INCOR, among the most reputable builders in the city, are coming up with their project, One City, in Kukatpally to cater to this segment.

One City is an ambitious project, comprising residential, recreational and commercial spaces. Located in close proximity to the aforementioned IT hubs, the last few months have seen this new project find its feet (literally and figuratively) and start growing upwards. I recently visited the site of One City to get an idea of the progress of the project as well as how would it look, once complete. In this article, I would like to summarize what I had found.

INCOR One City: Construction Updates

It’s been less than a year since the launch of One City in April 2016, but the buzz around the project is unmistakable. INCOR, as can be evinced from their project PBEL City near TSPA (APPA) Junction, has built a strong reputation for project quality and this remains the key focus of One City. For this project, the builder has tied up with some of the top names in the business. Following a tendering process, Tata Projects has been entrusted with project construction around May 2016. One City boasts of architecture by Edifice, design by Semac Consultants, while for landscaping, FHD Group has assisted.

In this relatively short period of time, the construction has begun well and at the time of my visit, was in full swing. The residential area is planned to comprise of 5 towers, of which towers A and B are currently under construction. For both towers, the foundation is in place and the first two levels of the basement, the podium level and three levels of apartments have been constructed. While events such as the heavy monsoon rains in late September 2016 in Hyderabad and the demonetization of high value currency notes may have acted as dampeners, however, these have been successfully overcome and the project is well on the way to meet its first phase target of December 2018. In fact, encouraged by the response to the first two towers, INCOR has just announced the pre-launch of Tower C of the project.

INCOR One City: Apartment Towers Overview

During my visit, I interacted with the onsite team to get an idea of the layout of the towers coming up. Each of the two towers under construction (A and B) as well as C (which is being pre-launched) will comprise of both 2 and 3 BHK homes, built as per the needs of the techies and professionals, who are the main target customer segment of this project.

Towers A and C will comprise 10 apartments per level, while tower B will have 9 apartments per level. In all of these towers, the four corner apartments will each be of 3 BHK configuration. The difference between towers A and C on one hand and tower B on the other lies in the middle apartments: tower B will have 5 (2 units of 3 BHK and 3 units of 2 BHK), while towers A and C will have 6 (comprising 1 additional 2 BHK apartment). In fact, towers A and C can be considered mirror images of each other.

Another point of difference is the unit size of the 3 BHK apartments, with the ones in tower B being larger (saleable area ranging from 1782 – 1931 sq. ft.) due to an additional terrace deck, as compared to those in towers A and C (saleable area of 1592 – 1740 sq. ft.). The 2 BHK units across all towers have roughly similar sizes (1208 – 1442 sq. ft.). Regardless of apartment size and configuration, residents will get numerous facilities in their homes, such as top quality branded fittings, 100% power backup, Wi-Fi and DTH connections by reputed service providers, allowing for a comfortable lifestyle.

INCOR One City: Infrastructural Developments

When choosing a place to live in, a home buyer does not only take into account the project itself, but also would evaluate its surroundings and the available social infrastructure, before coming to a decision. Hence, a mention must be made of the area around the site around One City as well.

The project has good public transport connectivity, being within 1 km from the Hitec City railway station on Hyderabad’s suburban MMTS network. A major game-changer will be the Hyderabad Metro project, which is inching closer to completion and is expected to commence operations soon. One City is located near two lines/corridors of the Hyderabad Metro. With JNTU and Shilparamam stations within 3-4 kms, it promises to sharply reduce travel time to other parts of the city. The improved connectivity is likely to see the property prices of One City appreciate significantly in the near future, offering a good opportunity for a discerning investor or end user.

With major malls such as Forum Sujana Mall and Manjeera Mall located close by as well as supermarkets such as D-Mart, Hyper City, Spar, Metro and More, options are aplenty for prospective One City residents. Also, top quality schools such as Meridian School, Daffodils Public School, Bubbles Play School, Bachpan Play as well as higher educational institutions such as JNTU, NIFT are all located near One City, offering a wealth of opportunities for the residents’ children.

Conclusion

INCOR One City is considered to be among the flagship projects of INCOR and by all indications, has begun strongly. With the design and construction being carried out by well-regarded names in the sector, the developer’s delivery track record and the ever improving social infrastructure in and around the project are very encouraging signs for a prospective home buyer, who is looking for on-time, quality delivery of their dream home.

Thus, I was curious to see how the construction was progressing at this site. Since it was a Sunday I expected the site to be free, which would have helped me look at it at my own ease and pace. So I took the u-turn at Malaysian Township and followed the well barricaded construction boundary to get to the marketing office.

Much to my surprise I saw a busy marketing office and a large cohort of constructions workers in their safety suites, working away with full focus. More importantly, the site was cleaner than other construction sites I have been to and the focus on personnel safety was commendable.

INCOR, a Hyderabad business group, joint ventured with Brookefield, a global property investor and developer, for developing One City — a high rise apartment complex on approximately 11.12 acres of land. Further they appointed TATA Projects as its construction partner for this development. One City will have 3 lac sqft of commercial & retail space along with 2.1 million sqft of residential space spread across five towers (A,B,C, D and E) comprising of 1200-1950 sqft 2BHK and 3BHK flats, and a plethora of amenities. The current residential phase-I will be due for delivery by late 2018.

Wondering how this gigantic feat would be achievable I went down to the construction site to get a feel if the work progress is indeed as aggressive as it has been envisioned to be. On the construction status front, the foundations are completed where the basements are to be made. For this to happen, a large amount of hard rock has been removed from the site in a very short duration. This is both a difficult and time consuming task; yet has been achieved in a short span of time and in spite of the monsoon season, which makes it more difficult to do so. The approach roads to the construction site are ready. Block A and B foundations are completed.The pillars are up and staging material is getting ready for the basement slabs to be poured. After seeing this encouraging pace of construction activities I am reasonably confident that One City should get delivered on time.

The project is located right on the main road in Kukatpally and is accessible from the IT hubs of Madhapur, Kondapur and Gachibowli within a 15-30 minutes drive. This means that the IT giants like Microsoft, Wipro and Google to name a few, which are the largest employers in the city and hold over 84% of the 64 Mn sq ft of office space are within a short drive. The focus of the government on IT development makes the areas in and around Cyberabad (as West Hyderabad has come to be known), the chosen place for people to stay, seems likely to grow further faster.

All of this coupled with One City’s strategic location and previous on time deliveries of successful projects at Hyderabad such as PBEL City and Incor Bonsai Homes makes One City a project which would be one amongst the best of the projects to be considered by any serious buyer looking for a place in Hyderabad.

2010: Omni Hospitals

Interestingly, INCOR is one of the few real estate players who have also ventured into the healthcare industry. In 2010 INCOR founded OMNI Hospital at Kothapet, Hyderabad (on the busy Hyderabad – Vijayawada highway) with 150 beds and a few specialities and since then has added more than 20 specialities like cardiology etc. With the success of this one hospital came the launch of five more hospitals across Andhra Pradesh, Telangana and Odisha in from 2010 to 2014 years. INCOR is also behind a small but niche apartment complex called INCOR Bonsai Homes (Tellapur). This apartment complex  is renowned in Hyderabad for its well thought about planning and on time delivery. This project was started in the year 2010 and now is completely delivered to its residents.  

2012: PBEL City, Chennai

INCOR continued with its strategy of employing best construction practices for its projects. Site Layout: INCOR One City stands over 11.45 acres of land. The site has been divided into three zones: commercial, residential, and open spaces. The commercial complex  has been placed thoughtfully, right next to the main road. This acts as a sound buffer and  helps maintain peaceful surroundings near the residential zone. There are 5 towers out of  which tower A and B were recently launched [May 2016]. The area around the towers  is laden with trees and green patches, maintaining the micro-climate of the site.

There is a sports arena as well, which includes a tennis court, cricket nets, and a half basketball court. Other amenities include a gymnasium, jogging track, swimming pool, indoor badminton court, a crèche, and a library.

Building Layout: The buildings at One City have a linear design, with one long  corridor and apartments on both sides. Tower A has 10 apartments on every floor, while tower B has 9. Each floor has 5 lifts and 2 staircases in both the towers. The long corridors are well lit up and ventilated naturally due to the staggered arrangement of the apartments. Owing to this form, every apartment has three free sides for openings.

Unit Layout: All the apartments face either the east or west direction. The front of every apartment has a deck, which will face either the morning or evening sun, depending upon the direction. This provides the residents a space to relax, do yoga, or meditate while experiencing the sun’s energy in the best parts of the day. The plans are rectangular in shape without many offsets.

Hence when the firm launched One City, curious home buyers did take out time during the long weekend to visit the property. One of the factors greatly discussed was the location of the project. It is on the main road in Kukatpally, the location suits really well for those commuting to HiTech city, Madhapur, Ameerpet or Gachibowli for work. If one were to follow the road towards Malaysian Township from HiTech City, one can find the INCOR branded boundary wall of One City, on the right hand side. The project is also near to Hyderabad’s major educational institutes including JNTU and NIFT. More importantly, little research shows that the Manjeera pipeline supplying water to Hyderabad runs near to this area, which can turn out to be an asset considering several new properties at Hyderabad still struggle to access municipal water.

One City is a joint venture of Incor and Brookefield, a global property investor and developer, for developing this one of a kind high rise apartment complex on approximately 11.12 acres of land. For the construction, they have tied up with TATA Projects, a name which needs no introduction. An alliance with TATA Projects for this project further adds to the firm’s credentials which is already working with L&T at PBEL City, Hyderabad and Shapoorji for PBEL City, Chennai. One City will have 3lakh sq ft of commercial & retail space along with 2.3 million sq ft of residential space spread across five towers (A,B,C, D and E) comprising of 1200-1950 sq ft 2BHK and 3BHK flats, and a plethora of amenities. We mention below some of the amenities which add to convenience of residents –

  • Building Management System (BMS) coupled with security surveillance would make One City an intelligent as well as a safe complex.

Besides these, One City has all the amenities that one would expect from a well planned high rise complex such as state of the art fire fighting system, high speed and energy efficient passenger lifts, 100% power backup through noise insulated generator and more importantly WiFi and TV connections from reputed vendors.

The project’s launch (for tower A and B) event was held at the project site in Kukatpally. While I was there I could see several buyers inquiring about their likely home in the complex. The project was in soft launch for few months and the firm already had received a good response. With all approvals now in place the project was launched at Rs. 4599 per sq ft of sale area.

A recce of he to-be-launched INCOR One City residential apartment project topped my itinerary during my recent visit to Hyderabad. There were multiple reasons for my curiosity. Firstly, INCOR had partnered with Brookfield, a global investor and developer of real estate, which owned the piece of land at Kukatpally. Secondly, the Hyderabad property market is showing resilience when compared to a general slow down across other markets. INCOR One City — Amenities and Location Benefits

A recce of he to-be-launched INCOR One City residential apartment project topped my itinerary during my recent visit to Hyderabad. There were multiple reasons for my curiosity. Firstly, INCOR had partnered with Brookfield, a global investor and developer of real estate, which owned the piece of land at Kukatpally. Secondly, the Hyderabad property market is showing resilience when compared to a general slow down across other markets. The third reason being that INCOR promoters are also behind PBEL City, off ORR, which is now inhabited by 750 families. And Finally, KPHB—close to HiTech City—is a buzzing community and is said to be the largest housing colony in Asia. Therefore, not only did I want to check the location myself but also wanted to understand the offering better.

INCOR One City: Location Benefits

One City at Kukatpally is located along the main KPHB-HiTech City road. The well established and inhabited Malaysian Township is adjacent to the upcoming project. HiTech City–Madhapur, and Financial District–Gachibowli, the primary employment centers for IT/ITES industry employees are at distance of 6km and 9km, respectively.

Thanks to KPHB (Kukatpally Housing Board), promoted by the Government of erstwhile Andhra Pradesh, there is a whole gamut of functional social infrastructure around INCOR One City. For example malls like Manjeera Mall and Forum Sujana Mall are about a 5-10 minute drive from here. One can also drive down to busy destinations of Ameerpet and Begumpet via old Mumbai highway. While HiTech City suburban railways station is about 1 km away from One City in coming days residents can board the Hyderabad metro at the station coming up near Jawaharlal Nehru Technical University (JNTU). Schools such as — Silver Oak, Meridian, Delhi Public School, Indus Valley School and DAV Public School are a short drive away from One City site. Also hospitals such as – Omni, Remedy, and Prime are operational in vicinity.

INCOR One City: Amenities

One City’s designs suggest a lifestyle product for the IT professionals, not just close to their workplaces but also within budget for many. Most young professionals—who increasingly comprise a significant proportion of home buyers–aspire to not just own an apartment of theirs but an environment conducive for their families. These home buyers look for amenities to foster healthy living. One City, thus, offers many activities and choice of sports to its potential buyers.

In a cricket hungry nation, many kids grow up dreaming of being cricketers. However, not many get the right conditions to practice. At this project, a cricket ground will be provided for those who want to actively take up the sport. There is a jogging and bicycling track for those who want to regularly burn calories. Indians are credited to have taken Yoga global now. Hence, it is not surprising that One City will have an exclusive Yoga deck for those who practice yoga, exercise, and meditation. There will be separate play areas for kids, with swings and other rides. Badminton court, squash court, billiards, snooker, and table tennis will be made available inside the club house.

I have been to many residential properties over the past decade. While many of them provide badminton courts, not all of them really plan an indoor one. Given the badminton pedigree that Hyderabad has – Saina Nehwal, Jwala Gutta, Ashwini Ponappa, Kashyap and P. Gopichand all have been associated with the city. At One City, an indoor badminton court will be built with ample viewer stands. There will be a fully equipped gymnasium within the club house. Another unique feature planned is an outdoor gymnasium and aerobics/yoga stand. The open gymnasium will have all weather equipment and can be a good option for those who like to sweat it out in open air. Further, there is a tennis court, half basket ball court, multipurpose courts, and swimming pools for adults & toddlers in the open area. Nearly 80% of the site will host greenery and sports activities.

A reputable contractor will take up the work (in past PBEL has worked with L&T and Shappoorji Pallonji) for completing the One City. As per the latest update we understand that M/S TATA Projects has been awarded the main contract.  A RCC shear wall construction approach will be deployed which is also good for achieving timely completion and higher efficiency of carpet area (PBEL already following it in other projects). INCOR promises to put CP fittings and sanitary ware of high quality in line with the theme. The project, which includes 5 towers of varying heights, has an impressive elevation as is evident in the architectural drawings. Later, a retail complex of 300,000 sq ft will also be built within the 3 acres of project land. This will further ease the lives of those staying within the One City apartments.

INCOR One City will be formally launched in coming days, but more than 25% of Phase I is already sold. The current base price is at Rs. 4329/- per sft and the launch price is expected to be higher than this. Project location and plans make it a project worth consideration for those who are looking for a property within Rs. 1 crore near to HiTech city.

One City spans 11.12 acre of land adjacent to the famous Malaysian Township at Kukatpally. One City abuts the KPHB–HiTech City  road,  the connectivity of which has significantly improved after the construction of the Railway Over Bridge towards the HiTech City main road. Of the total land area, 3 acres are dedicated towards the development of a 300,000 sq ft mall. In the plans, there are 5 towers; of which two will be 27 floors tall and other three will be 32 floors . The project is in soft launch stage, during which the company has opened two towers A and B for bookings. We have discussed earlier as well that the Hyderabad property market is largely end user driven and is budget conscious too. Keeping the overall ticket price of a unit in mind, INCOR Group has planned just 2 and 3 BHK units in the project where the 2 BHK units are in the size range of 1,200-1,400 sq ft and 3 BHK units in the range of  1,500-1,950 sq ft, respectively. The soft launch prices are about Rs. 5,000 a sq ft including all costs, thereby a unit here can cost Rs. 60-100 lakhs (read about project launch).

The excavation of the site to create 3 levels of basement seems to be complete. Residential towers in One City will have ground coverage of  less than  25%,  while the rest of the space  will be for landscaping and amenities. Apart from the air conditioned gymnasium, there is a unique open air gym in the plans. The open air gymnasium will have equipment which is weather proof and provide ample opportunities to work out in fresh air. Further, there will be an open air yoga and aerobics deck, a tennis court, cricket nets, half basketball court, indoor badminton courts, squash courts and one multipurpose court for those who prefer to sweat it out through sports. There are separate pools for toddlers and adults.

Kukatpally Housing Board Colony (KPHB) developed by the Andhra Pradesh Housing Board is said to be one of the largest colonies—not only in India but—in all of Asia. Since it is an old locality, it is replete with social infrastructure such as schools, hospitals, and colleges. In the recent times, two large malls–Sujana Forum Mall and Manjeera Mall have been added to the  places of recreation here. Sujana Forum Mall is about 0.5km from the One City site and Manjeera Mall is about a 1km away. There are several restaurants nearby and jewellers, such as Tanishq and Joy Alukkas, too. More importantly, One City occupants can access HiTech City easily through the KPHB-HiTech City road. Those who are  familiar with the area are unlikely to miss the project site as it is flanked by Malaysian Township and Lodha properties on one side and across the road is the Fortune Fields by Indu.

INCOR Group is the promoter of the OMNI hospitals chain and the group is also  involved in residential developments under the PBEL City brand. PBEL City, Hyderabad is a 25 acre township close to APPA Junction on the ORR and this residential community is partly handed over, while PBEL City, Chennai, a 42 acre project  is located on the OMR and is under development.  INCOR is likely to use the  services of an established contractor for One City as it had  engaged  Larsen & Toubro (L&T) at PBEL City Hyderabad and Shappoorji at PBEL City, Chennai. This might be reassuring for buyers who look forward to quality construction and timely delivery.

INCOR One City, Kukatpally will be formally launched on April 9th 2016.
