Prabhadevi has transitioned through some dramatic changes in its real estate landscape over the last two-three decades. Houses, two storey buildings and similar structures have given way to tall, elegant high-rises and skyscrapers. Mom’n’Pop stores have been replaced by larger department stores. Major real estate names have stamped their identity on this upscale neighbourhood through major developments. The Maharashtra Coastal Zone Management Authority (MCZMA) has also relaxed the CRZ norms paving the way for bigger developments along the Prabhadevi coastline which are expected to unlock its full economic potential. Despite these 21st century touches of flair and glamour, Prabhadevi still retains its South Mumbai, old-world charm. We evaluate some of the major reasons why one would want to make a home in Prabhadevi.

Prabhadevi: Central location

The centrality of Prabhadevi’s location cannot be overstated. To the south is Worli, east is Dadar, north is the Shivaji Park Residential Zone and to the west is the Arabian Sea. Prabhadevi is ideally placed to be able to access both, the towns of South Mumbai as well as the northern suburbs. Major transit routes and modes make commuting easier and are also accessible. These include the Bandra Worli Sea Link and Western Express Highway which connect it to the suburbs, Western Railway and the reliable connectivity of BEST buses. The proposed Prabhadevi metro station is expected to add another dimension to travel to and from this vibrant neighbourhood.

Prabhadevi is also close to the Dadar Railway Terminus for trains travelling to most major stations in the country. The Domestic and International airports are also close by – 9 and 10 kms away respectively.

Proximity to Business Hubs

Prabhadevi is close to business centres like Lower Parel, Worli, Bandra Kurla Complex and Nariman Point. In the earlier days when most commercial activity was conducted in Nariman Point and ‘downtown’ Fort or Churchgate, Prabhadevi could be considered furthest from the nerve centre of business. However, over the years as this neighbourhood made the transition to highrises, Mumbai’s hub of economic activity has also spread out across the city. Worli and Lower Parel have been transformed from erstwhile humble mill land to gigantic commercial towers whereas Bandra Kurla Complex has risen from the mangroves to house major international business houses. Commuting to any of these centres from Prabhadevi is possible within an hour.

Old World Charm

Despite the stunning transformation of Prabhadevi to a little strip of tall towers, it still retains a lot of its old world charm. Much of it comes from the Prabhadevi temple and the more popular Siddhivinayak temple drawing people from all over the city and even the far flung suburbs and beyond. Descendants of generations past still populate the neighbourhood retaining the culture and traditional atmosphere around popular festivals like Ganesh Chaturthi, Diwali, Navratri and Christmas. Its an infectious cultural milieu which seeps into new residents who have made their homes in the new, spectacular towering real estate developments.

Social Amenities

Prabhadevi is situated in the educational hub of the city. Some of the biggest, oldest and coveted colleges are situated within a 2 kilometre radius. These include Ruparel, Kirti, L.S. Raheja, Podar, Ruia as well as the well known Welingkar Institute of Management, Dadar Catering College and Kohinoor technical college. Schools like Convent Girls, Our Lady of Salvation High School, Shardashram Vidyamandir, IES Modern English School, D.Y. Patil International, Don Bosco International and Bombay Scottish are all close by and provide excellent education.

In addition to education, there are many healthcare facilities in and around Prabhadevi too like Hinduja, K.E.M., Tata Memorial and Podar which are all within driving distance. Specialty facilities like Gokhale Eye Hospital and Siddhivinayak Health Care are in the vicinity. Plenty of general stores, department stores and large markets are accessible around the radius of Prabhadevi ensuring residents of the locality need never travel too far for their weekly groceries as well as additional supplies. The Regional Passport office is also close by in Worli.

Cultural Amenities

One of the most immersive benefits of residing in Prabhadevi is its proximity to cultural centres like the Ravindra Natya Mandir, Brahman Seva Mandal Hall and Annasaheb Vartak Hall which are steeped in decades of Marathi culture. Prabhadevi lies adjacent to Dadar where these Halls which stage plays and dramas are located. Dadar is also home to the historic Shivaji Park which is the largest park in the city and has witnessed some of the largest social and political gatherings in the city and perhaps even the state of Maharashtra! Many smaller parks and clubs are situated close by offering a variety of sporting activity for children and adults alike – shooting, archery, cricket, football, swimming and more.
