North Bangalore is the next major growth destination of Bangalore, owing to new IT parks establishing themselves here as well as its proximity to the city’s airport. Citrus Ventures have tried to address the increasing demand for housing in this part of town. Apart from Polaris, they also have upcoming Zen Garden (row houses), Aries Lakeview (apartment complex) and Belmont (independent villa project). We recently visited the site of Polaris and in this report, we assess the project and what it has to offer.

Citrus Polaris: Location & Connectivity

To get to Citrus Polaris, one needs to turn on to the Hennur Main Road from the Outer Ring Road. After covering a distance of 4 km, one needs to turn right to the Aavalahalli Main Road and then, turn left to the Doddagubbi Main Road and cover around 1.5 km to arrive at the location. The developer has provided ample signboards to direct visitors.

This proximity to the Outer Ring Road and also to the proposed Peripheral Ring Road makes the project an attractive place to live in. Using the Outer Ring Road, one can easily get to the K. R. Puram Railway Station (12 km) or the Kempegowda International Airport (28 km). The Outer Ring Road also connects the project to the major business districts of Hebbal (12.5 km) and Mahadevapura (14 km).

The Manyata Business Park (6.5 km) is home to major multinationals such as Rolls Royce, IBM, Microsoft and Cognizant and Citrus Polaris is primarily targeted at the top executives working in these companies. The Kirloskar Tech Park (11 km) is also in close proximity to this project.

Citrus Polaris: Social Conveniences

Hennur Road, where Citrus Polaris is located, is among the fastest developing areas in Bangalore and residents of the project, hence, can benefit from the numerous classy social amenities in their neighbourhood. Residents can choose from among leading schools such as Legacy School (1.5 km), Bangalore International School (3 km), Vibgyor School (3.5 km) and Delhi Public School (11 km) for their children’s education.

One of the leading medical care centers, Columbia Asia Hospital, is just 11 km from Polaris. For residents to get their fix of shopping, the Elements Mall (6.5 km) is nearby and so is D-Mart (5.5 km). Bangalore’s main shopping destination, MG Road too is only 14 km away. For the sports lovers among residents, Decathlon Hennur Road (1.5 km) and the XLR8 indoor stadium (2.2 km) are great options to shop or indulge in their favourite game. In short, residents of Citrus Polaris will have access to all the stuff they require for their daily lives at a short distance from their homes.

Citrus Polaris is a gated complex, which is coming up on a 2.8 acres land parcel. The complex is planned to contain 50 independent villas of 4 BHK configuration. This project was launched in May 2017 and possession of the villas is due to be handed over by December 2019. At the time of our visit, we could see that infrastructure work was on at the project, with construction of villas to begin shortly. Among the key aspects of this project is that the developer is handing over the plot on which the villa will come up.

The developers have obtained the RERA registration for this project, the registration number being PR/KN/170729/000268. Approvals from the BDA and BBMP have already been received. A good internal network of roads will lead to each villa, each of which comes with parking space for two cars.

Citrus Polaris: Villa Overview

Each villa will be constructed on a plot of size 1200 sq. ft. The built-up area of each villa is from 1880 – 4000 sq. ft., while the RERA carpet area of the villas begins from 1512 sq. ft. The starting basic selling price of each villa is Rs. 1.53 crore, while the starting all-inclusive price comes to approx. Rs. 1.78 crore, which includes the GST and amenity charges.

The villas will be of G+2 configuration. The ground floor will have the aforementioned parking space for 2 cars. From the parking, one enters through a lobby into the living cum dining room, with the kitchen next to the dining area. A bedroom with an attached toilet lies on the same floor and the picture is completed with a utility area (next to the kitchen) and deck at the rear.

Moving on to the first floor, it will contain another living area, with two bedrooms (with attached toilets) and a terrace on either side. The larger of the two bedrooms also comes with a walk-in wardrobe. The second floor has the final bedroom, which also has a walk-in wardrobe as well as a larger terrace than the one on the first floor. As per the plans, all bedrooms are large, spacious and designed to protect the privacy of individual family members and guests residing in the villa.

Water supply to the villas will be by bore-wells, as well as a proposed connection for Cauvery water. While the detailed specifications are awaited, one can expect them to be extremely premium to match the requirements and preferences of the high-profile residents of the project.

Conclusion

Looking at the plans for Citrus Polaris and the way the project is coming up, one can say that the indicators are extremely promising. Blessed with a good, well-connected location, spacious and exclusive homes with easy access to a variety of amenities inside the complex and social conveniences in the vicinity, the project promises a good lifestyle to its prospective residents, who are expected to include the crème de la crème of the city of Bangalore. It’s definitely an option worth considering if one is looking for a villa in this part of town.
