I visited the site of Rohan Abhilasha to see whether it follows in the footsteps of the developer’s past works and have analyzed the project below.

Rohan Abhilasha: Location & Connectivity

Rohan Abhilasha is located in Wagholi, a short 1 km drive off the Wagholi-Lohegaon road. There is road work being carried out to connect the property to the main road. The Wagholi-Lohegaon road connects the project directly to the Pune Airport (9 km), which can be reached in very short time without needing to pass the city traffic. It also connects to the arterial Pune-Nagar road, which is a 6-lane highway, using which residents can commute to the Pune Railway Station (17.5 km) and the IT hubs of Kharadi, Viman Nagar and Yerwada, all within 12 km from here. The last mentioned areas are significant as the main target segment for this project is IT engineers working in these hubs, where the real estate market has become saturated.

Other target segments include executives working in major industrial zones such as MIDC Ranjangaon (also reachable by Nagar Road) and business people and professionals based in and around Wagholi. Bus connectivity along the Pune-Nagar Road is very good. Six-seaters and auto rickshaws to ply regularly. An under-construction road from Kharadi to Wagholi promises to reduce the traffic congestion on Nagar Road and also, reduce travel time to residents’ workplaces.

Rohan Abhilasha: Social Conveniences

Wagholi is an upcoming residential hotspot but does not lack in social conveniences, particularly if one considers its neighbourhood as well. Schools such as Lexicon International School (5 km), Podar International School (6 km) and Vikhe Patil Memorial School (6.5 km) are all within Wagholi itself and easily reachable from Rohan Abhilasha. Colleges such as JSPM’s Imperial College of Engineering (6 km) and Dhole Patil College of Engineering (7 km) are within close proximity as well.

The healthcare options available to residents of the project include Lifeline Specialty Hospital and Imax Multispecialty Hospital within Wagholi and Columbia Asia Hospital in neighbouring Kharadi. Among the shopping options are departmental stores such as Reliance Mart in Kharadi and malls such as Amanora Town Centre, Seasons Mall, Phoenix Market City and Decathlon – The Sports Mall. Diamond Water Park (6.5 km) is a good place nearby for a family outing.

Rohan Abhilasha: Site Overview

Rohan Abhilasha is coming up on a 30-acre land parcel, making it among the largest projects in the area. The project will contain 25 towers, each having 12 residential levels, coming up in 7 clusters, namely A, B, C, D, E, F and G. As of now, clusters A, C, E and F have been opened for bookings. The target date of possession handover for clusters A and C is September 2017 and for the cluster, E is December 2017. For towers F1 and F2 in cluster F, the date is March 2018, while F3 is to be handed over by December 2018.

At the time of my visit, I could see that work was on at a furious pace in completing each of the clusters A, C, E and F. This is where Rohan’s engineering nous comes in: they are among the first projects to employ the tunnel form technology for constructing the towers and the individual apartments in each tower. This technology greatly reduces the time taken for casting the walls and slabs and ensures timely possession for residents.

Another standout aspect of the project as a whole is the attention paid to landscaping and providing more open spaces for residents to walk, jog, play or interact with one another. As per the master plan, landscaped lawns and water features will be present in the middle of each cluster as well as through the centre of the complex. Vehicle movement will be limited to the outer periphery, ensuring that residents can enjoy a safe, pollution-free life, inhaling the fresh and clean air.

Rohan Abhilasha: Apartment Overview

Rohan Abhilasha offers a selection of 1, 2 and 3 BHK homes of varying sizes. While the 1 BHK apartments have an area of 639 – 643 sq. ft., the 2 BHK apartments occupy an area of 902 – 1141 sq. ft. and the corresponding sizes for 3 BHK units is 1499 and 1600 sq. ft. The all-inclusive price for a 1 BHK apartment is approx. Rs. 34 – 37 lakh, for a 2 BHK apartment is from Rs. 55 – 59 lakh, while the corresponding price range for a 3 BHK apartment is from Rs. 75 – 82 lakh.

It would be unfair to describe a Rohan project without emphasizing on the cornerstone of their design philosophy called as PLUS homes, which stands for Perfect Ventilation, Lively Light, Utmost Privacy and Smart Spaces. It’s this philosophy that aims to provide great living spaces to residents of its projects, by ensuring proper cross-ventilation and flow of natural light to all parts of the apartment, protecting residents’ privacy and ensuring that residents get the liveable area in their apartments that they are paying for, without it being eaten by excessive internal walls or passageways. I could see all these aspects for myself in the project’s sample apartments.

In all sample apartments (1/2/3 BHK), one had to pass through a foyer before entering the living room, ensuring the privacy of residents is maintained. The organizing of buildings into clusters with sufficient gap between them and having the windows in the apartment open directly to the outside ensures smooth, obstruction-free air flow and proper ventilation of the homes. The placement of large windows in rooms and having the terrace and dry balcony on opposite sides leads to natural light flooding the apartment, bringing down residents’ electricity bills during the day. Also, the apartments’ layout has been kept open to ensure maximum and efficient usage of the available space, ensuring the apartment can contain more in the same space. The living room and bedrooms use vitrified tile flooring, with ceramic tiles used for the terraces. The bathrooms, both common and attached, will contain fittings of Jaquar or an equivalent brand. The living room and master bedroom will have both telephone and television points, while the other bedrooms will have their own telephone points. The master bedroom also comes with an AC point. To ensure regular water supply to project residents, which has been a major issue in Wagholi, the developer has been given permission to draw and treat water from the nearby Indrayani River, before supplying to residents for their usage, which is an indicator of their focus in customers’ needs.

Rohan Abhilasha: Amenities Overview

Rohan Abhilasha has more to offer to residents than their well-engineered homes. As mentioned earlier, the complex will have plenty of landscaped lawns with a variety of designs. A large clubhouse will contain a gymnasium, indoor games facilities, guest rooms, the daycare centre for residents’ kids and facilities for shopping. For sports lovers, options include a cricket pitch, multi-activity court, swimming pool with kids’ pool and a lawn tennis and badminton court. In addition, the complex will also contain a party lawn and a toddlers’ play area. 100% power backup will be provided for all lifts and common areas in the complex.

However, this is where the similarities end. While Baner came under Pune Municipal Corporation limits, Wagholi remains till date under a Gram Panchayat. Baner today is known as a destination for high end residential complexes, while Wagholi retains its distinction as an area for affordable living. Baner is now part of the Pune Smart City project, while amenities in Wagholi are still moving towards the standards set by Baner.

Interest in Wagholi from developers and home buyers alike has spiked up in recent times and it is impossible to pass the area, without noticing the upcoming complexes and billboards on either side of the Pune-Nagar Road. In this article, we examine what factors drive this interest and growth in this eastern suburb of Pune.

Infrastructure and connectivity

Wagholi’s location along Pune-Nagar Road has been its biggest positive. The six laning of the road has drastically reduced travel time to the city. Another major attraction of Wagholi is its direct connectivity to Pune Airport (11 km) by the Lohegaon-Wagholi road, which is a second hotspot for housing complexes in Wagholi, after Pune-Nagar Road. The junction of this road with Nagar Road, however, serves as a major traffic bottleneck during peak hours, due to the poor road condition and non-functional traffic lights.

Comfortable location for office goers

For IT employees and executives working in eastern Pune’s IT hubs of Kumar Cerebrum in Kalyani Nagar, Gigaspace and Weikfield IT Park in Viman Nagar, Eon IT Park and World Trade Centre in Kharadi and Magarpatta City, Wagholi offers a great residential option, which is both near their work place and a lot more affordable than the immediate vicinity of these business districts. This category accounts for the bulk of housing demand here.

Further along Pune-Nagar Road is MIDC Ranjangaon, a major industrial hub housing major multinationals. Another industrial zone is the Shikrapur-Chakan road, which connects to Nagar Road at Shikrapur (32 km from Wagholi). For executives working in these zones, Wagholi offers a comfortable commute as well as homes providing a good standard of living.

Social Conveniences

When it comes to entertainment and shopping, residents can travel down to any of Amanora Town Centre, Seasons Mall, Phoenix Market City, Nitesh Hub and Inorbit Mall to get their fix. Wagholi has a number of international schools affiliated to CBSE and IGCSE boards, all of which provide transport to and fro all housing complexes. Prominent among them are Lexicon, Jyotirmay, Sanskriti and Vikhe Patil Memorial School. Engineering colleges such as JSPM Imperial College and Dhole Patil College serve as viable options for students, keen on pursuing higher education.

However, most of these conveniences are in the part of Wagholi closer to Pune. As one moves away from Pune along Nagar Road, the amenities tend to decrease both in number and quality.

Comfortable and affordable living

The housing boom Wagholi has seen has been on account of vast availability of land, low land prices and its location in a Gram Panchayat area, which means lower costs for registration and other legal formalities as compared to corporation areas. One can get an apartment in Wagholi at a base price range of Rs. 3500–4600/square foot, which is much lesser than its neighbouring localities. At the same time, these apartments come equipped with all amenities which one can expect elsewhere.

However, with Wagholi being in a Gram Panchayat area, it has its own share of issues as well. Residents cannot be assured of regular water and electricity supply as in city areas. While some developers such as Kolte Patil and Rohan Builders have constructed long water pipelines to alleviate the issue, not every developer or project has access to the same resources. In addition, time taken for infrastructure development tends to be more outside the city.

A Promising Future

If Wagholi’s present appears bright, the future seems even more so. A road directly connecting Wagholi to Kharadi is under construction. Wagholi falls on the proposed Pune Ring Road project, which should connect it to western Pune and PCMC areas. With an ever greater population settling here, more schools, colleges and hospitals are coming up. It is likely Wagholi may come under Pune Municipal Corporation limits in the near future.

These developments make Wagholi an attractive investment option for people. Properties here have shown good appreciation over the last decade and plenty of further growth is expected.

Major upcoming residential projects

All the factors listed above have attracted some of Pune’s most reputed developers to Wagholi. The properties here tend to feature a variety of housing configurations with amenities comparable to complexes within more established areas of Pune at a much lower cost.

Located directly on Pune-Nagar Road, opposite the Lexicon International School, is Gagan Developers’ Gagan Adira. Among this developer’s most ambitious projects to date, it promises luxurious 2 and 3 BHK homes in 16 storey towers, which have glass railings in the terraces and have ‘smart home’ features such as an Apartment Management System and mobile screening. Notable amenities include a Timber Boardwalk, concierge and beach volleyball area.

Among the biggest projects in Wagholi is Nyati Elan, located right next to JSPM Imperial College of Engineering. Spread over an area of 40 acres and offering 1, 2 and 3 BHK accommodation, Nyati Elan aims to spoil residents by providing them the best of everything. This complex is planned to include HotFut football turfs, mini-golf course, 5 senses garden and even a jungle gym, among many other conveniences.

Scale gets a whole new meaning when one moves to the 75 acre Kolte Patil Ivy Estate complex. Coming up over various phases and already boasting of more than 50% occupancy, Ivy Estate has 1, 2, 2.5 and 3 BHK apartments and 3 BHK row houses, thus catering to a diverse clientele. With most amenities such as the club houses, numerous shopping centers, cycling tracks etc. already up and running, it is a good option for buyers looking for near term availability.
