I visited Purva 270 recently and had quite a different experience. Purvankara as a brand is very strong in Bangalore, and it comes out prominently even for this property. The planning, the landscape, the well-designed apartments and the visible quality. One more thing sets apart this property is its location. I would like to highlight two points, which are probably not highlighted anywhere and I find interesting – one is connectivity to the Outer Ring Road/Mahadevpura/Bagmane World Technology Center and another is the locality just outside the apartment. The Outer Ring Road (ORR) is just 3.5kms and this distance is equally important to highlight as the proximity of this property to Indiranagar. Traffic jam at the railway crossing in the peak hours is, on the other hand, an important commute issue to highlight. Will the DRDO flyover open to the public in future? We don’t know. It is open for DRDO employees right now but if someone takes that flyover, the outer ring road becomes 5-10 mins away from this property and he can live inside the hustles and bustles of the Kaggadasapura and yet be close to the ORR to reach anywhere from there. Needless to say, the Bagmane World Technology Center on ORR becomes just 10 mins drive. RMZ Infinity, a tech park on Old Madras Road (OMR) that houses companies such as Google, EnY among many others, is just 2.2kms. Purva 270 is at a location where you go 2-3 km on any three sides and there are three big tech parks.

Location: Commute/Transport

The pros and cons of Purva 270 in this location are required to be highlighted. Pros include central location and the smaller distances to reach Indiranagar, Outer Ring Road, and Old Madras Road etc. Another point to highlight is that the BMTC bus stand is just 200 meters and you get a direct bus (Volvo and non-AC) to Indiranagar, Koramangala, BTM, Jayanagar, Majestic and Shivaji Nagar.

The cons include relatively heavy traffic in peak hours, railway crossing to reach ORR, not so wide roads etc.

 Prices, Specifications, & Construction Status

From a distance, Purva 270looks like a completed apartment complex. When I went inside the apartment complex and took a stroll, I found that all major external work is done but the internal finishing is on-going and I was informed that it will take 4-6 months to complete and give possession to the owners. These 4-6 months from possession makes it attractive from timeline perspective for a new buyer.  When there are so many positive factors, it can not be very cheap but a crore or little over it is becoming a de-facto price for tier-1 builders in the good location, hence these 2/3 BHK flats here are well priced. The current rate was told to us as Rs. 6990 per sq ft.

There are a variety of options available for 2-BHK and 3-BHK flats. There are three categories of the flats based on facing and view i.e. Classic, Premium, and Superior. While Classic is at the base rate, Premium and Superior are at an extra charge of Rs. 100/sft and Rs. 200/sft respectively.

Location: If your work location is near to Mahadevpura, Indiranagar, CV Raman Nagar or OMR, Purva 270 is within 10 mins drive and yet inside the city. This property is surrounded by the everlasting greenery of DRDO, making it a great choice.

Status: The construction progress shows that the Purva 270 is towards the completion and the continuous flow of buyers/visitors, I saw at the site, proves that there is a good interest in this property. I also found out that there are apartments available, may be limited in number, in all categories.

Price: The starting price is little over a crore, which is apt for the location, quality, and the brand.
