TATA Housing Primanti – Clubhouse and SPR Updates

Since our team’s last visit to Primanti in September 2016, considerable progress has also taken place on the Southern Peripheral Road, which provides convenient access to the site from NH8 as well as from Golf Course Road. TATA Housing Primanti also happens to be the only premium residential apartment in the neighbourhood with unmatched luxury amenities and dwelling units themed around a ‘garden estate’.

TATA Housing Primanti – Growth and Development of Southern Peripheral Road

Southern Peripheral Road (SPR), which also includes Golf Course Extension Road, begins from Sector 58 near Ghata Village and merges with NH 8 near Sector 75A. Both SPR and NPR (Northern Peripheral Road, or Dwarka Expressway) combined would create a ‘ring-road’ like profile around Gurgaon and thereby ease the flow of traffic on NH8. The Golf Course Extension Road has been operational for over two years now, while major roadblocks on the SPR have been cleared between May to July 2017.

Nearly 55 ongoing and completed residential projects, and more than 10 commercial buildings are situated along the SPR from Sector 69 to Sector 75A. This portion begins precisely at the intersection of SPR and Sohna Road (or NH 248-A) right after Sectors 48-68, which is also known as “Vatika Chowk”. Rapid Metro near Sector 55-56 which links SPR to Sikanderpur and Cyber City is also functional, while underpasses on Golf Course Road have been opened to commuters.

In the recent past, where much of the SPR was operational already, 16 land owners at ‘Rambir ki Dhani’ (near Sector 49) who occupied an 800 metres long stretch were relocated and rehabilitated in April 2017 to alternate plots allotted to them by HUDA. With the last-mile repair works on a 400 m stretch from Badshahpur to Rambir ki Dhani, SPR will become a 150 m wide thoroughfare. Some of the major future developments proposed along the SPR include:

  • Expansion of Delhi Metro line from HUDA Metro Station to NH8 via SPR
  • Proposed underpass near Vatika Chowk which will make SPR a signal-free corridor for the high traffic volume anticipated on this route. The underpass would be just about a kilometre from Primanti.
  • Sectors 71, 73, 74 and 75 have been designated as commercial districts along SPR, making it a highly developed property market

TATA Housing Primanti is at the crossroads of key developments taking place in Gurgaon and hence provides access to well-established infrastructure not only in terms of transport networks, but also robust social infrastructure. Hospitals such as Medanta, Alchemist, Paras, Fortis and Max; schools such as Amity, Presidium, GD Goenka, The Shri Ram School, St. Xavier’s High School and DPS International are with 2-10 km driving distance from Sector 72 and different parts of SPR. Driving to IGI Airport-Terminal 3 from Primanti (25.4 km) would generally take 45 minutes while the nearest Rapid Metro station is less than a 15 minutes’ drive in Sector 55-56 (7.5 km).

The outlook for future development of the Southern Peripheral Road only looks brighter with respect to both medium term and long term, strengthening Tata Primanti’s uniqueness as a luxury project in a highly sought-after premium neighbourhood.

Extensive water bodies, themed landscaped gardens and parks are the highlights of Tata Housing Primanti, hence it is titled as a “Garden Estate”. Manicured lawns, tree-lined boulevards, and inter-linked meadows lend a calm, refreshing vibe where modern architecture blends effortlessly with the natural setting.

There is hardly any other residential complex in this area which has lush landscaping on a grand scale, while being located on an arterial road inside the city limits. The 36 acres verdant site of TATA Housing Primanti is organised into two segments marked by two distinct phases:

  1. Phase 1 – Northern segment, which has mainly villas (both small and large), executive floors and executive apartments (11 or 9 storeys blocks), along with two tower residences of 38 and 40 storeys, and a school building.
  2. Phase 2 – Southern segment, which is closer to SPR and has the residential towers # 3 to 7. These vary in heights from 22 floors to 38 floors, mainly comprising 3 BHK apartments. Tower 7 only has 4 BHK units and presently hosts the sales office & sample flat. Phase 2 also houses the 3-level clubhouse, swimming pool, central garden of 5 acres and low-rise blocks (G+3) of executive floors. The towers are placed in the midst of inter-connected formal gardens and squares.

The high-rise 38+ storey residential towers also have a helipad, and aluminium composite panel (ACP) finish in rich yet sober colours on the façade. Keeping the convenience and comfort of the residents a foremost priority, the site is provided with dedicated facilities for community shopping, primary school and a proposed nursery school. The children’s play areas are surrounded by abundant greenery that would allow kids to grow and explore in a healthy environment. In addition, residents at the “Garden Estate” would be able to cherish contemplative moments of quiet as well as effervescent interaction with other members of the community at the “Mondrian Park” in Phase 1, based on the popular namesake park in New York City.

TATA Housing Primanti – Apartment Configurations & Ongoing Possession

With finishing works drawing to a close in the last few towers, over 20 families have already moved in to 3 BHK apartments in Towers 3 and 4 (Phase 2). These towers had obtained occupancy certificate in advance. Possessions have also commenced at executive floors (Block D & E), at Executive Apartments (Block E) and in Villas (Block E). In other towers, internal finishing, external finishing and ACP cladding (for high-rise towers) on façade are in progress. Final stage external development works and site landscaping around other towers are also about to be completed as per the scheduled time-frame.

These premium residences are placed within a parkland setting having elevated courtyards, open terraces and private gardens. There are only 1,105 units in total on a 36 acres site, ensuring only ~31 families per acre. This is an uncommon feature in this part of the city, which is witnessing rapid urbanization.

Broadly, 3 kinds of dwelling units are being provided at TATA Primanti, whose typologies, special features, carpet areas and prices are discussed herewith. Executive Floors are housed in G+3 storey blocks (with elevators). Two G+1 units feature 4 bedrooms and green landscaped gardens. A larger duplex apartment that covers 2nd and 3rd floors has a roof deck and a private plunge pool. Executive Apartments are mainly 3-side open 4 BHK units. Penthouse units on the top 2 levels have grand, open terraces. Ground-floor units have 3 bedrooms with attached private garden areas. Tower residences are the high- rise structures with 3 BHK and 4 BHK luxury apartments. Additionally, there are select large and small villas mainly in Phase 2, and have built-up areas between 7,000 – 8,500 sq. ft.

Thanks for writing. This project is close to many social conveniences, you may find it difficult to walk down to them but easily can get a cab. TATA has ensured safety features that one may want. The project is a long duration one and has several years before everything is complete. Till the time municipal conveniences are provided the developer will be procuring power & Water on his own resources.

At Primanti the health facilities are already completed and are available to use even before people are there to live in the township. This includes a plunge pool adjacent to the spa and sauna section in the club. The spa and sauna is accompanied with massage rooms, which have warm lighting and a design that promotes a relaxing ambience. Along with this, a well-equipped gym accompanied by a dedicated room for yoga and meditation, are just a bliss for the health conscious users moving in Primanti. The needs of any Sports enthusiast are taken care of in a well-planned manner and are nearing completion. At Primanti, TATA Housing, built two squash courts and not one, along with table tennis room and billiards room. Moreover there is an indoor badminton court which is not seen at many places at Gurgaon. With this outdoor courts for basketball, badminton and tennis are also ready to use. A large rectangular swimming pool is part of the completed club building, the pool is surrounded by wooden decks and seating spaces, with a number of well-equipped changing rooms. The pool and its size are decent enough to take care of people passionate about swimming.

Like every other facility at TATA Primanti, a great care has been taken for recreational social spaces. A restaurant open to sky with view of the pool is just a minute detail one notices. A full-fledged bar area adjacent to pool side with a view over the pool is something soothing to eyes. A mini theater which caters 15 people at a time is also available on bookings for people who wish to watch a movie with family and friends over the weekends. A small party hall for gatherings is just another addition to the package. Social interactions hold a place of great importance and understanding the need TATA Primanti has taken a wise step forward to fulfill the same.

The club has an area of about 25,000 sq ft, and for a complex of this size, the size of the club building is more than average. With central courtyard planning the club has abundant natural light and ventilation throughout. The building follows a contemporary theme and thus pergolas, sculptures and walls have a finish matching the theme, falling in the right place. Another feature worth noticing is a number of small cubes on the roof of the gym which make the space look even more interesting in addition to the glass fitted wall, that seamlessly blends with amenities. TATA Housing recently invited its clients to the club house and one can find the testimonials shared by these visitors right at the entrance.

Southern Peripheral Road is a 150 meter wide, under construction road project that will connect Gurgaon’s Golf Course Extension Road to the National Highway 8. Once the construction of Dwarka Expressway (now declared a national highway) is complete, one can drive upto the International Airport at Delhi through two routes – 1) Sohna Road – Rajiv Chowk – National Highway 8 or 2) Southern Peripheral Road (SPR) – Dwarka Expressway – National Highway 8. The current government of Haryana has taken proactive steps to dispel uncertainty over development of SPR and it is likely that the road will be operational soon. (In an announcement in August 2016 the HUDA has announced that the SPR will be operational by September 2016) In the coming years the Delhi Metro line at Gurgaon is supposed to be extended to National Highway 8 through the SPR. Primanti residences are coming up around several themed parks that are part of the master plan. The central park alone is a 6 acre endeavour which is complemented by numerous greens across the township. All roads and passages will enjoy a dense tree cover. Nearly 80% of the ground has been left out for landscaping and amenities. A 2 acre Mondrian Park, inspired by the Mughal Gardens, will add that extra zing to owning a residence at Primanti. The residential offerings at Primanti are premium apartments, floors, duplexes and villas. Under phase 1 of the project Towers 1-4 were launched and Towers 5-7 were part of the Phase 2 (Executive Apartments only). TATA Housing has applied for occupancy certificate for the towers in Phase 1 and these are likely to be handed over within next six months.

These apartment towers are of varying heights going anywhere from 22 floors to 40 floors, thus allowing expansive views from a larger number of units. Moreover, this approach to planning lends a great differentiation to TATA Primanti. What’s more is that a rooftop restaurant, limited to residents and their guests, is coming on 39th and 40th floors of the tallest tower of the complex (Tower 2). At 40 floors high this restaurant will in itself will probably be the highest one at Gurgaon and provide for ample panoramic views. Following are the configurations available at Primanti –

Tata Primanti : Prices

In its first phase, TATA Primanti has 4BHK units of  2,905 sq ft to offer. These are available at a price tag of Rs. 9,500 per sq ft (price includes parking, PLC, clubhouse & amenities) and a unit thereby costs about Rs. ~3 cr.  Phase 2 units are priced at Rs. 11,481 per sq ft and a 3 BHK unit thereby costs Rs. ~3 cr while a 4 BHK is upwards of Rs. ~4 cr. TATA Housing is offering an easy finance scheme for the apartments in Phase 1 and 2. Under the Possession Linked Plan (PLP) one needs to pay just 25% right now (within 2 months of booking) and the remaining is due at the time of possession. These apartments come with quality marble flooring in the living and dining, while premium grade wooden flooring is available in all bedrooms. VRV air conditioning, modular kitchen, bath tub with jacuzzi, utility kitchen, servant room with separate entrance, amongst others are a standard offering here. All these and more make this project a IGBC Gold Certified one.

Close to 1,000 labourers are engaged round the clock to bring this project to completion. The company is using MiVan technology for the apartment blocks. In our visits to project site over the past month we have seen sea changes at the site starting from the newer entrance plaza that greets one at the project. Even while the residential units are reaching finishing stages a 25,000 sq ft club house is nearly complete. One can visit it to appreciate the modern day gymnasium, squash courts, indoor badminton court, temperature controlled pool in addition to an open swimming pool, recreational areas and café, all these will be exclusively available to residents at Primanti. Tennis court and Basket ball court too are part of the plans.

A project of the scale, designs and “thought” of TATA Primanti is difficult to appreciate on brochures or desktop, one needs to visit this place to feel the grand architecture that is likely to redefine Gurgaon’s skyline towards its North-South corridor at the Gurgaon stretch of the Sohna road.

Thanks for writing. This project is close to many social conveniences, you may find it difficult to walk down to them but easily can get a cab. TATA has ensured safety features that one may want. The project is a long duration one and has several years before everything is complete. Till the time municipal conveniences are provided the developer will be procuring power & Water on his own resources.
