If one is to list the top residential projects in the city of Hyderabad, particularly in its rapidly developing western periphery, it’s likely that The Botanika will be among the first names on the list. This project, being developed by Koncept Ambience and the Sureka Group, already has a number of notable accomplishments to its credit, such as being the first housing society to be awarded the highest Platinum rating by IGBC, as a recognition for the project’s eco-friendly and self-sustaining design. Koncept Ambience is a developer with a proven track record in Hyderabad, with completed projects such as The Neighbourhood, The Trails and Anthem Vistas.

The Botanika is the only completed luxury condominium project at Gachibowli today. Moreover it is a project that promises very low density giving that rich feel to all the families which are calling it their home. However, the developers are not resting on their laurels and each new development at the project site is setting a new standard for comfort, convenience and luxury for its residents. Having covered the project since its early days, we made another visit recently and saw how this landmark project is fast approaching completion. In this article, we provide our impressions of recent developments at the project site.

The Botanika: Construction Updates

At the time of our visit, we could see that almost all the external construction work at the site was complete and interiors work was proceeding at full tilt. Already, families have started moving into the completed apartments, others are doing interiors and only few units are left to be sold. The 4 BHK units are available from a base price of Rs. 6500/sq. ft., which is a steep escalation from the prices two years back. This is clearly indicative of the project’s demand with the discerning buyer at Hyderabad. For a prospective home buyer looking for a luxury apartment in the area, which is ready to move in, The Botanika is a good choice.

The Botanika: Landscaping

Take a walk in The Botanika’s complex and one cannot help noticing the design and (now completed) landscaping of the project. In fact, the landscaping is in two segments of the project, one at the main entrance and along the driveway leading to the basement parking and the other in the common areas on the podium.

In the first segment, the term ‘waterscaping’ would be a more appropriate description. As one enters the complex, one is greeted by a beautiful pool, complete with cascades and fountains, a welcome sight after a tiring day. Further along the driveway are other elegant-looking water bodies, surrounded by gardens.

The landscaping in the common area is no less eye-catching. Comprising of manicured lawns, a swimming pool, natural rock formations and zigzagging walking paths with overhead shelters, the impression on someone residing here or visiting the site is quite positive.

The Botanika: Impressions of a home

Located in Gachibowli in close proximity to the Financial District, Manikonda as well as Hitec City, The Botanika’s main target customer segment are the head honchos of the major multinational companies having their offices in the neighbourhood. Accordingly, every aspect of the homes here has been designed keeping in mind their needs and premium living standard.

During our site visit, we also got to see the building layout and a sample apartment. Among the aspects that stood out were the construction quality, spaciousness, eco-friendliness and the emphasis on privacy and security of residents. We shall illustrate some examples of the same in the following paragraphs.

Each level in these G+22 towers has only three apartments with no common walls between them. Add to this, a private corridor has been provided from the elevators to each of the condominiums, ensuring privacy of residents. Ease of mobility is also catered to by the provision of three high speed passenger and one stretcher lifts in each tower. Homes in The Botanika come with an electronic security system as well as with home automation systems. Fresh air ventilation systems have been provided in all homes.

Each of the large bedrooms comes with premium wooden flooring, a dressing area and an attached toilet with premium fittings. The living, drawing and dining area uses agglomerated marble flooring. Each home is provided with 24 X 7 power backup, covering all electrical appliances, ensuring residents need not fret over power cuts. Other much sought after facilities such as Wi-Fi, satellite television etc. will be provided to residents. The entire apartment will use an energy-efficient Variable refrigerant flow (VRF) air conditioning system; ensuring individual room temperatures are maintained at a comfortable level, while minimizing wastage.

The Botanika: The Clubhouse

The Club Botanika’, as the clubhouse of the project is called, is currently getting its finishing touches. While the exterior façade and the ground, mezzanine and first floors have been completed, work is on at full swing for the second and third floors, which will house a coffee shop, business center, spa and gymnasium among other amenities, once complete. However, a look at the amenities already completed, clearly shows the developers’ grasp of their customers’ requirements.

The ground floor of The Club Botanika boasts of a large entrance lobby and an even larger multipurpose hall, which can be used for various events and can accommodate around 200 people at a time. This hall can also be used as an indoor badminton center, which is rather apt for the city of Hyderabad, which has emerged as the nerve center of the sport in India. Also, located on the ground floor are two squash courts.

The mezzanine floor has a beautiful art gallery, which was hosting an exhibition on the Ramayana, at the time of our visit. This was the first time we saw an art gallery in a residential complex clubhouse and considering that the class of residents of the complex are generally patrons of art and exhibitions, it is another indicator of the thought that has gone behind the project.

The first floor boasts of a banquet hall, which is ideal for small functions or private celebrations and also a mini theater, for residents to watch movies or other programming in a cinema hall setting. The seating in the theater has been completed, while work was going on in the screen area.

Conclusion

Based on the way the project has come up, be it the layout, design of the homes, landscaping and the amenities offered to residents within their home and the complex, the developers’ understanding of their customer needs and attention to detail stand out, which have resulted in the project emerging as a sought after destination in western Hyderabad. Overlooking both nature (Botanical Gardens) and modernity (the high rise IT parks) in the vicinity, The Botanika offers a fusion of the best elements of both to prospective as well as current residents.

Can a city have too many unique traits and do equal justice to them all? The answer is yes, for the capital city of Telangana – Hyderabad. While all this popularity comes by the virtue of the Hyderabad’s splendid past, the city’s constant evolution as one of the most preferred real estate markets, adds a whole new dimension to it. Home to some of the biggest names in the IT Industry, International banks and many other commercial establishments, Hyderabad has emerged as a fiercely sought after market for large scale Industrial establishments, leasing/renting of office spaces, and the residential projects which follow to meet the demands of people employed here. The brief period of uncertainty, post the Telangana resolution, seems to have lifted in the past two years, and has made way for a series of world class residential, commercial and retail investments.

Starting this year, Google is said to establish its biggest facility outside the USA in the Gachibowli area of Hyderabad; the facility will be spread across a whopping 2 million square feet area and is expected contribute immensely to the job market. Unlike other offices of Google in the country, the facility at Hyderabad will not be leased, but owned by the IT giant. The online retail major – Amazon is planning to set up its second largest global delivery unit in Hyderabad, which is rumoured to attract a large chunk of it $2 billion investment into India. The unit is planned to spread across 2.9 million square feet area and harbour over 13,000 team members. Deloitte, Infosys, TCS and Microsoft are some of the other IT biggies who have a strong presence in the city and are looking to broaden their presence. Bill Gates visits the city almost every year to take stock of the Microsoft’s operations at Hyderabad. A recent report on real estate trends has indicated a significant rise in the demand for office spaces in Hyderabad; also, owing to the low availability, market here has been experiencing a rental surge; the up-market suburbs such as Banjara hills, Gachibowli, HITEC City, Kukatpally and many more have rental values ranging from Rs. 40 – Rs.55 per square feet. With major IT companies looking to expand their presence in the city, plug and play facilities, office space and service providers such as Red Brick, Stratosphere IT services and many more have leased space in Kukatpally as well as HITEC City. Further, several other IT majors such as Accenture, Genpact, TCS to name a few have acquired space in the IT suburbs of the city. Microsoft has its biggest R&D centre outside US in Gachibowli, which is spread across 54 acres of lush green land. Also popular as the pharma hub of the country, Hyderabad has been witnessing investments from multinational pharma companies of US, France, Canada, Germany and many other countries for creation of a ‘Pharma City’. Another recent newspaper update read that, applications from these companies for allotment of around 8,000 acres of land in the outskirts of the city have been received.

The creation of these new office spaces is estimated to be complete by the year 2019/2020 which means, the companies occupying these pockets of the IT corridor will attract a sea of employees from various economic strata. When it comes to luxurious spaces to live in, one can think of Botanika by Koncept Ambience & Sureka Group, which is probably the only ready residential project which might appeal to the opulent crowd. Probably the only project of its kind in the city , Botanika promises its residents the best of both worlds. After a busy day at office, which one can choose to walk to, coming home to a Botanika home, with a view of abundant greenery will be a blissful experience. The IT establishments around Botanika are located anywhere between 0.7kms to 4kms and same is the case with shopping malls, movie theatres, hospitals, schools and convenience centres. One can drive along the ORR to reach the Shamshabad Airport in about 30-40 minutes; so, my only thought was, what more could any home buyer possibly ask for?

With Botanika, the Koncept Ambience & Sureka Group have targeted a select set of customers, who appreciate the importance of living in a meticulously designed home. Project Botanika also brings back the concept of having a drawing room for the lesser intimate guests, which had died down due to dearth of space. The Botanika, Gachibowli goes a step ahead in its commitment to serve the residents and environment alike; The Botanika is the only Platinum Certified Green Building Complex in Hyderabad. 

For many people, the term “Green Building” translates as a marketing gimmick which the builders use in order to charge the buyer with a premium. I asked around to understand what the general public understands by a “Green Building”  and to my surprise most of the people think that a green building is one that has a lawn in front of it. This is far from the truth. Indian Green Building Council is a national institute which sets down stringent rules by which a complex requiring certification needs to be developed so that its positive impact on the environment is maximised. Each project then goes through series of audits and then based on a strict rating system is qualified as Silver, Gold or Platinum, with Platinum being the highest rating.

What does this mean ? and how would it benefit me ? is what one would ask. So I went for a site visit to find out what are the key features that make The Botanika a Platinum Certified Green Building Complex, and was amazed by what I saw (project page). Below are some the features that stood out prominently from a list of more than a hundred were:

  • Water Conversation – The Botanika has a separate storm water system that surrounds the complex and the basement as well. The capacity of the storm water tank is 20 thousand litres. This is separate from the rain harvesting tank which is an additional 20 thousand litres. This capacity has been designed considering above average per person water consumption.
  • Treating Consumer Waste – IGBC encourages that the building complex segregate its waste and treat it so as to make it reusable. The Botanika has a state of the art sewage treatment plant which is capable of treating the waste of the entire complex (144 litres of treated water per person per day). What amazed me was that the treated water from the STP is connected directly to each toilet in the complex. As we know, the maximum wastage of water in any complex is the water lost in flushing toilets. This water will also be used for maintaining the landscaping. Thus reducing the need for fresh water and lower maintenance cost of the complex.

  • Energy Efficiency through Natural Sunlight –  As The Botanika is east – west facing with botanical gardens (a government protected land ) on one side there is natural sunlight available to all the apartments. The sunlight coming inside every apartment is then enhanced with the full length french windows. Due to this one would not need to use the internal lighting throughout the day.
