Runwal Greens was conceived in late 2000s and pre-launch happened in 2008-09, while construction commenced in 2010-11. The remaining four towers are almost ready with finishing touches being applied – interior fittings and fixtures, paint, etc. – and possession is expected by December 2017. Runwal Group has even received their MahaRERA no. P51800000271 for this second phase. I visited this colossus of a ‘township’ and came away awestruck. Location and Connectivity

Runwal Greens is very strategically located and perhaps this is the project’s main selling point. It is located on the Mulund-Goregaon link road which connects the western and central suburbs. This road connects to the Eastern Express Highway from where one can access Thane as well as other central suburbs and furthermore connects with the Mulund-Airoli road which provides access to the eastern suburbs like Airoli, Navi Mumbai and Kharghar among others.

A 5 minute walk from the project towards the west, brings one to the junction where the Mulund-Goregaon link road joins with the arterial LBS Road, which connects all the central suburbs from Kurla in the south to Thane in the north. Thus, residents of Runwal Greens have quick access to major roads to travel to any point in the city. Mulund also has a good network of train, BEST bus service and autos as well as private operated buses and cabs.

Runwal Greens consists of 8 towers, namely, Oakwood, Maple, Rosewood, Cedar, Cypress, Ebony, Redwood and Pinewood. These are eight of the tallest residential towers in the neighbourhood and they are spread across 22 acres. 7 acres consist of open green spaces as well as landscaped greens designed by international designers. As mentioned earlier, the first four towers are completed and occupied while the remaining four are being completed. Since all 8 towers surround the central lawn, half of the apartments of all towers enjoy views of the lawns and the podium, while the other half enjoy views of the road, surrounding hills and mangroves depending on the location of the tower.

Currently, apartments are only available in Cypress, Ebony, Redwood and Pinewood in the following configurations at Rs. 15,000 per sq. ft.:

Cypress has 4 apartments per floor which includes 2 each of the 4 and 3.5 BHK units. Ebony’s floor plan includes 2 4 BHKs on one side facing the garden while 2 3 BHK units are on the other side. Redwood has a layout that includes 2 apartments of 3 BHK facing the garden while on the opposite side are 2 units of 2 BHK which are sold out. Pinewood is the only tower with 6 apartments per floor. This includes 2 of the smaller 3 BHK on one side with a garden view, while 4 of the larger 3 BHK apartments are spread across with outside views.

Apartment Features and Amenities

All apartments have sundecks or balconies, at least in the living room and one bedroom while others have decks in more than one bedroom as well. This ensures efficient ventilation and lighting in all rooms and the apartment as a whole. The 3.5 and 4 BHK flats also come with a servant’s room, which has a separate entrance and bathroom.

All towers have a grand entrance lobby. Apartments are air-conditioned and have 11 ft. high ceilings along with wide french windows. Living rooms have imported marble flooring while bedrooms have wooden flooring, and there are vitrified tiles in the the kitchen and utility area. Bathrooms have designer marble tiles and high end CP fittings and sanitary ware. Every apartment has a video door phone, and the whole complex has CCTV surveillance and water sprinklers in common areas. Entry and exit, to and from the complex is well monitored and the access routes are well planned.

External Amenities

Runwal Greens has been planned not only with luxurious and spacious apartments but also premium amenities that one would expect at this price tag. These amenities include a 30,000 sq. ft. clubhouse, which is the largest one in Mulund! Then there is a well equipped gym with sauna, steam and jacuzzi. Tennis, badminton and squash courts as well as an exclusive kids play area are provided. There are three swimming pools, which includes one exclusively for women. There are amenities for indoor games as well as a skating rink and yoga deck. A party/banquet hall and mini theatre add more glamour. If all these amenities for physical activity weren’t enough there is also a jogging and cycling track which surrounds the central lawn. And guess what the central lawn is for? Not just a simple landscaped, green lawn but a proper cricket ground with a pitch! for all those cricket crazy residents.

Besides all of these lavish amenities is the fact that the lower levels facing the street have been leased out as commercial space and forms a sort of galleria which includes retail stores of high end clothing and car brands as well as eateries and cafes like Dominos and CCD. So one literally doesn’t have to travel too far to shop.

Additional features include 100% power backup for essential services and common areas, high speed elevators with a stretcher lift in all towers. There are facilities for rain water harvesting and STP. Runwal Green is also in the process of acquiring a green building LEED certification.

Runwal Greens is close to most amenities such as Fortis and Jupiter Hospitals, churches, temples and mosques in addition to good institutions such as DAV International School, NES School and St. Mary’s Convent High School. Shopping malls such as D-Mart and R-Mall are in the vicinity and there are numerous multi-cuisine options for eating out. All of these are within a radius of 1 km.
