In order to see the rapid developments taking place in the western part of the historic city of Hyderabad, all one needs to do is to take a ride along the lovely Outer Ring Road (ORR). On either side of this mega highway, one can see a variety of new constructions taking place, be it of villas or high rise apartment and commercial complexes. During my recent visit to the city, I too decided to take the drive and as I was passing near Kokapet, I saw a set of high rise towers belonging to the project NCC Urban One and decided to check it out.
NCC Urban One is being constructed by Varapradha Real Estates Pvt. Ltd., which is an associate of NCC Urban Infrastructure Ltd. The developer has a good presence in the Hyderabad market, with other projects such as NCC Urban Gardenia and NCC Urban Nagarjuna Residency in Madhapur. This article offers a brief overview of this project and what it promises to a prospective home buyer.
NCC Urban One: Location & Connectivity
NCC Urban One is located next to the Outer Ring Road, near Narsingi Junction and in close proximity to Kokapet and Gandipet. To get here, one needs to take the turn towards Gandipet and get onto the service road towards Narsingi to reach the project entrance. This project, as with most others in this region, aims to attract IT professionals working in the neighbourhood, offering them closeness to their work place and good connectivity to other parts of the city. Most of Hyderabad’s most prestigious IT hubs are a short drive away, be it Financial District (6.5 km), DLF Cyber City (9 km), Raheja Mindspace IT Park (11 km) and Cyber Gateway (12 km).
The Outer Ring Road next to the project site ensures convenient access to the airport (25 km) or to other parts of Hyderabad city. This area is also served by buses, although the frequency is currently a bit low. The Hyderabad Metro line is expected to become functional shortly, but the nearest station, Shilparamam, is 12 km away. It’s likely that with more people moving into this and nearby projects, connectivity to and from this area will improve further.
NCC Urban One: Social Conveniences
NCC Urban One’s proximity to Hyderabad’s major business districts of Madhapur and Gachibowli means that there are a plethora of options for residents, when it comes to children’s education, medical are, shopping or just going for a picnic. Some of the best schools in western Hyderabad are located near the project site such as Phoenix Greens International School (1.8 km), Rockwell International School (2 km), Oakridge International School (6.5 km) and Delhi Public School (7.5 km), the latter two in Manikonda. Higher educational institutions such as ICFAI University, University of Hyderabad and NIFT are within 12-15 km of the site.
Among the reputed hospitals in the project’s vicinity are Continental Hospital (6.5 km), Himagiri Hospital (8 km), Care Hospital (9 km) and Max Cure Hospital (12 km). This area is dotted with restaurants and shopping centers of all hues. In fact, the project itself is planned to contain various retail outlets to meet residents’ shopping needs. For those looking for a good picnic or day out with the family, attractions such as Osman Sagar, Himayat Sagar and Ocean Park are a short 10-15 minute drive away.
NCC Urban One: Site Overview
The developers refer to NCC Urban One as an integrated township and looking at their plans for it, it is easy to see why. Spanning an area of 32 acres (of which 70% is open space), this complex is planned to include residential, retail as well as commercial spaces, aiming at offering residents the convenience of ‘walking to work and home’.
The residential area comprises of 12 apartment blocks of 19 residential levels and 2 levels of parking. Coming up in 3 phases (4 blocks in each phase), the complex will have a green covering along the outer boundaries as well as in the center between the blocks. The clubhouse and amenities will lie in these central areas as well. A couple of commercial structures are planned to come up at the entrance, which will offer retail and other necessities to residents. Also, on the anvil is an IT Park to form part of the complex.
NCC Urban One: Apartment Overview
NCC Urban One offers a variety of 3 BHK and 4 BHK residences to its customers. One parking space will be provided per apartment with any additional ones needing to be paid for separately. The 3 BHK apartments are of sizes of 1535 sq. ft. or 1875 sq. ft., while for 4 BHK apartments, the choice of apartment areas on offer includes 2540 sq. ft., 2630 sq. ft. and 3380 sq. ft. Each tower has a different layout and each unit offers a different view, so residents have plenty of flexibility of choice.
These apartments come with premium quality fixtures and finishing, be it the doors, windows, kitchen or bathrooms. The flooring of each unit comprises elegant 600X600 mm vitrified tiles. The developer is offering piped gas and 24X7 power backup facilities, along with water treatment and sewage treatment plants for residents’ convenience. In addition, provision of split AC in all bedrooms and television in living room and master bedroom, along with an intercom for safety will also be provided.
The base price of an apartment in NCC Urban One is Rs. 4350/sq. ft. After including this and charges for amenities, maintenance and all taxes and legal expenses, the indicative price of a 3 BHK apartment of area 1535 sq. ft. is ~Rs. 79 lakh, while that for an apartment of area 1875 sq. ft. is ~Rs. 96 lakh. For a 4 BHK apartment of 2630 sq. ft., the price comes to ~Rs. 1.33 crore.
NCC Urban One: Amenities Overview
Apart from their homes, prospective residents of this complex have more to look forward to. The clubhouse will have a gymnasium and multipurpose hall along with facilities for games such as billiards and table tennis as well as an indoor badminton court. Among the outdoor sports which resident scan indulge in are tennis and basketball, for which courts will be provided. Apart from this, the complex will have an amphitheater, jogging track, party lawn and 2 swimming pools with a toddlers’ pool.
NCC Urban One dominates the skyline as one passes by Kokapet along the Outer Ring Road and based on the plans for this complex, which is currently seeing construction at a fast pace, is clearly one that cannot be ignored by any home buyer. Offering a good location and good facilities with the potential of having all major needs of residents addressed within the complex itself, it has raised expectations and its delivery on the same will determine the response to this ambitious project.
