief while, I went on a flashback to my first visit, when only excavation and plinth work was on here. This transformation in a mere 1.5 years, particularly considering the not so good times the industry has been facing, seemed quite remarkable.

VTP Urban Nest: RERA and Apartment Details

All the five residential towers (A1-A3 and B1-B2) under Phase 1 of VTP Urban Nest as well as Trade Park have been registered under Maharashtra RERA. The RERA registration number for this project is P52100000581. As per the project’s registration, possession for the apartments is to be handed over by 31st March 2020 with the Trade Park to be handed over 3 months earlier (31st December 2019). However, if the current progress of construction is anything to go by, these will be handed to their residents well before these dates, a win-win situation.

Each of the five towers will have 11 residential levels, but they differ in terms of the apartment configurations on offer. The towers A2, B1 and B2 will contain both 2 BHK and 3 BHK apartments. While A2 and B1 will have a larger number of 2 BHK apartments, B2 will have more 3 BHKs on offer. Tower A1 will comprise of 1 BHK and 2 BHK apartments, while A3 will have 1.5 BHK and 2.5 BHK apartments. In short, the project has homes suiting a wide variety of home buyers.

VTP Urban Nest: Infrastructural Updates

The Katraj-Hadapsar bypass road, on which the project lies, is still not the most pleasant road to ride on, but with Undri now coming under PMC limits, this should change before possession for Urban Nest is handed over. The Undri area continues to see many new developments with the opening of Sanskriti School further adding to the top class educational institutes in the vicinity. The upcoming Pune international airport at Purandar and the Pune Ring Road, which will be easily reachable from here, are likely to give a massive fillip to this area’s development. The water supply concerns are slowly getting alleviated too. One can say that VTP Urban Nest is clearly on a roll and those investing or planning to live here have plenty of reason for cheer!

The Market Place – Fulfilling one’s needs

As the name suggests, The Market Place promises to be a one-stop shop for all of one’s daily needs. It will be a G+3 (ground + three upper floors) building, with ample parking space in the basement and at the front.

The Market Place will contain a supermarket and convenience stores for your groceries and other daily or weekly shopping needs. In addition, it will also contain spaces, which would be ideal to be used for purposes such as setting up a polyclinic or opening a medical store or an ATM. For small business owners residing in the area, VTP plans to provide elegant commercial office spaces for their use.

Trade Park – Satisfying one’s wants

If The Market Place meets all one’s basic requirements, Trade Park takes things a step further. Planned as a G+2 building with rooftop restaurants to boot, Trade Park will have a U-shaped structure with a beautifully landscaped central courtyard for informal meetings or as a seating area for visitors.

Trade Park is a premium offering, which will boast of high-end retail stores and showrooms of reputed brands. It will also contain restaurants and fast food joints. Its main promise, however, is of being a pioneer business destination in Undri, with an offering of boutique office spaces to those wishing to operate their business from closer to home. One of Pune’s most famous fitness chains, Abs Gym, has already signed up to open a center in Trade Park.

The impact of VTP Urban Nest commercial offerings

In order to assess the impact of these commercial offerings, which form part of VTP’s Urban Nest project, we have divided the stakeholders into the following four categories and shall look at each of them in turn:

  1. Residents of VTP Urban Nest:

    VTP Realty promises ‘fusion living’ to Urban Nest residents and a healthy lifestyle, combining relaxation at home with meeting all their needs at their doorstep, is what they will get. For groceries, they can visit the supermarket in The Marketplace or order by phone and get them home-delivered. For an ailment or check-up, they can visit the polyclinic. If not in the mood to cook, they can avail of the offerings from the attached restaurants. If in business, they can run it from an office, located within the same complex, just a short walk away. In short, residents need not leave the complex for most of their needs and have more ‘me-time’.

    In this regard, an additional point to be noted is that Trade Park, The MarketPlace and the residential towers, though part of the same project, will have separate entrances. Hence, residents will not be disturbed by the flow of people to the commercial centers and vice versa, which reflects the excellent planning behind the project.

  1. The neighborhood:

    For others residing in the vicinity in Undri, these commercial complexes offer the similar benefits as those the residents of Urban Nest will enjoy, at a short drive from their homes. For business people or service providers (such as doctors, lawyers etc.) living in Undri, this is a great opportunity to set up office at a convenient and central location and benefit from possibly greater footfalls.

  1. Brand partners of VTP:

    For restaurant, retail, fitness establishments etc. partnering with VTP Urban Nest, this gives them the much desired first mover advantage and access to a major captive customer market in this area, which will help them get better footfalls and help them build a presence in this area. They can also run better targeted marketing campaigns to attract the local clientele.

    The influx of retail stores, commercial offices etc. promises to lead to greater development of roads and other infrastructure in the area and accordingly, offer good returns on their investment to early investors in this area.

Having analyzed the plans for VTP’s commercial offerings, The Market Place and Trade Park, as part the Urban Nest project, one can see the vision of creating a destination in the Undri market for all to head towards. VTP Realty’s ambitious project promises benefits to society residents, investors and the wider community, which go beyond the conveniences offered to arguably the most valuable commodity these days i.e. time with your loved ones.

In this note, which we have prepared after a thorough site visit of the Urban Nest project and interaction with the team, we analyze the concept of “fusion living” at this under development property of Pune.

The Location – Undri

To say that Undri has had a meteoric rise in the last few years would be an understatement. This area, once identified by lack of sufficient housing, roads and supporting infrastructure, is today dotted with numerous housing complexes, clubs and schools (which are among the best in Pune), catering to the needs of all segments. New roads have been built and existing ones have been concretized, though road widening remains an issue. It is likely that will get addressed as the properties here get inhabited. Average property prices have shown a healthy appreciation from less than Rs. 3000/sq. ft. in Q1 2010 to approximately Rs. 5000/sq. ft. currently, offering healthy returns for early investors (Source: Colliers International India Research).

Undri is located on the Katraj-Hadapsar bypass road and can also be accessed from the NIBM, Kondhwa and Mohammadwadi by the NIBM road. VTP Urban Nest is located half a kilometer from the intersection of these roads, known as ‘Undri Chowk’, which puts the project right at the heart of this thriving locality. There has been an encouraging improvement in public transportation to and from Undri over the years. We used both the auto rickshaw as well as app based cab services for our visit. Pune Railway Station is around 12 km from Urban Nest, while the Airport is 18 km away.

Social and Economic Infrastructure

Undri attracts several young families because it has an established and growing social infrastructure. Schools such as Delhi Public School (CBSE, 3 km away), Bishop’s School (ICSE, 1 km away), Vibgyor High School (CBSE/IGCSE/ICSE, 3 km away), RIMS International School (CBSE International, 2 km away) and Sanskriti School (CBSE, 1.5 km away) are all close to the Urban Nest site. These schools offer plenty of flexibility to choose the board of education for kids, while ensuring a safe and quality environment for them.

Urban Nest works out well for IT professionals working in the hubs of SP Infocity (9 km), Magarpatta City (10 km) and Kharadi (15 km), as well as for those working in the industrial centers of Kondhwa (4 km) and Hadapsar (8 km), for whom other localities near their workplace might be unaffordable. For quality medical care, one needs look no further than Ruby Hall Clinic Wannowrie (5 km), Bharati Hospital (8 km) and Inamdar Hospital (9 km).

The Site

VTP Urban Nest is coming up on a 9 acre plot, facing the Hadapsar-Katraj road, near Undri Chowk. Currently, excavation, plinth and podium slab work is on at the site. The VTP Urban Nest complex has been planned and being built as per the concept of fusion living. This envisages a comfortable lifestyle for residents of the complex, with their major needs such as groceries, healthcare, ATMs, offices located within the complex itself. Hence, the site will have both residential areas and commercial cum retail space.

The residential area comprises of 6 towers, A1-A3 and B1-B3. VTP is targeting June 2019 to hand over possession of A2, A3 and B1, with A1 and B2 to be delivered by December 2019 and B3 by December 2020. One of VTP’s core strengths is in being a backward integrated developer, which allows it to exercise thorough control on quality and availability of materials.

The commercial zone comprises of two multistory blocks, called as The MarketPlace and Trade Park. The MarketPlace will have daily convenience stores, polyclinics and smartly planned office spaces. Adjacent to it will be the Trade Park, which is a commercial complex housing boutique offices, high-end retail and showroom spaces. The presence of such facilities ensures that not only do residents need not leave the complex for their daily needs, but also that others residing in the neighborhood can also avail of these facilities.

As an example, Abs Gym, the famous fitness & wellness brand is already a part of Urban Nest. Also, the developer is entering into agreements with leading restaurant chains, supermarkets, F&B brands, and also a school. This eclectic blend of everything that one desires in modern day urban centers lends the project its name – VTP Urban Nest.

Homes @ Urban Nest, Undri

Towers A1-A3 and B1-B3 will have 11 residential levels, standing above a 2 level parking. VTP is providing three tier security, with the provision of video door phones and intercom in homes and CCTVs in common areas and guards at the entrance gate and tower lobby to keep residents secure.

Tower A1 will have 8 apartments per floor of 2 BHK configuration (approx. 875 – 928 sq. ft.). Tower A2 will have 6 apartments per floor, comprising of four 2 BHK (approx. 1013 – 1060 sq. ft.) and two 3 BHK apartments (approx. 1262 – 1335 sq. ft.). Tower A3 comprises of 1.5 BHK apartments (approx. 697 – 745 sq. ft.), with 8 of them per floor.

Tower B1 has 7 apartments per floor, with a mix of six 2 BHK (approx. 900 – 1056 sq. ft.) and one 3 BHK (approx. 1317 – 1385 sq. ft.). For those who prefer more space and comfort, block B2 offers spacious 3 BHK apartments, with 4 apartments per floor. Tower B3 is planned to be similar to tower A1, with 8 apartments of 2 BHK per floor.

The entire flat has in vogue 800×800 vitrified tiles (replacing the conventional sizes), which gives a spacious appearance to the apartment and enhances the apartment’s aesthetic value. This aspect, which is unique to VTP’s projects, makes it a premium offering in this category. Bathrooms come equipped with Jaquar/equivalent fittings. Superior quality paints are used for wall finishing and mosquito nets and safety grills are provided for windows.

The residential towers will have a central amenity area, which will contain a clubhouse, swimming pool, amphitheater, barbecue area, along with separate kids’ play area and seating area for senior citizens.

Value for Money

VTP has long been a supplier of construction material to reputed developers, before moving foraying into real estate development. With over 70% of the raw material (including cement and steel) used in construction being sourced in-house and from vendors with whom they have several decades of relationship, VTP is far less dependent on suppliers than other developers. Not only does this greatly reduce the risk of time delays to the project, the issue of use of substandard materials is also eliminated to a great extent.

Add to this, the cost savings to VTP from being able to utilize the same materials which they supply to other developers, allows VTP to provide more features at the same price, creating a win-win situation. The plans for Urban Nest, in terms of the apartments and amenities, bear this out.

At a base price of Rs. 4500/sq. ft., apartments at Urban Nest are a lot more affordable for residents and investors alike. Prices for a 1.5 BHK apartment begin at Rs. 40 lakh, while the starting price for a 2 BHK apartment is Rs. 49 lakh and for a 3 BHK is Rs. 69 lakh. To sweeten the deal for investors further, VTP is offering a complete waiver of transfer fee on resale of apartments, ensuring better returns and greater flexibility for investors.

Conclusion

An analysis of VTP Urban Nest indicates that the target segment for this project comprises a healthy and larger base of end users, who are seeking a proper balance between work, leisure, convenience and comfort. VTP is clearly betting big in this upcoming locality, with the completed Urban Space project by them having set the benchmark, for Urban Nest and another upcoming property Urban Rise at Pisoli.

VTP’s fusion living principle, which will provide residents all the conveniences they need literally at their doorstep, appears a farsighted move keeping both the residents and the neighbouring community in Undri in mind, as no such facility is currently available in this area. By attracting people residing elsewhere in Undri to the commercial complex to fulfill their needs and wants, VTP Urban Nest aims to be the must-go destination for all.
