Brigade Cosmopolis, Whitefield – Things One Needs To Know
Bangalore based developer Brigade Grouphas left a sizeable area in the central courtyard and on the periphery undisturbed in its project Brigade Cosmopolis in Whitefield. It is heartening to see that the trees that have flourished here for years aren’t considered a hindrance to the construction activity at the site. Instead the green cover augments the appeal of this premium apartment complex. Located on the Whitefield Main Road, Brigade Cosmopolis is a 9.3 acre development which is well connected to social and economic infrastructure at Whitefield, the bustling IT district of East Bangalore. During our recent site visit to the upcoming development we dug into the finer details which might be of interest to many
Conservation Starts at The Courtyard
Brigade has intricately built a RCC wall that encircles the trees and green cover right at the heart of the 9.3 acre land parcel i.e. its courtyard. Since ‘mother earth’ in central courtyard is not being excavated, this wall will prevent seepage of water into the foundations of the towers. Typically in modern day apartment complexes entire land is excavated to be later filled with concrete, instead, here the natural texture allows for water to seep into the ground as it would otherwise do. This is a quick way to recharge the water table as well. Several tall Ashoka and Coconut trees are thus protected. A builder’s role, especially when it comes to environmental protection can’t be ignored.
Peripheral Greens At Cosmopolis
Dense tree cover on half an acre land towards the back side of the project has been left untouched as well; this further augments the green quotient of Brigade Cosmopolis and lends some stunning views to residents on this side of the complex and visitors to the club house. Moreover, a walking trail will be built through this maze of tall trees. Further, all along the periphery and even outside the Cosmopolis campus, there are several Gulmohar, Ashoka and Coconut trees to be found which add to this location’s USP.
Brigade Cosmopolis: Location Benefits
The notorious Bangalore traffic makes it to headlines of dailies and trends all across social media regularly. Thereby it is of utmost priority for most home buyers to find residences close to their workplaces. Brigade Cosmopolis at Whitefield provides seamless connectivity to all important IT and business parks in the region. ITPB (4.5 kilometer), EPIP (6 kilometer), Brigade Tech Park (4 kilometer) and several other office complexes are few minutes of drive from here. For those who prefer cycling or walking to office, even that is a worthwhile option available to residents. Further the shopping arenas – Forum Value Mall (bang opposite, 200 meter), Ascendas Park Square Mall (4.5 kilometer), Inorbit Mall (4.5 kilometer) and RV & Phoenix Market City (8.5 kilometer) add to the convenience of residents. In addition to these, healthcare facilities such as Columbia Asia Hospital (300 meters), Vydehi Hospital (3.8 kilometer) and Sri Sathya Sai Super Specialty Hospital (5.5 kilometer) are also close by. Not to forget that the young ones don’t have to travel so much either, schools such as – Neev Pre School (200 meter), Deen’s Academy (3 kilometer), Greenwood High International School (8 kilometer) and Brigade School (9 kilometer) provide ample choice of educational institutions.
Apart from the above the area is well served by restaurants and hotels such as Taj, Alila, Sheraton, Zuri and Marriot.
You could also take a look at Brigade’s other Whitefield property, Brigade Lakefront.
The Grand Club House at Cosmopolis
A 32,000 sq ft. club house with gymnasium, squash, rooftop swimming pool and indoor badminton courts is coming up in a G+2 structure. With just 862 units in the entire complex Club Begonia will adequately serve those who like to burn out the extra calories every day, compete and train. The club overlooks the peripheral greens and faces the setting Sun.
Unhindered Views At Cosmopolis
Brigade Cosmopolis doesn’t share its boundary with any high rise development. In fact, one can see only villa developments along two boundaries T-ZED and Adarsh Palm Meadows, and rest two sides of the complex have a road frontage. As discussed earlier there is ample greenery along the periphery to enjoy a cup of tea when looking around from the sit-outs in residential units. Since it was evening time we did witness the sunset while investigating the property.
Construction Status and Technology
Brigade has appointed Shapoorji Pallonji as the construction contractor who have employed MiVan technology for development. Moreover, we were informed that the moulds being used have been imported from South Korea instead of Malaysia, the Korean make are said to be superior to their competitors’. The pace of development is encouraging as the first phase is coming up for delivery later this year i.e. within 3 year of its pre launch. The entire project will be delivered by end of 2017 to residents.
Prices and configurations
At Brigade Cosmopolis, varying configurations of 2BHK, 3BHK, 4BHK and Penthouses are available and sizes range from 1,250 sq ft-3,850 sq ft. Every home unit features re-engineered marble in living, dining and even kitchen floors. One can find laminated wood flooring of larger width in the bedrooms. Such elegant floorings do add to rich feel of this complex. The fittings in kitchen and bathroom are all premium make. These apartments are coming up in 12 towers of G+17 or 18 structure. Apart from the central and peripheral greenery, every tower will have its own set of terrace gardens. The construction footprint is on just 25% of the land area as rest is available for amenities and landscaping which includes multiple water bodies and viewing decks.
The 2 BHK units face towards the central landscaping while the larger units typically face outwards. In the designs certain floors have tinted glass instead of walls which makes the façade unique in its own sense. One tower is dedicated to just 4BHK units. Since the project launch the prices have moved up by about Rs. 1,000 per sq ft from 5,990 per sq ft to Rs. 6,890 per sq ft. Phase 2 units are available at Rs. 70 per sq ft lower than prices above which are for soon to be ready stock.
Brigade Group is engaged in property development, property management services, hospitality and education. GIC (Government of Singapore) had partnered Brigade Group when the developer made a big ticket bid for the land belonging to Hindustan Unilever. At Rs 125 crore for 9.3 acres it translated to a whopping Rs. 13.5 crore an acre. The prowess of Brigade Group can be gauged through a visit to several of their delivered projects across Bangalore and if one wants to do so in a single visit, a shopping experience at Orion Mall which abuts Gateway Towers, Sheraton Hotel and World Trade Center, all part of a 42 acre development “Brigade Gateway” by Brigade, might just be enough.

My wife and I were new to Bangalore and were looking for suggestions while planning to buy a home. A little Google search led us to this little known site called PropStory. They provide comprehensive reviews of under-construction projects which are based on actual site visits. The details are better than those we see in newspaper ads or even FB ads of these projects. After a little research on this site we narrowed down our search to a leading developer’s project in HSR Layout

There are many websites one can refer to when deciding on real estate purchase. Of these I have only come across PropStory which provides the information in a narrative style. There are details about layout, specifications, local neighbourhood, connectivity and even developer background. I also like that they write about other matters like infrastructure, issues in real estate and hot topics like GST and RERA. Kudos to PropStory.

I recently visited a leading developer’s construction site and was disappointed by the lack of sufficient information the sales people gave me. My husband and I almost gave up on the project. But we like some of the specifications and decided to look for more online. That when we found PropStory and they had covered this project! We so pleased to find more info and were able to make our housebuying decision. Thanks PropStory.

When I was suggested to check out PropStory, I was not sure I would be interested. I don’t like reading and real estate is boring subject. But this site gives enough details through images also so that it is easy for those who don’t like reading. My opinion of real estate changed and I look forward to knowing more about upcoming residential projects in other cities too
Dhruv Pathak, Gurgaon
PropStory I like your writing style. It is simple and understandable. You do not support any developer or project but have a general opinion about the projects. I also like your new site design where I can quickly scan through features of a project and what is available or not.

PropStory articles are good. I suggested to my brother in law to read these articles before deciding on a property. He was impressed with the details and knowledge of writer. Some construction technology used is also explained which helps us common man to understand. Other websites are not doing so. Well done PropStory!
