Sobha Ltd. begins its fourth endeavor in a relatively understated area-Kovilambakkam. Located just off the 200 ft road, Sobha Winchester is a name I have seen often on the way to the airport, which is 10 kilometers away. The drive is a pleasant one, with the road opening out into bridges over small waterbodies at intervals. The road has a great advantage at being in the middle of everything, while not getting caught in the noise and the traffic of it all. Crossing the Pallikarani lake, coming from Thoraipakkam, one reaches the junction between the Velachery-Tambaram road and the 200ft road, from which Winchester is a 2 kilometer drive straight down. Description

Coming to the property itself, Sobha has not held back in terms of luxury, even in the sales and marketing office. A neatly manicured pathway led to an entrance defined by the little garden at the end. Sleek interiors with plush leather chairs made the wait for the marketing representative extremely comfortable. A video in the background talks about Sobha’s backward integration feature-their most unique feature-where they themselves execute every detail of each of their projects-from the plumbing to the woodwork. Construction had started not even two weeks prior to my site visit, in the beginning of July 2016, and the apartments are meant to be handed over by December 2019. The timing seems realistic for a nineteen-storey project spread over 4.29 acres. The drive up to the proposed site of the apartment block from the entrance of the site is quite substantial-allowing the visitor to truly appreciate the care taken in the details.

Sobha Winchester towers will have three levels of basement parking, and will go on to have 19 floors of apartments of 2.5, 3 and 4 bedrooms. The units will be split into four towers, with each floor having 4 apartments.  A fully equipped clubhouse, with a swimming pool, is also present on the site plan. A jogging track, tennis court, and ample green space provide ample opportunity for residents of all ages to keep up their fitness regimes.

2.5bhk apartments will range from 1484-1589sq. ft.

3bhk apartments will range from 1769-1919sq. ft.

4bhk apartments will range from 2750-2816sq ft.

As of now, the price per square foot is 6990 rupees onwards. Sobha Winchester comes on back of Sobha Ltd.’s recently delivered project Sobha Meritta just off the OMR. And with their fourth project in the city the developer seems to have set itself for longer innings in the “Detroit of India”, Chennai.
