When it comes to housing development in the city of Pune, one can see the similarities in trajectory followed here to that of most other big cities in India and across the world. Namely, the interior (city) areas fill up first, but the relentless population pressure, brought about by economic drivers, pushes the fringes of the city outwards in all directions, finally resulting in the city becoming a megapolis. In the eastern side of Pune city, Nagar Road is the artery around which this expansion has occurred and continues to do so.
Nagar Road is the highway that connects Pune to Ahmadnagar and further to Aurangabad. Initially, the only major inhabited area on this road was Yerwada. Slowly, with the emergence of industrial and IT clusters along this road, areas such as Viman Nagar, Kalyani Nagar and lately Kharadi and Wagholi came into prominence. Today, Nagar Road is a massive urban conglomeration of a variety of apartment complexes, malls and hotels, stretching over 15 km. Having already covered the areas of Kharadi and Wagholi earlier, in this article, we focus on Kalyani Nagar and Viman Nagar.
The development of any area is a function of many factors, the location being a prime one among them. Nagar Road is in a sweet spot in this respect. Its proximity to Pune’s most important transportation hubs: Pune Airport (2.5 km), Pune Railway Station (3.5 km) and Shivajinagar (5 km) attracted developers, companies and residents alike.
Industrial hubs such as Wagholi (8 km), Hadapsar (10 km) and MIDC Ranjangaon (50 km) host facilities of many multinational companies such as Pepsico, LG and Whirlpool, for whose executives Kalyani Nagar and Viman Nagar proved to be convenient places to settle in. Before long, the IT revolution caught up and started investing heavily in this hotspot of eastern Pune.
Today, major IT parks such as Marisoft and Kumar Cerebrum in Kalyani Nagar, Gigaspace and Weikfield IT Citi Info Park in Viman Nagar, and Panchshil Tech Park and Business Bay in Yerwada are located just off the main Nagar Road and attract people in droves to settle around this area. Add other nearby IT parks such as Magarpatta City (9 km) in Hadapsar and Eon IT Park and World Trade Centre (6.5 km) in Kharadi to the equation and one can see where the bulk of recent and current housing demand in this area is coming from.
The massive interest in these areas around Nagar Road led to a major infrastructural overhaul in this area, which as we shall see, has had both positive and negative impacts. Proximity to the airport and Pune’s hosting of the Commonwealth Youth Games in 2008 saw concretization and widening (6-laning) of Nagar Road, greatly increasing its carrying capacity. Many new internal roads in both Viman Nagar and Kalyani Nagar came up, providing much needed last mile connectivity to homes. A further boost to the area was the opening of a bridge, directly linking Kalyani Nagar to Koregaon Park across the river.
Public transportation to these areas also improved greatly with regular buses connecting all these areas to each other and the heart of Pune city. Transportation by six-seater auto-rickshaws is a unique feature of Nagar Road and adds to the available options. Completion of the Kharadi-Hadapsar road directly connected Nagar Road to the Pune-Solapur highway. The construction of a new airport road, directly linking Kalyani Nagar to Pune Airport via an underpass at Ramwadi, improved connectivity further. The proposed Pune Metro project too is to have its terminal at Ramwadi.
However, poor planning and execution has taken a heavy toll. The introduction of Bus Rapid Transit System (BRTS) took up wide swathes of Nagar Road and led to massive traffic jams along the remaining carriageway, particularly visible during peak hours daily. The proliferation of companies and housing complexes and the heavy construction work saw this area lose a lot of its green cover and an exponential rise in air and noise pollution. To make matters worse, many internal roads have developed huge potholes or cracks, owing to poor construction quality. As a matter of fact, while conducting my area visit, the Ramwadi underpass leading to Pune airport was covered in almost knee deep water, which was extremely hazardous for pedestrians and vehicles alike and doesn’t reflect well on the planners.
Social Amenities and Conveniences
In spite of these infrastructure related issues, the promise of Nagar Road has attracted many service providers in the educational, hospitality, medical and retail space. Prestigious educational establishments such as Symbiosis International School (IGCSE) in Viman Nagar, and Bishops Co-ed School (ICSE) and Lexicon International School (CBSE) in Kalyani Nagar have entered the scene, offering top quality education. For those looking for more affordable options, there are the old timers such as Don Bosco School in Yerwada, Erin N. Nagarvala School in Kalyani Nagar and St. Arnold’s School in Wadgaon Sheri.
Medical care providers too abound such as Sahyadri Hospital in Shastri Nagar, Medipoint Hospital in Chandan Nagar and HealOne Medical Centre in Viman Nagar. However, what really makes this are stand out is the plethora of high end shopping and hospitality establishments located here. Two of Pune’s grandest malls, Phoenix Market City and Inorbit Mall are located in Viman Nagar, while Kalyani Nagar has Mariplex mall and nearby Koregaon Park boasts of Nitesh Hub.
A number of top class hotels such as Hyatt Regency, Novotel, Four Points by Sheraton and Park Estique in Viman Nagar as well as Royal Orchid in Kalyani Nagar cater to business travellers and residents alike. Nagar Road also has many restaurants serving excellent cuisine from across the world, which also is a testament to the cosmopolitan community residing here.
Higher end Homes
The relentless demand for housing in this area due to its location and the employment opportunities it offers has seen a massive rise in property prices here. The average base price for a multistorey apartment has shot up from around Rs. 3600/sq. ft. in 2008 to around Rs. 7800/sq. ft. today. Prior to the recent housing slowdown, the land prices registered an average 8% growth rate annually, providing excellent returns to early investors. Similarly, average rental rates have also increased from Rs. 13 / sq. ft. to Rs. 23 / sq. ft. in the same period.
Clearly, this area primarily caters to the upper crest of society and is one of the most sought after high end residential addresses in Pune. Apartments here come equipped with the latest top quality fittings and flooring and employ modern ‘smart home’ technologies. Apart from certain older complexes, most complexes here encompass a plethora of amenities to help residents unwind and relax in comfort and luxury.
Upcoming residential projects around Nagar Road
Real estate major ABIL is coming up with their project Verde in Kalyani Nagar. This project has 3 and 4 BHK homes having marble flooring for living room and kitchen and wooden flooring for master and guest bedrooms and home automation features such as mood lighting and curtain control. Amenities provided to residents included aromatic herb gardens, amphitheatre and a private screening room.
Moving along the Kalyani Nagar-Airport Road, almost opposite the airport, one comes across the site of Marvel Builders’ Piazza project, which draws inspiration from the open plaza areas in towns in Europe. Offering 2, 3, 3.5 and 4.5 homes and penthouses, Marvel aims to provide modern luxuries such as a steam room in the master bathroom, landscaped terraces and designer modular kitchens to its residents. Residents can avail of the well-equipped gymnasium or wooden deck swimming pool or the barbecue area with a hammock bar.
Located in the heart of Viman Nagar next to Phoenix Market City and Gigaspace is Kolte Patil’s 24k Giga project. Designed by noted Singapore architects D+H, the complex will have high-street shopping options in addition to tie ups with noted international gymnasium and salon brands. The homes are 3 and 4 BHK garden residences, equipped with gypsum false ceilings, imported marble flooring, light and AC control for the entire house and even a panic switch.
Moving slightly inwards from Nagar Road towards Wadgaon Sheri, one reaches the site of f-Residences by Brahma Corp. This project should ideally not be on this upcoming project list as it has been delayed for quite a while, but completion is likely to take a couple of years more, though work is on in full swing at the site.
