Location & Connectivity at Provident Sunworth

Located behind the famous Rajashwari medical college and hospital in South Bangalore, Provident Sunworth will see development of close to 6,000 homes in budget category over time. The project site is about 2.5 kilometers from the toll booth at the NICE road which provides high speed access to Electronic City (28 kilometer) which is home to Infosys, HCL, TCS and others, Kanakpura road and Bannerghatta road. One can also drive down the Mysore road to central business districts (15-20 kilometer) of Bangalore.

Also the Bidadi Industrial belt is about 15 kilometer further down the Mysore road i.e. National Highway 275. The big development in this region is that of the Bangalore metro becoming functional upto Mysore road station just off the ORR (10 kilometres from the Provident Sunworth). For my onward journey from this station I relied on app based cab services, while I saw several buses and autos also plying on the road. As I rode down to the project I could see ongoing work on the Bangalore metro which is getting extended till Kengeri (4 kilometres from the project). My journey time was about twenty minutes.

Prices & Apartment size configurations

I won’t place Provident homes in the affordable category but  would definitely classify them as compact homes in budget segment. As per the company representative their target consumer is the first home buyer who is seeking quality construction, amenities and benefits of gated community. Provident Sunworth does live to these promises, as discussed above project site is easy to reach by road (NH 275) today and by metro possibly by 2018.

Secondly, nearly 75 percent of the land will see amenities and landscaping. Thirdly, Provident has employed L&T as a contractor for this massive project, thereby delivery has been timely.

Fourthly, the developer is using precast technology to keep up with the momentum of construction. Sunworth’s Phase 1 is nearing completion within a span of three years since launch while Rays of Dawn is slated for delivery by middle of 2017 (2 years since launch). A visit to the site will open your eyes to the massive scale of construction activity being carried out here, its no less than a factory producing RCC frames day in and day out.

Provident Rays of Dawn consists of 1,350 apartments of 2BHK and 3BHK configurations

Identical to those in the Phase 1 of Sunworth, apartments in Phase 2 are also of 882 sq ft for 2BHK and 1082 sq ft for 3BHK (on saleable basis). Current base selling price is Rs. 3,537 per sq ft which results in a unit cost of Rs. 42 lacs and Rs. 49 lacs respectively. It is worth noting that Phase 1 was launched at a price of Rs. 2,700 per sq ft in the year 2013. Now with just 5% inventory with Provident Housing the firm is quoting Rs. 4,290 per sq ft for these nearly complete units. While these homes are compact, the developer has laid emphasis to lighting, ventilation and designs. There is an entry foyer to the apartment which leads to kitchen (with utility) and then opens up at the living room (with deck). One can find rooms and toilets aptly placed along the passage within the apartment.

Apartment towers are 12 floors high (mostly with stilt) and have 8 units on every floor. Every apartment is served by two lifts. Like any contemporary gated community, this 59 acres project has several amenities and more. There are tennis and badminton courts, sand pits and gazebos, butterfly park and forest walk, over and above these there are 3 club houses with as many number of swimming pools.

DPS, National Public School, Orchid, BGS and Don Bosco schools are within 5-6 km of radius of the project.

Christ College of Engineering, Don Bosco Institute of Technology, Bangalore University and RV College of Engineering are other esteemed institutions that are close by from Provident Sunworth.

Conclusion

Provident Housing, a 100% subsidiary of Puravankara Projects Ltd., has undertaken over 10 million sq ft of residential developments in the affordable and budget categories. Welworth City, a 41 acre project comprising 3,360 units in North Bangalore is already completed and inhabited now. The developer is building credentials of one with timely delivery in this segment, when many find it challenging to execute such large projects, and Provident Rays of Dawn is just adding on the legacy already created off the NICE-Mysore Junction with development of Provident Sunworth Phase 1. And both these are first two phases of the massive Provident Sunworth township.
