Ashoka Liviano is located on the left side, as one moves along the Outer Ring Road from Gachibowli towards Narsingi Junction. Located in close proximity to the IT hubs of western Hyderabad, this project caters to the varying needs of the techies employed in these hubs. Major IT parks such as Financial District (Wipro Circle), DivyaSree NSL Orion, Raheja Mindspace and Cyber Gateway are within 8 km from the site and are a short, comfortable drive away (except during peak hours).
Buses are not too frequent to the project site, but Manikonda and the old Mumbai Highway nearby are well-serviced. While the nearest MMTS railway station, Hitec City, is around 11 km away, the upcoming Hyderabad Metro station of Shilparamam (8 km) offers the promise of good connectivity to other parts of the city. The project’s location along the Outer Ring Road ensures that a resident can get to the Rajiv Gandhi International Airport at Shamshabad (30 km) within a short time.

As Ashoka Liviano is not too far from the major business and IT districts of western Hyderabad, residents of the project can also benefit from having access to many quality service providers in the neighbourhood. Some of the best schools in this part of Hyderabad such as Oakridge International School and Delhi Public School are around 3 km away, while The Future Kid’s School, Delhi School of Excellence and Mount Litera Zee School are within a 5 km radius. Higher educational institutions such as ISB, NIFT, ICFAI University and University of Hyderabad are less than 10 km from here.
Healthcare options are aplenty as well, with Continental Hospital, Himagiri Hospital, Apollo Hospital and Max Cure Hospital among some of the reputed names within 8 km of Ashoka Liviano. The project is also close to many popular restaurants, malls and shopping centers, Inorbit Mall in Madhapur being the most note-worthy of the lot. Popular picnic and outing destinations such as Osman Sagar Lake, Ocean Park and Himayat Sagar Lake are within close proximity of the project.

Ashoka Liviano is neither as tall or as large as many other projects in the area. Rather, it is a compact project, covering an area of 1.82 acres, of which 72% is open space, a key consideration for many home buyers in this market. This project has a single tower, comprising 14 residential levels and a 2 level parking for residents. Vehicle movement is restricted to being from the entrance to the basement parking, hence, residents can walk, jog or interact with each other in the common areas freely, without needing to worry about any passing cars or bikes.
Ashoka Liviano offers 13 apartments per residential level, making a total of 182 apartments in the entire project. The apartments are of 2 BHK, 3 BHK or 4 BHK configurations and are well-served by 5 lifts as well as a couple of staircases. Located in the center of the building is the 2 level clubhouse, while the rear of the project will have landscaped gardens and a kids’ play area.

As mentioned earlier, Ashoka Liviano offers a variety of 2, 3 and 4 BHK apartments of different sizes. The 2 BHK apartments are available in both west-facing and east-facing directions and are 1350 sq. ft. in area. The 3 BHK apartments come in 3 sizes: 1650, 1905 and 2155 sq. ft., of which the 1650 and 2155 sq. ft. apartments are available in west and east-facing directions, while the 1905 sq. ft. apartments are north-facing. The 4 BHK apartments have 3 variants: east-facing of 2540 sq. ft., west-facing of 2540 sq. ft. and west-facing of 2675 sq. ft.
The wide variety of apartments on offer means that it is essential for a home buyer to carefully examine the floor plans to choose what appeals to them the most. For instance, the 2 BHK apartments contain one attached and one common washroom, while all other apartment configurations have attached washrooms only. Another example is that while the 4 BHK, 2540 sq. ft. east-facing apartment has two balconies, the west-facing apartments of the same configuration have three.

The apartments in Ashok Liviano will have large and elegant looking 800X800 mm vitrified tile flooring in the living and dining room and 600X600 mm in each of the bedrooms. Homes will be provided with softened water from an onsite Water Treatment Plant, in case bore well water is used, power backup and provision for Internet, DTH Television, and telephone connections. A Building Management System (BMS) will be used to monitor utility usage, check for any equipment faults or failures, prevent wastage and providing ease of billing for these utilities.
The base rate for a unit in this project is Rs. 4500/sq. ft. Included in the total cost package for residents of 2 BHK apartments and 1650 sq. ft. 3 BHK apartments is the charge for one parking, while residents of all other apartment configurations will be charged for two parking spaces. The developer aims to hand over possession by 31st May 2017.
Ashoka Liviano: Amenities Overview
The project has a clubhouse (currently under construction), which will offer indoor games facilities, a lounge, multipurpose hall, gymnasium and a lap pool. In addition, the beautifully landscaped lawns at the rear of the project offer good opportunities for social interactions and community celebrations. These lawns are planned to contain an amphitheater, party lawn and a children’s play area.
Conclusion
Ashoka Liviano may not have a large land area or the skyscraper-like apartment towers like certain other projects in its vicinity. However, the variety of homes on offer and the close-knit community feeling it is likely to inspire among resident are some of its major positives. With a good location and possession in a short time frame, it is likely to attract some of the spillover demand from its neighbouring areas such as Gachibowli and Manikonda.
