Eldeco Inspire is located in a mixed residential-commercial region in Sector-119 at the intersection of FNG Expressway and Noida-Greater Noida Link Road. The area offers the benefit of brilliant network to major highways. The venture interfaces with Dadri Main Road at a distance of 9.7 km through Vikas Marg and to NH-24 at a distance of 16.6 km. It takes around one hour to cover the 35.1 km distance from Indira Gandhi International Airport while driving through Mahatma Gandhi Road/Ring Road. Noida is a vast city with many projects crawling towards completion, so readers may be glad to hear that this area is one of the better ones in terms of project completion and amenities. At the center of this sector are the residential projects of 4 different developers: Eldeco, Gaur, Amrapali and Unnati. There are already quite a few residents in these projects.

Sector 119, Noida is located at the intersection of the FNG Expressway and the Noida-Greater Noida Link Road and is difficult to miss. To get to this sector, simply travel along the Link Road until you reach the intersection with the FNG Expressway. Take the right at the roundabout and head south along the FNG Expressway. You will quickly see Sector 119 and all its projects on your right.

We noted plenty on our trip to the sector. Noida is a frequently raised topic in real estate discussions, so we decided to make a trip to the city famed for its dense construction and take a closer look at some of what Noida has to offer. The scenery wasn’t all pleasant, as Noida has seen many delays in projects, but some definitely caught our eye.

Sector 119, Noida and the surrounding sectors are mixed-land use areas and they host residential buildings and commercial buildings.

Projects worth noting in this sector are the Eldeco Aamantran, Gaur, Amrapali and Unnati. These four projects are situated quite close to each other and are within walking distances of commercial centres, schools and other facilities. Like many other projects in Noida, these projects are hi-rise apartments that offer many hundreds of units.

Before we go into detail about the projects and the features of the location, here’s a look at some of the reasons why this location is worth looking at:

  • Connectivity

A metro station is present about 4 kms away, there are plenty of direct roads and a metro station is soon to be built in the area. There’s no doubt that connectivity in this area is being addressed.

  • Commercial, IT

Numerous IT hubs and firms have established themselves in and around the area. Many of its employees reside in the projects around the area.

  • Many number of projects under construction

Not surprisingly, given the city we’re discussing is Noida, there are many projects being constructed in and around the area, which should give buyers plenty to choose from.

  • Ready to move in

Many of the projects in these areas offer ready to move in homes.

Infrastructure and Amenities

Infrastructure in this area of the city is already in place and it is only getting better. The road work, as expected from an area next to two major roads, is of good quality and getting around between projects or from your home to a nearby shopping complex or school is easily managed. Traffic may become disruptive during peak times, but in our visit during the day we found the roads to be mostly quiet and uncrowded.

Perhaps the most notable point to be made here is that the area will soon have connectivity to the Noida metro. Metro work is being completed at a rapid pace and is expected to be ready by 2018. The Noida authority is also constructing an underpass at Sector 71 which will link sectors 121,122 and 123. That should ease traveling to Noida Extension.

The Raghav Public School, Global Indian International School and the Sapphire International School and is a popular choice for residents in the area to send their children to. The Rajiv Gandhi Institute of Petroleum Technology is one of the colleges in the vicinity.

We can’t say that the transportation in the area is flawless. There are certainly autos and public transport available, but they are not quite as frequent as one would like.

While recreational facilities are still in the works, residents here still have the option of visiting the vast number of modestly sized commercial areas, which should tend to all their needs, and the many large parks that populate the area.

As we mentioned, sector 119 is home to many projects from some known developers.

The Eldeco Group, which has constructed the Eldeco Aamantran, a collection of 4 different projects on 14 acre land, is right at the heart of this sector and overlooks the FNG Expressway. The project is a phased one with 4 phases, two of which have been completed. The Eldeco Swagatam offers 2,3 and 4 BHK units, with study and servant rooms. The second phase, called the Magnolia Park, offers 2 and 3 BHK units and come with a view of the municipal parks that are in the area. The third phase, called Eldeco Inspire, hosts 2 and 3 BHK units while the last phase, Eldeco Edge, is a collection of studio apartments that comes pre-fitted with lighting and appliances. Eldeco Aamantran is a relatively less dense construction to its other peers in the vicinity.

The Gaur Grandeur is one of the projects which has seen a large number of homes occupied already. The attraction here is low density living and large open spaces. 2 and 3 BHKs are offered here in towers of a G+12 configuration. The price is about Rs. 5200 per sq. feet.

The Amrapali Platinum is a dense collection of hi-rise apartments that offers penthouses, duplex villas, and 3 and 4 bedroom units in a 80% open area project premises. It is ready to move in. However, not all towers in this project have been completed. The price quote for the platinum is Rs. 4365 per sq. feet.

The final project we’re mentioning is the Unnati Aranya, which is the corner plot in this sector. This plot is also open on all four sides. The project offers 2,3 and 4 BHK units in a 18 acre project area. The per sq ft rate is Rs. 5145.

Noida has many successful projects that are worth looking into. Sector 119, Noida catches our attention as it is one of the last ones just before Noida Extension and has 4 near finished projects much of which are occupied.

Noida, with its relative proximity to Connaught Place and South Delhi has always stood out as an affordable location when compared to adjoining areas of national capital, New Delhi. One can access Noida from Delhi via roads – Kalindikunj/ SaritaVihar, DND Flyway, Akshardham and ITO and also by Delhi Metro. Noida like Gurgaon has come up as a suburb to New Delhi with both economic and social activity. While Noida may lack the zing of Gurgaon, in parts the city offers much better infrastructure and living conditions than its cousin Gurgaon. The Metro rail expansion work is going on at a breakneck speed here. Noida and its twin city Greater Noida have seen businesses such as automobiles (Honda is noteworthy), education (several private colleges and schools), IT/ ITES and manufacturing shape up over the years. With Gurgaon’s properties becoming expensive Noida still has options to own a house with in a budget of Rs. 50-60 lacs just 25-30 kilometer away from Delhi.

Eldeco Group a formidable developer has presence in Uttar Pradesh, Punjab and Haryana has done a lot of work in cities of Noida and Greater Noida. Their offering Eldeco Aamantran distinguishes itself from several ongoing projects at Noida. As many of you would know Noida did face severe slowdown related to regulatory reasons and others that led to delayed possession in many projects. Eldeco Aamantran despite these challenges is today partly inhabited. Close to 450 families is enjoying life of a well equipped apartment complex here.

The project is favourably located for a few reasons. Firstly, major companies like Samsung, Wipro, TCS and NIIT Technologies are situated in Sector 62, not very far from here, and the Special Economic Zone in Sector 81 is host to numerous national and global organisations. Secondly, the Eldeco Aamantran is bordered by the Faridabad-Noida-Ghaziabad (FNG Expressway) on its Eastern side and Noida-Greater Noida Link road on its northern. From Eldeco Aamantran, one can reach the heart of Delhi via the Dadri Main Road in about thirty to forty five minutes.

But the good news gets even better: Noida is seeing rapid completion of its very own Metro and looks very promising. The metro cuts through all the major areas of the city and Sector 119 will also be accessible once Metro work is completed. This will further establish connectivity and make visiting the Capital and other NCR regions more convenient. The metro is expected to be fully operational in 2017.

Schools, like the Raghav Global School and the Global Indian International School, and shopping complexes surround the project area, at very short distances away from the location. More amenities can be expected in the near future, as Noida transforms into a bigger city.

What does EldecoAamantran offer to residents?

The Eldeco Aamantran is a varied collection of apartments built in phases. The overall land area for the township is approximately 14 acres. The individual phases of the project: Swagatam, Magnolia Park, Inspire and Edge, offer options for studio apartments, and 2, 3 and 4 BHK units. Of these, Swagatam and Magnolia Park have been/ in process of handing over to buyers.

The first of the apartments to be completed, Swagatam, is a set of 6 towers offering 2, 3 and 4 BHKs. Swagatam towers are located near the entrance of the Eldeco Aamantran project. The first four towers are 12 storeys high while the last two are 18 storeys high. These 6 towers consist of 449 apartments, with many of them already being occupied. These apartments come with premium fittings, tiles as flooring in living and dining, while wooden flooring is used for all bedrooms. One has the choice of a 2-bedroom unit without a study, or a larger one with a study and a servant room. The 3-bedroom unit comes with a servant room. The Swagatam also has a few 4BHK units. Every tower has 5 units per floor and two elevators serve these.

The second phase of the project, called Magnolia Park, sits at the Northern side of the project, near the project’s 2.68 acre central park. Possession for the Magnolia Park was offered last year and a good number of units are already sold. It is a group of 3 towers of 16 and 17 storeys that provide 2 and 3 BHK units. Several apartments of Swagatam and Magnolia Park face a lush green public park abutting the property.

four-tower phase that is 24 storeys high. Of these structure for 20 floors is already complete and brickwork has commenced. It will offer 2 bedrooms with and without study. The 3 bedroom units again will have two configurations, with and without a study. It is expected to be completed in the middle of 2018. There will be a total of 400 units available.

Eldeco Edge, the last of the apartment towers, offers exclusive studio apartments with lighting, fans, ACs, a modular kitchen, a chimney and a hob being provided as standard fittings. One can simply enter the home and expect fully functional living to be available almost from the get go. Upon completion, there will be 210 studio units available. The first level of the Edge will be dedicated towards a commercial setup; to ensure that the residents have their daily needs available easily. Like the Inspire, it will be completed by mid-2018.

The project’s clubhouse is already operational and comprises of indoor and outdoor games including pool, billiards, board games, table tennis, banquet hall and fully equipped gymnasium. Residents and visitors can also avail a golf cart to travel around the residential area. The feature keeps the vehicular traffic in check.

Price quotes for the Eldeco Aamantran are about Rs. 4500 – Rs. 5500 per sq.feet. The former is for phases under construction while the latter is for ready to move in inventory, which is only a handful now with the company.

The Eldeco Swagatam provides 2 BHKs (with or without a servant room and study) and a 3 BHK with a servant room. The 2 bedroom apartment without a study and servant room is 1111 sq. feet in size while the one with a study and servant room is 1692 sq. feet in size. The 3 bedroom is 2141 sq. feet in size.

The Eldeco Magnolia Park has 2 and 3 bedroom units. The 2 bedroom units have two different sizes, 1467 and 1575 sq. feet, depending on whether you opt for the unit with a study. The 3 bedroom unit has two configurations as well. The unit with the servant room is 2021 sq. feet in size while the unit without it is 1537 sq. feet in size.

The Eldeco Inspire offers 2 and 3 bedroom units. The former is offered in two configurations, with or without a study. The latter is offered with or without a servant room. The 2 bedroom units with studies vary slightly in their super area according to their design. They can be of 1278, 1286 and 1295 sq. feet in size. The 2 bedroom unit without a study is 1121 sq. feet in size. The 3 bedroom unit with a servant room is 1761 sq. feet large and the one without a servant room is 1639 sq. feet large.

The Eldeco Edge is a studio apartment complex with unit sizes of  579 sq. feet. A typical studio will cost about Rs. 28 lacs all inclusive.

What stands out at the Eldeco Aamantran?

The Eldeco Aamantran also offers a wide range of housing options, from studio apartments to lavish 4 BHKs on top floors that are privileged with an excellent view of the city and its greens. The project is a low-density development compared to its competitors in the immediate vicinity. One can feel the same when standing in the central greens in an airy complex that Eldeco Aamantran is.
