ILD Trade Centre, Sohna Road – Five Lac Square Feet of Debut

International Land Developers’ (ILD) Trade Centre has quickly gained reputation of a quality retail and office destination. This ~500,000 square feet complex, incidentally first foray of the young developer in prime Gurgaon, is located in one of the most busy business and residential corridor of Gurgaon, the Gurgaon-Sohna stretch. This ~500,000 square feet complex, incidentally first foray of the young developer in prime Gurgaon, is located in one of the most busy business and residential corridor of Gurgaon, the Gurgaon-Sohna stretch. The Sohna road, now declared National Highway 248A, runs parallel to the Golf Course Road and intersects the Golf Course Extension-upcoming Southern Peripheral Road near Badshahpur. The Netaji Subhash Marg that connects Huda Metro station to Hero Honda Chowk connects to Sohna road at Subhash Chowk thereby providing several access points to various parts of Gurgaon. The Trade Centre is located at less than 500 meter distance from the Subhash Chowk and is the first commercial cum retail complex (towards left) when one accesses this stretch of road from Gurgaon’s Rajiv Chowk. Flanked by several residential developments in Sector 47 and Sector 48 (opposite) such as Malibu Towne, Uniworld Gardens, Central Park II to name a few, other inhabited HUDA and cooperative societies, the ILD Trade Centre provides recreation zone at walking distance to residents of this area.

Launched in the year 2006, ILD Trade Centre had received tremendous response from investors of commercial space during early days itself. The property was developed by 2007. ILD Trade Centre offers three levels of basement parking for a quick bite at KFC, Burger Singh, Dunkin Donuts, Dominos, Nutri Vito or to cool his spirits at Baskin Robbins and for a lavish meal with family and friends at Dana Choga Kitchen or Pind Balluchi. The very famous Bikanerwala sweets and savouries outlet is also located here. For a variety of shopping needs there are outlets of – Red Tape, Nike, Lee, Monte Carlo, Gini & Jony and electronics store of Samsung. Mobile service provider – Airtel has a full-fledged service centre on the ground floor. A popular brewery Brewer Street, MS Dhoni’s Sports Fit Gym, Spas such as Avion, Blue Tera amongst others are operational too. Red Kiwi a convenience store that runs out of 3,638 square feet shop on the ground floor of the ILD Trade Centre. On the weekends, to add to the shopping experience, an entertainment and flea market is set up by the name of “ILD Bazar” at this popular destination.

Built on a ~4 acre land parcel, the ILD Trade Centre was designed by the renowned architect Mohit Gujral and constructed by B L Kashyap. While the land parcel is of a shape of a rhombus the wide frontage to the road and the driveway inside the property gives the feel of a regular rectangular development. The first two levels are the retail zone while second to ninth floors are dedicated to office spaces. Some of the marquee tenants include affordable housing developer VBHC, cargo operator Allied Logistics, Girnar Software, FMCG biggie Johnson & Johnson, Visa services provider VFS Global and ILD’s own corporate office (on 9th floor). To serve the regular needs of even the occupiers the retails arena provides ample options for dining as discussed above, and in addition to these are coffee shop – Café Coffee Day and Indian Overseas Bank & ATM. There are four high speed elevators for the office floors and two glass-walled elevators dedicated to the retail floors.

While all shops on the ground floor are accessed from inside the complex a few can be even entered from the outside thus giving the front retail arena a touch of a high street. Ample offset to the complex boundary also provides for a good space to bask in the evening or winter sun or just take a stroll on a hectic day. An impressive Arc at the entrance is another design addition to this building. ILD over time has invested heavily in designs and specifications of its upcoming projects. Be it a two floor impressive gym or varying height towers, both at Arete by ILD, or park living experience at the GSR Drive by ILD. Both these residential developments are coming up at Sohna aka South of Gurgaon. Construction at all the sites of the developer are on full swing now. Their first residential development ILD Greens is coming up for delivery anytime now with the company having applied for the Occupancy Certificate.

Gurgaon is witnessing a large scale development of road and metro network. This will further ease connectivity of Sohna Road and ILD Trade Centre is likely to be one big beneficiary of this trend as commute to this retail cum office destination will improve. Moreover it is still one of those commercial towers where ample parking at any time of the day adds to your experience unlike many other parts of Gurgaon where shortage of parking slots will put you off.
