Emaar Palm Premier is a new launch by Emaar India in Sector 77, Gurgaon. Part of the Emaar Palm Hills estate, this project has a very prominent and easily accessible location – just off the National Highway 8, close to Manesar Toll Plaza. It comprises mainly of 3 BHK apartments in sizes 2,000 – 2,025 sq ft (super area). Work on the site for Emaar Palm Premier has commenced recently. Other towers in Palm Hills estate are being handed over or are nearing completion in terms of internal and external finishes. This Emaar offering aims to promote the idea of an active life through its motto “Great Communities are Created Offline”. It is providing a modern clubhouse with multi-purpose hall, restaurant, business centre, kids room, gymnasium, wellness zone and swimming pool.

Bookings are well under way at the on-site sales office and the project would be handed over by early 2021, about 3 years from now.

Emaar Palm Premier : Location and Connectivity

Sector 77 being at the tri-junction of NH-8, Dwarka Expressway and the SPR is a location like no other! Close to Manesar Toll Plaza, Emaar India has chosen a site which is on the national highway, yet screened from noise and traffic through a short driveway flanked by abundant greenery. Hyatt Regency hotel is just across NH-8, while a theme park known as “Aapno Ghar” is adjacent to the site. Emaar India has another residential project (Palm Gardens) near Dwarka Expressway in Sector 83, which will be complete by May 2018.

Most parts of Gurgaon and further down in Haryana can be reached easily from Sector 77. Indira Gandhi International (T3) Airport is a 27.7 km drive while Gurgaon Railway Station is 17 km via Sector 83 and Dwarka Expressway. Nearest Metro station on the Yellow Line, HUDA City Center, is 15 km away.

As per the 2021 Master Plan, a metro station and ISBT-MRTS depot are proposed within 2 kms from Emaar Palm Premier. The project is ideally located for regular commute to Sohna Road, Rajiv Chowk and Golf Course Extension Road.

Emaar Palm Premier : Social Infrastructure

Social infrastructure in the immediate vicinity of Emaar Palm Premier would take around 1-3 years to develop fully. It would be ready around the same time as the apartments. With Emaar Palm Hills being offered for possession in phases, site amenities and regular conveniences like grocery store, salon, etc, would be ready for use in 2-3 months’ time.

Proximity to Sector 83 is an advantage as it has inhabited townships like Vatika Express City, complete with commercial centers like Vatika INXT City Center. Other commercial projects in the pipeline are SVH 83 Metro Street, Ansal Hub (1&2), Vatika Town Square, Raheja Trinity, V Square Avenue, Floreal Towers and Ciel Square. Aapno Ghar, a theme park with accommodation facilities, is right next to the site.

Well-known schools in the vicinity include Broadways International (2.7 km) in Sector 76, Eureka Early Learning Center (2.5 km) and Yaduvanshi International School (2.5 km) in Sector 82, Modern Public School (3.3 km) near Kherki Daula, Kunskapsskolan International, Matri Kiran (3.6 km), Delhi Public School (5.6 km) in Sector 84. Foster Kids (1.4 km) and KIDZEE (2.9 km) are some of the popular play schools for younger kids.

Shri Shivam Hospital (2.8 km), Yashlok Medical Center (6.1 km), VPS Rockland (6.8 km), Rainbow Children’s Polyclinic (2.2 km) and ESI Hospital (8.1 km) are healthcare centers close to Emaar Palm Premier.

Emaar Palm Premier : Project Overview

Headquartered in Sector 28 on MG Road at Emaar Business Park, Emaar India is an established branch in Gurgaon’s real estate markets. Having a strong presence in Golf Course Extension Road and Dwarka Expressway, the Dubai-based builders of Burj Khalifa are now in 12 countries. With a market cap of $ 14.3 billion and regional offices across 6 cities in India, Emaar has launched Palm Premier in Sector 77. Set within the Palm Hills complex on a site of ~30 acres, Emaar Palm Premier comprises two exclusive towers with 3 BHK apartments.

Phase-wise handovers have already commenced in Palm Hills, and the last phase along with clubhouse is undergoing finishing works. The newly launched Palm Premier is located on a site next to this final phase of Palm Hills. The total number of units in Palm Hills is 830, and additional 96 units in two towers are part of Palm Premier. The towers will be mid-rise, going up to 13 floors at the maximum. All amenities on site, such as clubhouse and outdoor sports, would be common.

Emaar Palm Premier : Apartment Types and Prices

The two 13-storey towers mainly have 3 BHK apartments of sizes 2,000 – 2,025 sq ft. Both towers A and B will have 4 flats per floor, and are situated towards the front boundary of the site. The table below gives a brief overview of the apartment configurations, their super-areas, and prices:

Each 3 BHK unit has a living and dining area, 3 bedrooms, 3 bathrooms and 4 balconies (including utility) along with servant room+toilet. The master bedroom is quite large (10.5 ft x ~18 ft) but does not have a separate closet or dressing room. A family lounge has been provided adjacent to the dining space.

The apartment interiors will have premium finishes with laminated wooden flooring in all the bedrooms. Common areas will have vitrified tiles, while living room will also have marble flooring. Every room will be equipped with a 1.5 ton split air conditioner, included in the price. Parking, EDC and other charges would take the final price close to 1.05 Crores.

Emaar Palm Premier : Amenities and Facilities

The 29+ acres large premises where Towers A & B are located, feature 50% open green area. The mid-rise nature of the apartment blocks gives the close-knit feel of a neighbourhood, which is lacking in other glass-clad high-rise structures.

As I mentioned earlier, the amenities are common for Palm Hills and Emaar Palm Premier.  In this master-planned gated residential enclave, Emaar India aims to promote community living amid peaceful environs. There are multiple parks and landscaped gardens, tennis and badminton courts, a half basket ball court and kids’ play area.

The clubhouse, which would be ready in a few weeks’ time, provides top of the line facilities like business center and reception lounge. It also has a swimming pool with deck, party and yoga terraces, a well-equipped gym, steam sauna, terrace garden and a dedicated wellness zone.

Conclusion

Emaar Palm Premier is undoubtedly a good offering by the internationally acclaimed developers. The 3 BHK units are reasonably priced vis a vis the strategic location on a major highway. Currently the sales team is stationed right outside the site since bookings have begun. The two towers of Palm Premier would be ready in a time horizon of 3-4 years, most like by end of 2021.
