Over the years, the Prestige Group has managed to firmly establish itself in the real estate market of south India as a major player. With a number of landmark residential and commercial properties to their name in the cities of Bangalore, Mangalore, Chennai and Kochi, they are a well-known brand looking to expand its footprint. Along the same time, the city of Hyderabad, particularly Cyberabad, its western side, has become one of India’s go-to destinations for major multinational companies operating in the IT space. Unsurprisingly, Prestige has sought to enter this booming market by setting up residential projects in Cyberabad. One such project is Prestige High Fields in Nanakramguda.
Prestige High Fields is an apartment project, similar to the under-construction Prestige Ivy League project in Hitec City, though at a larger scale than the latter. Prestige’s third upcoming project, Prestige Royal Woods, is a villa project near APPA Junction. I recently visited the site of Prestige High Fields and have put down my impressions of the project below.
Prestige High Fields: Location & Connectivity
Prestige High Fields is located right next to the Financial District in Nanakramguda and can be reached from Gachibowli as well as the Outer Ring Road via the ISB road. From the ISB road, one needs to turn left (if coming from Gachibowli) on to an under-construction road to which the project’s signboards lead to arrive at the site. Being located next to Financial District means that offices of major employers such as Microsoft, Capgemini, Polaris, ICICI Bank, Wipro and Accenture are within walking distance or a 2-3 km drive away. Other IT hubs such as DLF Cyber City (7.5 km), Cyber Gateway (11 km), Raheja Mindspace (9.5 km) and DivyaSree NSL Orion (9 km) are all within close proximity of the project.
The project site is well-connected by buses as well as taxis. Proximity to the Outer Ring Road ensures one can get to the Rajiv Gandhi International Airport at Shamshabad (32 km) in around 40 minutes. Rail connectivity is a slight issue, as the nearest suburban MMTS station, Hitec City is 12.5 km away. The Hyderabad Metro, due to begin operations in June 2017, will help connectivity to other parts of the city, though one will need to travel 11 km to Shilparamam, which will be the nearest metro station.
Prestige High Fields: Social Conveniences
For residents desiring social amenities such as education, healthcare, shopping and entertainment close to their home, this project is in a good location. Some of the best schools in western Hyderabad such as Phoenix Greens International School (6 km), Delhi Public School (8.5 km), Oakridge International School (8 km) and Rockwell International School (7.5 km) are within close proximity to the complex. The same can be said of higher educational institutions such as Indian School of Business (5.5 km), University of Hyderabad (8 km), ICFAI University (11 km) and NIFT Hyderabad (10.5 km).
Among medical care options, the nearest and best is Continental Hospitals (1.5 km), with other options including Care Hospitals (8.5 km), Citizens Hospital (10 km) and MaxCure Hospitals (11.5 km). Gachibowli and its adjoining areas of Madhapur and Kukatpally boast of numerous malls, restaurants and shopping centers to cater to residents’ shopping and dining needs.
Prestige High Fields: Site Overview
Prestige High Fields occupies an area of 21.85 acres. It consists of 10 tall residential towers, of which 7 have 33 levels, 1 has 32 levels, 1 has 34 and the remaining tower has 28 levels. Work has just started on the project; excavation work was on at the site when I visited and the approach road was being widened and improved. This project is to come up in a single phase, with possession of apartments to be handed over around 2019 – 2020. Hence, this project appeals to those with a longer time-frame for moving into their home or to investors.
The project has separate entrance and exit gates and drop-off points at the entrance of each tower. Located in the center of the complex between the towers will be a landscaped lawn, swimming pool and the clubhouse. In addition, beautiful lawns will be present all along the outer periphery of the complex, providing it a green look. The developer, interestingly, plans to model the landscaping on Disney’s popular cartoon characters and motifs, which is something to watch out for.
Prestige High Fields: Apartment Overview
Probably the first thing that comes to mind when one peruses the apartment configurations on offer at Prestige High Fields is the massive variety of those on offer. This project offers 2, 2.5, 3, 3.5 and 4 BHK apartments (the 0.5 refers to an additional study room), as well as larger 3 BHK apartments with a separate home theatre room. This project has a whopping 2240 units, in all. The options are even more if one considers apartment sizes: 2 BHK units are of 1283 sq. ft., 2.5 BHK come in 1410 and 1492 sq. ft., 3 BHK of 1742 sq. ft., 3.5 BHK of 1919 and 1993 sq. ft., while 4 BHK are of 2713, 2729 and 2848 sq. ft. The biggest are the 3 BHK with home theatre apartments with a size of 4070 sq. ft.
In all apartments (except 4 BHK and 3 BHK with home theatre), constructional features and layouts are quite similar. These apartments will have a single terrace, one common toilet (the remaining are attached ones) and a living cum dining room. The 4 BHK and 3 BHK home theatre apartments, in contrast, will have a living, family and dining room along with an additional puja room, powder room, servant’s room and toilet and three terraces. These apartments also will have only attached toilets.
All towers will have a grand triple height entrance lobby. All apartments in Prestige High Fields, irrespective of configuration, are open from 3 sides and have no common walls between them. This allows for plentiful natural light and air to enter the apartment without obstructions. Not only does this reduce residents’ electricity bills, it also protects their privacy. The living, drawing and dining room, all bedrooms and the kitchen will have 600X600 mm vitrified tile flooring. Power backup will be provided for all common areas and for the individual apartments at an additional cost.
One car parking space will be provided to residents of 2, 2.5 and 3 BHK apartments, and two spaces for residents of 3.5, 4 and 3 BHK with home theatre apartments. As this project is located in a premium area, the same reflects in its pricing. The base price of an apartment in the project is Rs. 4,850/sq. ft., with additional premiums for east-facing apartments and corner apartments as well as charges for car parking, piped gas, electricity, water etc. The all-inclusive price for a 2 BHK apartment here is approx. Rs. 68 lakh, while the cost of larger apartments will be a function of their area and associated charges.
Prestige High Fields: Amenities Overview
The clubhouse of Prestige High Fields will have something for all kinds of residents. It is planned to contain a supermarket, pharmacy and ATM to meet residents’ daily needs. For the action-oriented, it will offer a gymnasium, badminton and squash courts, while for those looking for relaxation, the facilities to be provided include a spa, boutique, library, salon and a restaurant. In addition, it will also contain a crèche to take care of residents’ children while they are away and guest rooms to accommodate residents’ visitors.
The complex’s swimming pool is next to the clubhouse. The landscaped gardens along the periphery too boast of many amenities such as fitness corners, basketball court, pet garden, giant chess board, a barbeque corner and in a unique twist, even a miniature car racing track!
Prestige High Fields is indeed at a slightly higher elevation in an area, which many years earlier, indeed consisted of fields. The project does not take its name literally, instead promising to provide a high class lifestyle to its residents, ensuring all their needs are met and then, some more. With its premium location, excellent connectivity and being developed by one of the biggest names in the business, it has plenty to recommend, though prospective residents will need to wait for 2-3 years before moving in.
