For the longest time, Mumbai’s businesses were concentrated in South Mumbai requiring people to travel long distances from various parts of the city to this hub. However, people migrating to the city for job opportunities were forced to choose to live in the northern suburbs due to the prohibitive cost of housing in the south. To decongest the city and reduce the burden on infrastructure, the business district known as Bandra Kurla Complex was developed. This also resulted in a new real estate micro-market and development of nearby suburbs such as Bandra East, Kurla and Ghatkopar. The development of Oshiwara District Centre aims to achieve something similar. ODC is in fact touted as the 2nd ‘growth centre’ after BKC in Mumbai. Scope of ODC

Oshiwara District Centre has been envisaged as a big scale project. ODC is a brownfield development which will come up on 160 acres which will be developed to accommodate commercial, entertainment as well as residential projects. In simple figures this translates to planning residences for 20,000 families, 3,000 retail and commercial outlets and, 2.5 lakh job opportunities. The government has approved utilisation of up to 50% of the FSI for residential developments in Oshiwara, meaning we will see largely tall residential towers.

Undoubtedly, location is of paramount significance. ODC is located between Andheri Lokhandwala and Goregaon West. Thus it is close to major western suburbs such as Andheri and Goregaon-Malad, making it a central point while BKC is 25 mins away in drive time. The new Ram Mandir station makes access to Oshiwara easier than it was before – ODC is just 2 mins away. Oshiwara also enjoys quick access to the arterial routes of SV Road and Western Express Highway. The international and domestic airports are a 15 min drive away. The upscale neighbourhood of Lokhandwala is a 10 mins drive away.

Proximity to Employment Hubs

Perhaps the biggest attraction of Oshiwara will be the ease of transit to the nearby employment centres. Many commercial business, knowledge and IT parks have been coming up along the Western Express Highway (WEH) and along major routes such as Link Road in the suburbs. These parks host offices of major MNCs such as TCS, Evalueserve, Ernst & Young, Oracle, Aditya Birla Finance Limited, ICICI, Morgan Stanley, HSBC and more. NESCO and Nirlon Knowledge Park are two new commercial office buildings on either side of Mrinaltai Gore Flyover, along the WEH and can be reached in 2 mins from Oshiwara.

Oshiwara is also 15-20 mins driving distance from Malad which is home to one of Mumbai’s biggest outsourcing hubs in Mindspace located right off the Link Road. Thus, for residents of Oshiwara getting to offices located in any of these places will be relatively easier and offer better work life balance due to reduced commute time.

Infrastructure Upgrades

The genesis of every new micro-market is initiated by the development of infrastructure or in some cases supplemented by it. To enhance the appeal of ODC, numerous infrastructure projects have been undertaken, completed and planned. Ram Mandir station was one of these. The Mrinaltai Gore Flyover which provides east-west connectivity is another crucial development. Work is planned for six internal 60 feet roads for better connectivity.

Furthermore, the Harbour Railway Line which connected CST to the western suburbs up to Andheri, has been extended up to Goregaon (the station after Ram Mandir) which enhances the connectivity and transport options. Work on the Mumbai Metro Line 2A which will connect Andheri West up to Dahisar East, passing through Oshiwara, will start soon and contribute in a big way to decongesting the arterial SV Road. With these numerous infrastructure upgrades, Oshiwara gives the impression of a shiny new hotspot.

Lifestyle Amenities

Oshiwara might be a fairly new neighbourhood, however it is very close to nearby settled suburbs and thus has access to various essential social infrastructure as well as lifestyle conveniences. Well known schools in the neighbourhood include Vibgyor High School and Ryan International School which are both 5 mins driving distance away. Kokilaben Dhirubhai Ambani Hospital is well known and can be driven to in 15 mins for any emergencies. There are numerous smaller hospitals and clinics for less critical medical needs.

Oshiwara enjoys proximity to the entertainment hub of the city. The suburb of Andheri, and the arterial Link Road which can be reached in 10 mins from Oshiwara are well known for various entertainment related businesses such as animation, multimedia and art studios as well as the famous Filmistan Studios. Popular malls around Oshiwara which can be easily driven to include Inorbit (15 mins) and Infiniti (10 mins) in the west while Oberoi and Hub malls are in the east, accessible via the Mrinaltai Gore flyover.

Oshiwara is being developed along the lines of a well planned hub which will decongest the nearby suburbs while simultaneously boosting property rates. Oshiwara is already being seen as an upcoming investment destination with potential for steady appreciation. Outside the complex, the Hypercity Mall, Inorbit Mall and Infiniti Mall are very close to Sunteck City. Inorbit and Infiniti also house multiplexes for good cinematic experiences. The Vibgyor School and colleges such as Sardar Patel College in Andheri and Atharva College in Malad are a 15 minute drive from the complex. Daycare facilities are also available outside the campus and a number of healthcare institutions from small clinics to huge hospitals such as the Kokilaben Dhirubhai Ambani Hospital are also within decent range. There are a number of decent and varied restaurants and cafes to try out. There are ample leisure opportunities inside the gates of Sunteck City and outside as well.
