I recently visited the project site and provide my impressions of the same in this article.

Lodha Meridian: Location & Connectivity

Lodha Meridian is located in the Eden Square area of Kukatpally and can be reached from both Hitec City Road as well as from the Mumbai Highway via the KPHB Road from JNTU. Eden Square is among the fastest developing areas of Kukatpally and its proximity to the major IT corridors of Hitec City and Gachibowli has led to many residential projects, including Lodha Meridian coming up, aiming to attract top executives working in firms in these areas. The biggest IT parks such as Cyber Towers (4 km), Cyber Gateway (4 km), Raheja Mindspace (5 km), DLF CyberCity (9 km) and Financial District (12 km) are within close proximity of the project.

Lodha Meridian is only 1.5 km from Hitec City Railway Station, from where one can take a train to the major railheads such as Secunderabad (17 km) and Nampally (18 km). The Hyderabad Metro, which is undergoing its finishing touches, will greatly enhance connectivity to the project site from across the city with two corridors in close proximity. The two nearest stations, Shilparamam and JNTU, are within 4 km from here. This area is also well-serviced by buses, taxis and autos, so commuting to and fro will not be a problem. The project site is close to the arterial Outer Ring Road, using which one can reach the Rajiv Gandhi International Airport at Shamshabad (38 km away), within just around 45-50 minutes.

Lodha Meridian: Social Conveniences

Kukatpally, as well as Hitec City nearby, have developed immensely in all respects, since the advent of the IT revolution in these areas and the large number of social conveniences available here is a proof of the same. This area is rich is shopping malls, restaurants and departmental stores, offering everything from luxury brands to groceries and cuisine from across the world. Among the major malls near Lodha Meridian are Forum Sujana Mall (1 km), Manjeera Mall (2.5 km) and Inorbit Mall (6 km). Supermarkets such as D-Mart, Hyper City and Metro are within close proximity of the project.

Top rated schools such as Meridian School (3 km), Daffodils Public School (2.5 km), Delhi Public School and Oakridge International School (both 9 km) are easily reachable from here. Also, prestigious higher educational institutions such as JNTU, NIFT Hyderabad, Indian School of Business and University of Hyderabad are within an 8 km radius of the site. Noted medical care providers such as Apollo Hospital (2.5 km), Prime Hospital (3 km) and Max Cure Hospital (5.5 km) are all at a convenient distance.

Lodha Meridian occupies an area of 4.4 acres and comprises of 5 apartment towers, each having 35 residential levels. Offering a variety of 2 and 3 BHK apartments, each of the towers also boasts of a sky deck on the rooftop, inspired by rooftop bars, which are a rage in cities such as Shanghai and Singapore. The complex comes with plenty of open space, which is a much desired attribute for home buyers in Hyderabad, and boasts of a 15,000 sq. ft. clubhouse.

At the time of my visit, I could see that while Wing A of the project was complete, the other 4 wings (B, C, D and E) required finishing touches on the exterior. Work on the clubhouse and common areas was still ongoing, although I was given to understand that it would be completed shortly. The developer has set a target date of September 2017 for possession handover.

Lodha Meridian: Apartment Overview

The Lodha group has long been synonymous with quality and aims to provide the same to residents of this project. While wing D offers exclusively 3 BHK homes, each of the other 4 wings offers a variety of 2 and 3 BHK homes, offering customers plenty of choice in choosing which configuration suits them the best. For example, while some homes come with an extra terrace deck, others come with additional space for a store.

All units will be fully air-conditioned with provision made for Wi-Fi access in the entire apartment. Care has been taken to ensure that all units are open from three sides, allowing for great views of the surroundings and natural lighting and ventilation of each unit. At the same time, sufficient space has been kept between adjacent units to maintain residents’ privacy. All homes come with a separate puja room.

Adding to the premium feel of each unit is the flooring: while the living and dining areas will have Marbital (marble) flooring, each of the bedrooms will have wooden flooring. Having seen a sample apartment, I can vouch that it gave the entire apartment a very classy and premium look, though I cannot share pics of the same (photography was not allowed). The bathrooms too come with premium Kohler fittings. All master bedrooms, regardless of configuration, will include space for a walk-in wardrobe.

Currently, the focus of the sales team is on the units in Wing E, which is the last one to come up. Offering 6 apartments per level, of which 4 are 3 BHK (saleable area of 1673-1684 sq. ft.) and the remaining 2 are 2 BHK (saleable area of 1242 sq. ft.).  The base price of an east-facing apartment here is Rs. 5,150/sq. ft., while it would be slightly lesser for a west-facing one. For a 3 BHK east-facing apartment in wing E, the all-inclusive price comes to ~Rs. 1.11 crore.

Lodha Meridian: Amenities Overview

While an area of 4.4 acres may not seem much, Lodha Meridian does not lack in terms of amenities for residents; in fact, it has a number of them. Lodha has managed to achieve this by efficient usage of space, both on the ground as well as the rooftop. On the ground, the clubhouse promises to be the center of activities, with a host of activities for playing and recreation alike. Among the sports facilities are a badminton court, cricket pitch, adults’ and kids’ swimming pools, online gaming zone and a gymnasium. Other amenities include a library, business center, café and a barbeque area.

The complex will also contain landscaped gardens, a fitness area and a temple. What really stands out, however, are the sky lounges on the rooftop, which aims to let residents literally ‘live it up’. Offering great views of the city from an excellent vantage point, the Wi-Fi enabled sky lounge will contain a library or coffee bar for a quieter evening and a discotheque for residents to let their hair down.

Conclusion

Lodha Meridian is a premium project by one of the most renowned developers in the country. Located in close proximity to the city’s major commercial centers, this project offers convenience and the promise of a luxury lifestyle to its residents. While there’s still some way to go before one can see how the project finally looks like, it does offer plenty of tantalizing attractions to a prospective home buyer in this part of the city.
